Nothing to do if you have already done the manatee/scallop thing. It's an RV retirement home with 5 yr old kids driving around golf carts. On our walks, there were old RV's and messy sites everywhere. Site 58 was beautiful, while there was trash all over site 59. At night, some sites had no lights while there was a site that lit up the whole street. It had green lights everywhere. Everyone had dog fences and dogs. We chose not to bring ours because they don't verify other dogs have had their shots, including Bordetella for kennel cough. We were work camping managers in our past life and It seems they depend on the natural landscape to be their selling point. It's obvious that someone is not managing this place right. It's all over the place.

Grounds were clean. The staff were friendly. The swimming pool was nice, but could get crowded. I would come back to stay again.

There was a picnic table that was a little rough but we use a cover anyway so no biggie.

It was fairly quiet for being a holiday weekend. There is a pool but we didn't use it. Looked nice. There seems to be a lot of permanent and seasonal residents. Maybe that's why it was quieter. Lot of nearby places like Monkey Island, Yule sugar Mill Ruins, Ellie Schiller State Park. Overall nice experience just like first time we stayed there.

Our reservation packet was in the late-arrival box. Nice color-map with good description of amenities. Beyond this the service was almost non-existent. Bath House was not the cleanest and the men's has only ONE toilet and ONE urinal. There are only TWO showers, although never had to wait. Shower debris were not cleaned during the four days. The left-side sink faucet handle was broken and spews water all over your pants because it has no aerator. Trash dumpsters are located at three corners of the park, but not the main entrance, so not easy to drop trash. I had walked our nightly trash to the bath house only to find no place for it. There was a single trash can by the fire pit but it was overflowing. Quiet: Pretty good here because many of the sites are long-term, so they aren't outside making noise. Cleanliness: Besides the bath house mentioned earlier, parts of the park are okay, like the office, pool and shuffleboard areas. Many of the long-term residents have junk piled up on their properties that detracts heavily from the cleanliness. The back of site F05 has a direct view of the long-term resident behind it and it looks like a junkyard with a lot of broken down items and storage units in very poor condition. Summary: Although the price was good, we decided we wouldn't stay here again unless it was the only place available.

The staff and volunteers clearly care deeply about the park and its mission, and their dedication really shows. While a few areas are still in the process of being repaired, the park remains beautiful and full of life. The wildlife viewing opportunities are excellent, and the park does a wonderful job showcasing Florida's native species in a natural and respectful setting. Seeing the manatees up close was a highlight, and the underwater observatory provides a truly unique perspective you won't find in many places. What impressed us most was how well the park is being maintained despite the storm damage. Paths are clean, signage is clear, and the staff members we encountered were friendly, knowledgeable, and happy to answer questions. It's obvious that a lot of hard work is going into restoring everything while still making sure visitors have a great experience. If anything, visiting during this recovery period gives you an even greater appreciation for the park and the people who take care of it. Their resilience and commitment to conservation are inspiring. If you're traveling through the Homosassa area, this park is absolutely worth your time. It's a special place that celebrates Florida's wildlife and natural beauty, and we're already looking forward to coming back once the final restoration work is complete.

When we arrived we found out that the manatees had migrated away from the springs about 2.5 weeks ago. Disappointed we drove about 6 miles south and happened upon Homosassa Springs State Park, where they have 3 resident manatees that live in the springs year round. This small state park, was devastated by the hurricane several years ago. They have photos showing how high the waters were and many buildings are still closed. We had to wait for the tram to take us across the way to the park, they also have a boat to get there in a unique way. However, the water was too low to enjoy the boat ride. The park has about 3-4 manatees during the off season and you just have to look for them as they live in a natural setting. Eventually we found them a bit down river from the springs. Once in a while you'd see their nose pop up for air. They are such beautiful creatures. There is also a small zoo with a black bear, flamingoes, a white tailed deer, reptile case, an array of birds, and a variety of wild cats. They used to have a hippo but she died about 10 months ago. Definitely worth the $13 entry fee. It's a cute and well maintained park that is about at 75% of its operating capacity due to closed buildings that have not yet been renovated following Hurricane Milton. Although, we were disappointed to miss out on a once in a lifetime experience to *actually* swim amongst manatees, being able to see them in their natural habitat was truly special.

Extremely Unsafe - Major Property Damage…read more I stayed at this RV park recently and experienced a completely unsafe environment. People living adjacent to the park were shooting into the property with a .223, and my vehicle was hit, causing severe damage including the need to replace my transmission cooler. Because of this, I was without my truck for a month, had to tow it out of the park, and also needed to tow my camper out safely. The damage and associated costs ran into the thousands of dollars. The park owners knew about these neighbors firing assault rifles and had built a 20-foot berm--but it clearly did nothing to prevent property damage. Multiple other residents also filed police reports, and some had to run inside out of fear for their lives. Walking around the park was unsafe, which is shocking for a gated community that charges premium rates. While the owners offered to reimburse my rent for the month due to the costs incurred staying there, they claimed that the damage to my truck--even parked in my assigned driveway--was not their responsibility. This is unacceptable given the circumstances and the known risk from adjacent residents. Overall, this park is extremely unsafe, and I cannot recommend it to anyone who values their safety or property.

They do have picnic tables that are on asphalt type material like your rig Handful of sites with concrete areas that have furniture and fire pits A few sites that have a fenced in area attached with a shade tarp for your dog that also has patio furniture Sites don't have enough room for an additional car like we had and there wasn't really any overflow parking except maybe five spots towards front by clubhouse and main road. Well maintained grounds. They pick your trash up for you if you put it outside each morning. Absolutely no shade. No trees. Nice clubhouse and pool area. They serve free breakfast everyday from 830-10. Coffee, juice, cereal, oatmeal and bagels. They also have a little store inside. Toiletries. Fire starting stuff. Etc with some cool souvenirs. General camp store supplies. The bathrooms/showers were clean and huge. They're hot inside. Appears to have no AC . There are six Bathrooms. They're all unisex. The laundry was super clean and nice. It has AC. Takes Apple Pay or cc. 3.50 to wash 3.50 to dry. 4 of each machine. 30 min wash cycle 45 min Dry cycle Bath house and laundry are keypads and a code is given to you at check in. Free WiFi that was actually decent. Small dog area. Has two chairs and a shade tarp. Could use some ant spray. Outside our rig in the grass area we had some small ant piles. So I think spraying would be nice. We were pull through site 404. They have a few tent sites that sit on the ponds (a protected wetland preserve) which may or may not have gators. That would be a concern to me if I tent camped. They all have triangle tarps for shade. Overall I'd give this Koa 4.5 stars Having a small cement area to step out on would be nice. No onsite camp host for after hours. If emergency told via paperwork to call 911 Also lack of lighting throughout camp Military discount
