There's a small river that crosses through the camp site, but the tides were low and it didn't look like you could kayak or tube in it that weekend. It was nice to watch the ducks swim by though. I like that the campsite includes clean restrooms and showers. Each tent site provides you a bench, trash bin, bbq grill, and fire pit. Unfortunately, there was a burn ban in effect during our stay, so we couldn't light a wood fire. There was plenty of space between us and other campers, so it didn't feel cramped. One thing that could be improved is that the field is pretty rocky. We couldn't seem to find a spot for our tent that wouldn't drive a stone in our backs at night. The camp site offers kayak rentals, but it gets to be quite expensive. Visitors can also use the swimming pool located by the front office. If you're feeling hungry, want to grab a drink, or enjoy some entertainment, right by the entrance is a restaurant bar. They've got live music most nights.

It's more of a camper site with a dry-ish field nearby. I feel that this site just had extra land so it offered some camping grounds but you're basically in people's backyards on both sides, and near a highway so lots of car noise. Maybe there are sites offered deeper where you're not so close to roads and peoples homes. Overall, I still enjoyed my trip, but I would probably only return here if I had an RV Camper. Not the best spot for tent camping.

The repairs were expected to take up to a month or more. The LRRVR Contract for long-term rental states that 30 days notice must be given prior to your departure or your security deposit will be forfeited. I explained the situation to Roz and she told me not to worry at all about the 30 day notice, that because I had been a good guest she would waive that requirement, but to just give her notice as soon as I had an exact date. Well, about a month later, the RV repair shop called and gave me a shop date of about a week out. I immediately told Roz. She again stated to me that it was no problem-and that she already had someone lined up to take my spot. Well, here's the short: I ask for my security deposit after I checked out and Roz refused, stating I didn't give her a 30-day day notice. I'm like what!? You had previously told me you would waive it. However, she said it didn't matter whatever she had told me, the contract states 'thirty days notice', therefore she was keeping my security deposit. That's just downright deceptive, raw, and dead wrong. As my previous review points out, the con's outweigh the pro's. It's too bad because the Lost Resort RV Ranch Park could have been made into a gem, but cutting corners and cheating people never works out in the long run. Finally, there are just much better places to stay, and mean dishonest people, they really suck.

Laundry is $1.65 per washing machine, $1.80 per dryer/60 minutes with 6 washers/6 dryers, all on CSC digital pay. You need to download the app before you get to the laundry rooms if at all possible. There are big tables for folding, big sink, good ventilation, lots of chairs for waiting. Minigolf is nice and big. Activity center is busy with planned activities. Pickleball, shuffleboard, pool, cornhole, tennis courts, basketball courts. Coffee maker in activity room. Lots of trails to walk. There is no water in lake. It's pretty much completely dried up. Park is about 30 minutes from San Antonio, 25 minutes from Amazon lockers at Quik Mart in Helotes. Almost all trees around laundrymat need to be cut down. Lots of Oak Wilt and dead branches will fall on trailers. There 's a bunch of 50 and 30 amps that don't work and have green TT covers on them. There is a paper with a barcode for the gate that works the whole time. We love that the code doesn't change for the gate like at Lake Whitney TT. Tons of deer, okay to feed them. Bought deer corn at True Value in town $9.99 for 50 lbs. They will almost eat out of your hand. The neighborhood coming into this park is a bit sketchy, but we had no issues at all. It is important to take 8th street coming into this park. DO NOT take 3rd street if you're in a big rig.

Small, but perfect for us because it was not overrun with people in golf carts, 4 wheelers, etc. The owners, Lyn & Carol-anne, have their residence right next door, and are available for any issues or questions. And they delivered warm pumpkin bread loaves to all campers on Thanksgiving! They have built a great escape with this RV park. There is also a house, an apartment, and a renovated RV available for rent. Bandera is about 10-15 minutes away, if you have to "do something". Highly recommended. We will be back!

As others have said, there was a complimentary mason jar of deer corn on our picnic table and a printed sheet of park info. Lyn stopped by to say hello while we were setting up. He seems to always have something to keep him busy in the park...always on the go. They live up the hill, above the park, so they're close by if you need anything. There are two shower/restrooms: a converted horse trailer (so cool!) and the more traditional one that's part of the office building. The traditional one has a shower that is divine! Big and roomy, with real water pressure!!! The laundry is two/two deal, with each load costing a total of either $3 (your own laundry soap and dryer sheets) or $5 (their laundry soap and dryer sheets). The Wi-Fi is the best we've ever encountered! Never once were we knocked offline, no slow weak signal, we were able to stream as much as we wanted. It really was the best! This is a very small park and it feels more like you're hanging out in someone's backyard. Very cozy, very calm. Wildlife everywhere. We ended up buying 80 lbs of deer corn, strawberries, blueberries, cabbage, carrots, grapes and apples for the deer, as well as peanuts for the squirrel that lives in the knothole of the tree next to the deck. The wildlife was a big selling point in booking our stay here, and it did not disappoint: fawns, does, spikes, bucks, gray fox, raccoon, squirrels, cardinals, titmouses, doves and house finches were our visitors. I would imagine it's tough to get a reservation here during high season, but if you can, do it! You'll love it! (Word of caution...the last stretch of the drive here, maybe a quarter of a mile, is unmaintained gravel that requires a very slow crawl if you want to be kind to your rig. Take it slow and easy, and you'll be rewarded with a great stay at a lovely little gem of a park.)

What is great about the location is you are a very small walk down to the river bank, but way up high on the cliff to get a great view of the area. Parkview has all of the amenities like a general store, full service bathrooms that are kept clean, and daily trash pickup. The wifi is pretty unreliable but does work with a delay like satellite internet. If you have AT&T for cellular service, you will be fine in the Concan area. Everyone else will suffer the total disconnect from the virtual world, which you were hoping to get away from, right? I usually go during Father's day week which seems to be a very busy time. It's hard to get a reserved spot during peak times, so be sure to ask to get on a waiting list.

The older lady at the counter that helped us both before the launch and afterwards with our burger order was really nice and helpful.
