That same day, I thoroughly cleaned every inch of the apartment before surrendering possession. I was told that the final inspection would instead be completed after my official move-out date. Fine. Then, on July 9, 2026, I finally received my move-out charges--and I was shocked by what I saw. I was charged: * $15 to clean the kitchen sink * $15 to clean the bathroom sink * $20 to clean the tub/shower * $15 to clean the toilet * $25 to clean the refrigerator/freezer * $65 for carpet cleaning * $243.35 for painting On top of that, my ledger showed a $611.80 "Final Rent Balance Due," despite the fact that I had already paid my June rent on June 1. I immediately challenged the charges. I had extensively documented the condition of the apartment, so I provided the property manager, Melissa, with photographs of every room at move-out, along with photographs showing the condition of the apartment when I originally moved in. After reviewing my photos, Melissa agreed that the apartment looked better when I moved out than it did when I moved in. Eventually, after a tremendous amount of back-and-forth, I was told the disputed move-out charges would be reversed. The ledger ultimately did show reversals for the bathroom sink, tub/shower, toilet, painting, refrigerator/freezer, and carpet-cleaning charges. What should have been a straightforward correction became an unbelievably confusing and drawn-out process. Throughout this dispute, I repeatedly requested documentation explaining why these charges had been assessed in the first place. I wasn't asking for another list of charges--I wanted the actual inspection documentation showing what the person who inspected my apartment observed and why each charge was considered necessary. That documentation was never provided to me. One explanation I did receive was particularly frustrating: Melissa told me that the $25 refrigerator/freezer cleaning charge was assessed because the inspector found a single hair in the freezer. A single hair. Yet despite requesting the actual inspection paperwork supporting these charges, I was never provided with a completed inspection document explaining the condition of the unit or the basis for each fee. The $611.80 "Final Rent Balance Due" was equally confusing. I paid my June rent on June 1, yet this amount appeared on my final ledger, and I could not get a clear explanation for why I supposedly owed it. Even the manager seemed unable to explain where the charge came from. This has now been going on for weeks. It is August 10, 2026, as I sit here updating what was once a positive review of this property. I have received a refund check for only a portion of the money owed to me. I still have not received the full amount, and I am still having to contact the property trying to get clear answers about my own money. That brings me back to what may be the single most frustrating issue with this property: communication. Calling the office is nearly impossible. Calls are constantly routed through BRI, the virtual assistant, which becomes maddening when you're dealing with a complicated financial dispute and simply need to speak to an actual person. After weeks of struggling with this system, I was finally--and seemingly almost accidentally--made aware that there is a cell phone number that bypasses the automated system and provides much easier access to an actual human being. I cannot understand why this option was never provided to me earlier, especially when the office was well aware of how much difficulty I was having trying to communicate with someone about my move-out and refund. Unfortunately, even when you finally reach a human being, getting someone on the phone doesn't necessarily mean you'll get an answer. That has been the recurring theme of my experience here: no one seems to take ownership of an issue from beginning to end. You call, email, visit the office, explain the situation again, provide documentation again, and then wait. You're told someone will look into it, someone else handles it, it has been forwarded, or someone will get back to you. Then you start over. For something as basic as closing out an apartment lease, receiving an accurate final ledger, and getting the money owed back to me, this process has required an unreasonable amount of my time and effort.

