Because of these concerns, I canceled the reservation more than two days before the check-in date. Even though I canceled in advance, I was still charged a $35 cancellation fee. I was offered the option to apply the $35 as a credit for a future visit, but I declined because I have no plans to visit. Charging $35 for canceling more than 48 hours ahead feels unethical and unfair. It comes across as prioritizing profit over customer satisfaction. Unfortunately, this experience left a very negative impression, and I will not be visiting.

Bibi met us at the office, she was very cordial, and engaging. The site is off the highway and South of Bandera. A short distance. I was a little reluctant about the site at first. They shut down the showers, but the laundry is open with a code. We did not need them. Bibi is always smiling and talkative and very cordial. We had questions about the place and she was very engaging. Some folks there were long term and very friendly and respectful. We would stay there again. Do not look for "fire rings" or picnic tables. The site is relaxing and friendly. BiBi will try to accommodate as best they can. AND if you are into craft brewing the " Bandera Ale Project" brewery is just across the highway. A cool place to hang out. Love it

We also had to play car swap with near-by family members a few times. They were very gracious in letting us do what we needed to do to make our visit as enjoyable as possible under the circumstances. We were also happy with how easy the check in and out procedures were. While staying at the park, we were able to keep to ourselves and never had any unexpected knocks on the door. Their sweet little kids were around but they too kept to themselves and were a delight when I brought my puppy to them to meet them. The park is conveniently located by Bandera but was not jammed packed and over priced. Very quiet and calm atmosphere. We will visit again for sure.

She answered all our questions. We checked in and quickly hit the pool very close to our cabins. We never felt crowded as a matter of fact sometimes we were the only people in the pool. The river is low so we didn't bother when there was this big cool pool handy. We went into bandera one day for lunch and shopping and that was delightful. We bought more ice and provisions for the remainder of the weekend. We didn't leave again until check out.

It's located a short distance from shopping, restaurants, bars and grocery... close enough to walk if you'd like. It is a riverfront property so you won't find a better place to enjoy the river and is right across the road from the city park - perfect for outdoor activities! They have a nice swimming pool and hot tub with patio area. The laundry facilities are updated and clean. They keep the restrooms, club house very clean. The owners are constantly working to improve with new landscaping, decor and more. The RV sites are gravel and some feel very close together however if you require more space ask them if they have a spacious spot available... they may have a spot available depending on how busy it is. In the summer it seems to be busy Thursdays - Sundays but is a bit slower during the week. I've been told winters are busy with winter Texans. Overall the staff has been nice and most helpful and we enjoyed our stay very much.

Recently, when they figured out that they are in the path of the total eclipse during the time of our reserved stay, they jacked up the price by over 10X and told us to pony up more money!
