DO NOT rent from this company. Since day one I've had nothing but issues including cigarette smoke smell inside the apartment, bugs, constant complaints from the manager and tenants driving through the complex with zero respect for children at play. The management is more concerned with appearance of the driveways (making tenants scrub chalk) than they are the safety of the tenants. The apartments are run down and filthy when you move in and the manager doesn't disclose anything that's necessary like your health and safety is the last of their concern! These apartments are ghetto!!!!!!! They need to do a better job at telling you before taking your hard earned money that smoking is allowed in the units and weed smoking is totally okay in the broad daylight, filling the space of other tenants with the smell of it and allowing the children to be around it. Parking is a mess and very limited and only certain people are allowed to utilize visitor parking and park in front of the garages. It's just absolutely ridiculous and nothing but nit picking causing a stressful living situation. I wish I could get out of my lease and move somewhere else. $2000 a month is just beyond no reasonable for all the issues listed above. read more

Staff doesn't not reflect the properties message of a professional and well kept community. The 3 women inside the office when I went into to discuss my application were sloppy and unprofessional. One of the large women, exposing her very well tattooed up shoulders & biceps, sporting sloppy clothing and eating & drinking on the job. Im very familiar with the professional atmosphere leasing agencies try to adhere to, but this company's staff, very much opposite. The woman who struggled in what appeared to be very uncomfortable high heeled shoes was obnoxiously unfriendly. I could only recommend training your front staff to have better manners, dress appropriately, and treat perspective tenants with sensitivity and respect. I have been dealing with a roach infestation at my apartment for a while now. They have been spraying my apartment with pesticides three days a week for about 5 weeks now. The roaches haven't gone away. I am required to have all of my cabinets empty; so all of my food, dishes, towels, and anything from my bathroom cabinets is just on the floor of my living room and bedroom (for all 5 weeks). Do they discount your rent for the inconvenience? No. They have showed up twice without 24 hour notice to inspect my apartment, and when I complain they tell me that it's my fault for "allowing them to enter". I have come home after the pesticide treatments to a cabinet that fell off the hinges, some of my plants knocked over into my floor, and my refrigerator not working after they sprayed behind it. When I told them this they said they don't see how it's their fault. When I tell them that this is impacting the quality of my life they don't apologize or show any sympathy. Instead they basically tell me that if I don't want to comply they will evict me. I feel like I cannot comfortably live in my apartment and it constantly stinks of pesticides. read more

I've been living here for close to 1 year now and anytime I've had an issue with no hot water, water leaks and mold the person I speak with at the office has an attitude and no respect or compassion. Today's issue is I am being charged a $92 late fee. My rent payment is set up on autopay. They blocked my payment and now are charging me a late fee. I spoke with paylease they have nothing to do with this block they said Rim properties is fully responsible for blocking my payment. I have never had a bounced check or insufficient funds that prevented payment. Never a return payment since I moved in July 2019. Rim properties will scam you for any fees they can. I am high risk pregnancy and now I am arguing with management about their wrongdoing and all they care about is receiving payment +$92 late fee. read more

Pros: the layout is nice, they keep the complex clean (no trash) when something needs to be fixed they come right away. Nice Neighbors Cons: THESE APARTMENTS ARE INFESTED WITH MICE, homeless people sleep in the field behind the apartments while I lived there multiple fires have broken out back there in the middle of the night. We believe it was either because the bums are doing drugs or were trying to keep warm and started the fires, they also leave trash back their like mattresses one time someone parked a camper back there and "camped out", sometimes we could hear them talking loudly or making noise, neighbors constantly complain about how unsafe it is. Some of the office staff are really rude and unapproachable. They won't do anything about the mouse problem or the homeless people terrorizing their tenants but will go up on your rent and complain. Also your kids aren't allowed to just play outside because people haul ass through here, then complain that they had to slam on their breaks and we get a 3 day notice like WTF?? but the dick head driving 30mph in a 5mph zone get an "Oh, I'm sorry" like no, tell them they need to slow the fuck down and give them a notice. Everybody is falling on hard times I thought they would be understanding of that and give us a break, but I was wrong. I live at the desert dunes complex. And it would be nicer if the dumpsters were emptied more than just once a week. It gets so nasty after just 2 days of being dumped. And people don't pick up after their dogs shit. It's everywhere and my neighbor on the corner never picks her dogs poop up and I can't even relax in my patio without it smelling like dog crap. The laundry rooms are ALWAYS dirty. The on site manager doesn't do anything to keep up the laundry room that should be a job requirement. Why they allow animals in such a small place I don't know, but they shouldn't. read more

