In my lifetime, I have bought or sold nine properties. Out of those transactions, one title…read morecompany takes the cake for incompetence - Letterman Title. Mistake after mistake after mistake, including serious ones that would have cost us real money if we hadn't caught them. Even worse, they filed a deed with Brazos County that has the owner names wrong(!), and there's no undoing it. Yes, there's an amendment - a short, separate document - now filed with the county, but the recorded deed has the names wrong permanently, and it's likely to cause us problems in the future. Letterman even issued a title policy with the names wrong! The number of mistakes we did catch makes me wonder how many we didn't. Who knows? Title companies aren't hard to find, and I suggest finding one that is a lot more concerned about getting every detail right.

Rental experience only…read more Terrible experience. Based on my experience, I would strongly recommend renting from almost anyone else. Within just a few months of signing my lease, I was informed that I needed to either commit to another full-year lease or prepare to move out at the end of my current one. Being placed under that level of pressure so early in the lease felt unreasonable. Maintenance was another major frustration. During my tenancy, it was communicated to me that maintenance requests should generally be reserved for more significant issues. As a result, I often felt discouraged from submitting requests for routine maintenance or minor repairs because I did not feel they would be considered appropriate. After moving out, however, I was charged for some of those same items. From my perspective, this created a catch-22: I felt discouraged from requesting maintenance while I lived there, yet later became financially responsible for issues I did not feel I was encouraged to report. The move-out process was equally disappointing. Throughout the move-out communications, it was made clear that tenant walkthrough inspections were not permitted under any circumstances. That meant there was no opportunity to review the property's condition with management, discuss potential concerns, or address issues before charges were assessed. Instead, I received an itemized list of charges after moving out, with no transparent opportunity to participate in the inspection process. Overall, I found communication to be poor and the entire rental experience to lack transparency. I consistently felt that the policies and procedures placed tenants at a disadvantage rather than promoting fairness or open communication. Based on my experience, I would not recommend renting through this company.