Unfortunately, the new ladies in the office were snarky and disrespectful, which was disappointing. I'm glad we didn't have to deal with them while living there. I've always been a homeowner, so I don't have a lot of reference or expectations... Pros: I have had no issues with the women in the front office. They have listened to my concerns anytime I had one and addressed any questions I have. Alisa and Jeanette have been great to me. Maintenance is typically reasonable on their timeframe. They have come to fix anything I needed them to or came and told me what I can do for a situation. The apartment is the most spacious and affordable in the whole area. (I price checked 15 different apartments prior to signing here). The proximity to the Rim is ideal. Short drive downtown or to Stone Oak. Easy access to the hill country. I love the area. Most of the time it's pretty quiet. This is a complex full of families more than college kids and the college kids here are not obnoxious. Many families are international and kind. CONS: The break-in issue is real. I had my car broken into and between my weapon I had hidden under my seat, my sunglasses and other items, they stole over $500 in belongings. I've heard of several neighbors having their cars vandalized. The gate and cameras are pointless. You have to treat your car like its sitting at the end of a Walmart parking lot and hope no one gets in it. They really need to work on the security. The trash people are HORRIBLE. They always come late at night. They are noisy, they drop trash and leave it, the drag the trash so it busts open and goes all over the stairs and they have made countless messes. They sometimes don't take the trash. They sometimes leave glass outside our door that they broke. They just suck. The mosquito problem is very real. I was so excited to see the pool at these apartments when I moved here. It was something I was picky about. Even though the pool is beautiful, you cannot enjoy it without being eaten alive or bathing in Deer. I've never seen so many mosquitos in my life. I have chosen to drive the 3 miles to Lifetime Gym to use their pool instead. It can't be "a Texas issue" when somehow Lifetime has managed to control the issue, but Palomino can't. I recently went to get my mail and counted 5 on my legs just in the time it took me to push the buttons on the gate. It's made going swimming or going for a walk in the complex really unenjoyable. The gym was decent when I moved in, but in the last year, many things have fallen apart. I think the gym needs some TLC because my last apartment had an amazing little space to workout. I loved just being able to walk downstairs and get a good workout in. Again, it defeats the purpose of why I chose to live here, but I drive to the gym to workout most of the time because the equipment here is falling apart and needs to be updated. Every Friday at 8 am they mow. This is one of the only times we ever get to sleep in, so idk why it has to be early every single Friday. Neutral: The gate entry on your phone app is great, until it doesn't work. Often I have to sit at the front and click it 10 times before the gate opens. I wish the app was more cooperative 100% of the time. Not sure if this is an apartment issue, gate issue or tech issue. Want to pay rent online-- huge fees. Go out of town and can't drop off a check-- huge fees. They don't even make paying them easy. Despite the break-ins, trash service, mosquitos late-fees/ payment fees and gym, (quite the list) it's not a horrible place to live and I'm glad it's not a party place or falling apart. I love the affordability and location. I will stay a while longer, but I know I'll be out after this round if these things are not addressed in the next year.

I will provide a detailed review of my experience. I initially worked with Kalista to get my unit and she was lovely. I never had any issues with her. However, I found Rebecca, Becca, Bekka, Bekkah (whatever her name is) very unprofessional. As well as the multiple property managers this apartment complex went through. I had heard they were prioritizing their own friends maintenance requests over actual emergencies needed by other residents from the maintenance team. This is unprofessional and I'll be sharing this with their corporate management company. My first negative encounter was being charged for not having renters insurance after 12 months despite actually having it and providing proof. To send a resident a text message saying they have to pay a mandatory fee with a smiley face is not okay. Its unprofessional. Especially when all communication regarding the matter had been done through email. I paid their fraudulent charge and they credited it back to my account without explanation or notice. This shows they don't admit their own wrongdoings. I shared concerns with landscaping that were brushed off like the fact that weeds were overgrowing onto the patio and reaching the front door! They did nothing. I shared the fact that they have flea infested stray cats roaming the property spreading fleas and they wanted to charge me for it. My own vet confirmed for me it's the apartments fault and responsibility to remediate. My pet had never had fleas before. These stray cats hang out on residents cars and on resident patios so do not move here if you have pets including indoor pets. Maintenance was okay but there were things I figured out what needed to be done to take care of recurring issues. I don't even work in maintenance so the knowledge of their maintenance team isn't great. They also led me on with saying they would replace the drip pans for free at move out only to turn around and have the front office charge me for new drip pans. This is normal wear and tear and the charge is predatory. Advice, DO NOT use the sure bond deposit. This is a way to guarantee you will owe the apartment money at move out as it is non refundable and will not go towards basic wear and tear repairs and you will pay out of pocket. They charged me over $400 for carpet cleaning at move out for a 2 bed 1 bath. I have video and image proof of the conditions which were perfectly fine and nothing beyond normal wear and tear. Its predatory and reflective of the management and company's poor values . No 2bed 1 bath cost over $400 for basic carpet cleaning. In conclusion, don't move here. Find somewhere that's ran by a responsible individual and not a predatory management company. Don't give them your hard earned money. And, yes, there are roaches.