My experience so far with Rim Properties has been GREAT. I live in a quiet area, have awesome neighbors and my community is very clean. Throughout these past 2 years rent has gone up but still more reasonable than others and cable is INCLUDED! Every time I go into the office there is always friendly staff that greets me with a smile and very attentive. Taryn, especially is # 1 she has always helped me since I have been living in the community, from me locking myself out to requesting maintenance(who gets the job done) when I need them. She shows that she actually cares for the tenants and it makes me feel more at home! The week I moved in a neighbor told me how awesome she was and she was RIGHT. I think I have lived here for five years and there is a mice problem and mold is growing in the bedrooms and closet we were told to vent out the mold and to open our windows but my windows are always open and it still grows so......and just like Carissa C said people speed down this drive way like its nobodies business and kids play out there and they don't tell them anything. And they raise the rent like crazy and we are in pandemic and it is hard because peoples hours are getting cut back and now the rent is 1410 like might as well buy a house. I recently lived with RIM Properties. From start to finish it was a pleasant experience. My application went smoothly and my deposit was reasonable. I moved into a quiet apartment that was always being kept up. The manager was always there to help me. She sent maintenance out every time I had an issue and they were always out immediately and fixed everything in a timely manner. Throughout the week landscapers and owners are always on the property to make sure things go well. After I moved out they were still very kind and I got a good chunk of my deposit back. I recently referred a family member and she moved into one of the properties on Friday. I would definitely keep referring everyone i know. read more

