For the most part this is not a bad park like it was. RIFF RAFF IS GONE! I am astounded however at the rental costs, I know they are trying to improve things but there is a High turn over in managment. They should use someone already in the park for sure so they KNOW the community they are living in. Take the time to vist every home for introductions. I would have preferred not to sign a lease but it does knock off $25 a month. The rents are reasonable compared to eveything else and I want to keep ALL my doctors but the SIZE of the home should greatly be considered. When I got my place in 2016 (I got a bait and switch) so now stuck in 1020 sqft with 4 adults. And I can't do a singlewide. We are 4 adults so thats a drag. With 4 we could use a new frig thats for sure. Dont hesitate to take a place in the park. Rent or Buy. RHP has been good to us. read more

Thanks for the response, but very little of that is true. Stacy the regional manager called me once after waiting 2 weeks to even get a response. Still waiting to hear back from her! As far as the infestation goes, I did allow pest control spraying 3 times before. It has not resolved the problem. You were not willing to properly address the issue. I have lived in a Greeley, Co park for almost 18 years. I am currently considering selling my home and leaving. The management is terrible and they don't care. They are rude and disrespectful. My name is the only one on the title and they will not give me a breakdown of what my lot rent pays for. They tell me I have to redo my lease and pay all over again in order to take my ex-husbands name off the lease because i am only listed as an occupant. He hasn't been here in over 10 years. The rent is raised 20-30$ every year and for what? It has doubled since I moved in 17 years ago. The park area is ridiculous and its gotten worse over the years, but yet the new entity built in the front of us has brand new everything but they can't upgrade ours for the children. We do not have full access to the pool that we have here nor to the clubhouse. They sure do a great job painting those speed bumps tho. They do not help remove things for free from your yard and now they want us to be upkeeping our lots, i thought thats why you have a lawn service and maintenance. Maintenance cannot use their trucks to help take things to the dumpster, but they can sleep on the couch in the clubhouse. When they did a community clean up and allowed you to take stuff to the dumpster, if you disnt have a truck or access to one to haul it, then you were just SOL because the maintenance guys could not use theirs to help you out but they want you to get rid of stuff and put notices on your doors, and they charge you or try to evict you when you dont comply. Hello, May 2020 i purchased a home from Bayshore Home Sales. It was written in to my purchase agreement that they would complete siding and roofing as well as replace a broken stove and repair flooring they tore up after my home purchase. I have called weekly since July of 2020 trying to get these things resolved. They just comped my lot rent for December January and February which is appreciated however the outstanding repairs have not been made. It's always we have quotes coming in and they are "working on it", they even had me leave work early yesterday 01/12/22 to accommodate a contractor coming for a quote and no one ever came, so I lost out on pay for something that didn't even happen. in general they are showing me it doesn't matter what the contract says, they won't be putting my mind at ease or complete the things they are obligated to complete. I just want them to do the right thing. My house is being damaged further and at this point all repairs and compensation are requested, or a buy out so I may move on and have housing not in tremendous disrepair. I live in an RHP manufactured home community in Austin Tx...Stonegate MHC... Austin Tx looks like a disaster zone due to the recent ice storm that lasted for 3+ full days...one of the luxuries of Stonegate is the number of huge trees we have that provide shade so you can imagine we have had a lot of trees come down just like everywhere in the city...our management team & RHP & Bayshore got to work immediately with companies to come start work taking down hanging branches of trees & clearing the huge amount of fallen branches.....this storm was an act of God & our family is very very grateful for all the work that is being done in our community !!!! Went for an interview with the company and the secretary working at the entrance was very rude and acted like she was put out to do her JOB and look up information in the computer. Company is against retired people returning to the work force. Would not recommend this company to anyone. read more

This is a horrible company. I have paid high rent there for years and they could not care less about a bank error. They do not answer their phone. They do not call back. They do not care about people at all. Now they are telling me I have to pay legal fees. They lie. I called dozens and dozens and times and left many messages and they said they never got them. Ever since taking over Woodlands Estates, the on-site manager, Ashli, is RUDE, uninformed, never answers the phone (must have caller ID & doesn't want to talk to me), and from what I've heard from others, there are HUGE management issues for both residents & contractors (NOT getting paid) alike. In the month of July 2021 we approached the Valley Vista community in hopes of find a more stable future home. We spoke with Emely Pena who was responsible for the sales at the community at the time. She gave us the application to buy a home and explained to us that the process could take 45 days or a max of three months(today is 5 months that we have been in this process) We turned in the application, it was approved and it was the end of August. They gave us a list of lenders where we could apply for home financing. We did the application and we were approved, and in here starts my new found definition of hell. Emely left the community though she still helped until they could hire a replacement for her position. Everything was left to the community manager Leo. They showed us versions homes, and we are about to potentially buy the forth. One of them they shows and told us we could purchase it, Leo only forgot to mention that the home had already been sold. Because of this we were forced to ask for an extension to the loan we had already been approved(the first line was around 43,000 we had to ask for 52 almost 53,000 for that new home). It is as later that we found out that this had all been a mistake on the manager's(Leo) part and that the house was already sold the buyers only needing to pick up the keys to the home. We gave a complaint through the company website and we're answered by the regional manager Maritsa. She was supposedly going to help us. The office told us that they have 10 years working with these lenders(so one may assume that they know the process by now) however the office told us that the lenders are liars, and that they cannot give the lender's information on the home(the most basic of information) because it was delicate information(this information is in the website for all the public to see but it is still very delicate information). That the lenders are the problem and that the office is doing everything they can to hurry the process to sell the home. In conclusion, the lenders are the problem. Now, the lenders send me the paperwork to continue the process and no one answers me, they don't send the paperwork, and so far I have had to play the middle person between the office and the lenders. I was contacted by an agent from Integrity Homes through this agonizing process, and he explained to me the process and how much money I would need to have ready for it. Then this week, I gave them a call to ask why they haven't contacted me to continue the process and the agent from Integrity Homes told me my application had been placed on hold after he had contacted the company about my case through email. I call back the office to speak to Leo since the regional manager is no longer picking up her phone, Leo tells me everything is fine and that the application is not on hold. My question is do these people are even interested in selling me a home? Or are they just having fun at the stress and distress they are causing me and my family? Are these employees given losses to this company because they can't or don't know how to handle their jobs? Are they even capable or have the training to do their jobs? Because so far I seem to be the one having to remind them of what they have to do. Perhaps they are trying to make me desist and decide not to buy the home. Is this company even one I should trust anymore? Because frankly if Emely, Leo, or Maritsa decided to tell me the sky is blue I may decide that it's actually red. I hope someone can help me buy my home or simply desist. And before someone here tells me to reach back to the office with my issues, please ask them first to return my calls and actually do a competent job. Because so far they have failed and I don't trust any of them far more than I can throw them. As far as I am concern these people have no credibility, are liars, have no truth in their words, and generally suck at customer service. I loved my neighbors and quiet corner in RHP's Maple Run property. However, I moved out April 30, 2020 all paid up, move-out documents were submitted timely in early-March (more than the 30 days they require), I left the home spotless, and still haven't received my deposit as of today (11/13/2020). Instead, I received an invoice in late June saying I owed rent for May. I called to dispute the matter in July without success, I've faxed RHP twice without response or call back...not very professional or recommendation worthy. read more