It began peeling shortly after we moved in. We were originally told by the manager, Giselle, the tub had been refinished right before our move-in, but no one informed us there were any special instructions or waiting period before using it. Like anyone moving into what was advertised as a "move-in ready" apartment, we unpacked all day and took showers afterward. The tub started peeling shortly after and has continued to deteriorate, making it unsanitary to bathe in. It's been since February and still to this day it is peeling. Getting the issue addressed was an exhausting process. It took months of emails, photos, and repeated follow-ups just to get the repair approved. The repair was finally approved and scheduled for June 9 by Giselle. However, when we returned from being out of town on June 14, we were informed that the employee who had been handling our case, Giselle, was no longer with the company. We were then told, by Chelsea- assistant manager, that previous conversations and arrangements could not be "verified" EVEN THOUGH I PROVIDED EMAIL PROOF OF CONVERSATIONS, and we essentially had to start over by resubmitting photos and re-explaining the situation. After finally getting the repair scheduled again, we were told we would have to vacate our apartment for approximately four hours during normal business hours while the tub was resurfaced and then avoid using the shower for 24 hours afterward. We have two dogs, including a French Bulldog that is particularly susceptible to heat-related illness, and we explained that we did not have a safe place to take them during that time. Rather than offering any reasonable accommodation or alternative like we were promised originally by the manager, we were told to find and pay for boarding, daycare, or somewhere else to go ourselves. To make matters more frustrating, the explanations we have received have been inconsistent. We were initially told the peeling happened because the tub had been refinished immediately before move-in and was used too soon. Now we are being told that the tub had already fully cured before we moved in and that using it could not have caused the peeling. So I guess they're accusing me of something. It is incredibly frustrating to spend months trying to resolve an issue only to receive completely different explanations depending on who is handling it. The tub was not our only issue. In June, we paid our rent three days early. Despite that, the apartment still processed our automatic rent withdrawal on the 1st, causing duplicate payments and resulting in two non-sufficient funds fees and a late fee totaling nearly $700. Management refused to waive any of the fees, explaining that it was our responsibility to deactivate AutoPay rather than theirs, even though our rent had already been paid before it was due. Everyone makes mistakes, but what has been most disappointing is the lack of accountability, poor communication, and the expectation that residents absorb the consequences of the office's errors. We have spent months advocating for a basic repair, dealing with conflicting information, and trying to resolve issues that should have been straightforward. This place is constantly changing out their staff and companies who manage- that should tell you all you need to know if they can't even keep staff on board. Based on our experience, I cannot recommend living here.

The staff here are genuinely kind and helpful, always going the extra mile to make sure everything runs smoothly. The amenities are top-notch--from the fitness center to the community spaces, everything is clean, modern, and thoughtfully designed. And for everything you get, the pricing is very reasonable, especially compared to other places in the area. I have lived here for less than a week and we have got the low down on the property from neighbors…read more So we moved from Austin and lived on the 2nd floor the whole 10 years in various apartments and always heard out neighbors. We literally don't hear anything here- we have 100% wood flooring and many of their units do too.. and NOTHING! I forget we are even on the 2nd floor too. My move in process was quick and painless and I am slowly unpacking boxes and downsizing. I will say these apartments (2/2 Pecan floor plan) might be 200 sqft less than what I had before.. I feel cozy and will tiny house the apartment. We got this floor plan because of the pricing and amazing deal they were offering. My patio is probably a 12 x 12 room (no lie) and majority of the neighbors actually use it. As in they decorate their patios and enjoy them. For an apartment community built in 1995 .. there hasn't been any reviews about bug or mold issues.. plus the maintenance guys have been here for 10 Years and live on site. I will say the ONLY thing so far I will have to get used to is the uneven flooring- it's a little vertigo for me.. but it's because this community is old and the foundation has settled. I was told they are super specific on patio furniture and truly enforce it- fine you $25 a violation. No valet trash here and you can't throw away anything but trash here- no stools or anything outside boxes and bags of trash. No guest parking and they can park wherever- also towing enforced kinda. The water access is so much fun and tons of people use it (that live here only) and it truly feels like a resort. I don't plan to move anytime soon and have an 18 month lease. We plan to live here for 3 years minimum. I will report back in 6 months and post pics once my apartment is together :)