Don't ever rent from these thieves I left my apt clean. There was a few things that needed like a coat of paint , they charged me for fkin weeds that there wasn't , they charged for dirty walls which weren't , they took my whole deposit and are asking for more money . They find anything to charge you so you never get your deposit back the apartment was rented before the 30 days goin into the new month and they managed to charge us 10days in to the new month. This company is shady af. They allow people to steal stuff from your yard and gas from your cars also liscense plates. They charged for stuff that never happened or was needed. Don't expect to get your deposit back. Karmas a b#### and it's going to get these people. And by the way they raise rent 100$ every yr every winter and summer. Desert Dunes is the place were we rented . Never again will I rent from these people and by the way they charge you flooring so if you live there for x amount of months they charge you a fee for using there floors . Under Any Circumstances DO NOT MOVE HERE!!!!!! This company is reidicously unprofessional, sneaky, purposely practices being illegal and greedy!!!! They charge extremely high deposits to move in and just picks an amount out of a hat to charge u for the deposit. The management is horrible, completely rude and unprofessional! Could careless about u. I asked for months to have the apartment get maintenance to come out. In writing and verbally! Never did they come out until they "tried" to evict me and I put it in my court documents that I requested things to be fixed in the apt. Then the very next day they call and say oh can we come do service now' Ha! What a joke! Then rent is due on the 1st and u have until the 5th to pay before you get a late fee, well on as early as the 2nd of the month the leasing office is sending the manager out to your apartment to give u a 3day notice! Wow! Horrible let's not mention the unnecessary calls you get from the office bugging u for the rent even before the 5th. The late fees are outrageous...which is 10% of your rent, which is 89 dollars since rent is 895. That get charges after the 5th day. Which I was paying b4 the 5th until my pay schedule changed and it was impossible! So I was paying that every single month because I had no control over when I was paid. I asked if they could work with my and I have my rent by the tenth every month since that seemed to be the most reliable date for me to ensure I didn't get a late. I was told no its non negotiable and that they'll work with me, so I would pay my rent at least and every month they would take the late fee before applyin money to my rent so every month I was paying over 90 in late fees which just kept building up. Also I had mold coming in the back bathroom, I asked them to refinish the bathtub because no matter how much I cleaned mold would come. Rebecca the office manager told me to just keep the vent on :-/ yes she did tell me that. When I also mentioned I needed other things done in the apt she said ok well we'll get around to it just tell me, is there anything that's leaking' Like toilets any sinks etc. The ONLY reason she cared about that and would come fix it immediately is because they are responsible for water! I'm still in the apartments for almost 2yrs now but I will be gone next month thank GOD! I cannot take anymore of these ppl. I just know there will be an issue when it comes to my 1800 deposit but I will have a 3rd party come in and thoroughly clean my apart and fix any problems they may try to charge me for. Just know the law people because they will try to sue you, evict you and they are not easy to work with AT ALL!!!! I wish I NEVER moved here but I had to because I was in a homeless situation due to a tragic event that happened just a few months prior. So me and my kids needed a place to live desperately so I paid the 1800 plus rent to move in! But I will be taking legal action if that happens! It won't be the 1st time! Also I must add that the front doors have a huge gap that brings in the cold in the winter and in summer keeps heat coming in. This results in higher gas and electric bills since my apt can't stay the temperature it needs to be on automatic. They are trying to interpret reports as if I have an eviction, when they know a dismissed new case file from 4 years ago is not an eviction. I lived in the Rim properties apartments for just over 2 years and I am currently moving out. I have always been a very clean and meticulous person on the verge of o.c.d. My apartment, condo rather was always emaculate and clean as a whistle.(the occasional cockroach found it's way in with a buddy or two) No kids dirtying up the place, and shoes off at the front door. Anyways now that I'm moving out, Rim properties wants to nickel and dime me for every little thing! Cleaning $100, they told me paint would be $20hrs at $24/hour for thier maintenance men to do! small hole in the carpet that was caused by a puppy and they expect me to pay for the entire apartment to be recarpeted!!!! Also we had an old mattress that we threw in the dumpster..fees for that too $100! Isnt that part of the trash bill? Every little thing is fee this, fee that!! I'm basically left paying rent when I'm not even living there anymore..I feel like I'm getting punished for moving!? My experience at Desert Villas has been great so far, no complaints about the apartment or neighbors at all. On the other hand, the only thing i can complain about is the "onsite Manager". He's rude, disrespectful, and only targets certain people to complain on. He complained about our friends car being parked in front of our driveway (who was only there less than 5 mins) before he marched right on over to tell us to move it. He also said he has a door bell camera and he sees everything but he obviously doesn't because there's ALWAYS cars parked in front of everybody else's apartments and he doesn't say anything to them!!! The visitors parking, front and back, always taken with other tenants extra cars, does the "onsite manager" tell them anything?? of course not! and they wonder why everybody's visitors park in front of the driveway. Other than the "onsite manager" BS, the apartments are great, the neighbors keep to themselves, and it's very quiet. The Rim Property are a joke, I know rent in due on the 1st of the month. I religiously pay my rent on time but this Month of June my husbands payday was 5 days after rent is due.so I went ahead and pay more than half of my rent until our next check cleared. So yesterday I got a knock on my door that scared the heck out of me and woke up my sleeping baby. The manager knocks like almost dropping my door down, well I got a letter of 3 days to pay or quit, I laugh because of 1 day late I get that latter it's not like I'm a month late. But I came to a conclusion that they want us out of this property because of a bad review I gave them and didn't want to remove it. they are quick to block your email so you don't give them another bad review on Google, They are quick to kick you out but when you need something fix they can't get it right. They have tried to fix my kitchen cabinets twice and is still not fix so I stopped calling them to do it, I just deal with it. Apparently they can't fix it after 2 times what makes me think they will fix it at the 3rd time. like I said before and continue to say bad costumer service. Worst place to leave.
