I get it but don't give a verbal okay if youre not gonna follow through. That's bad business and super slimy to get peoples hopes up. The supposed seller was committing identity theft and listing the property fraudulently. Luckily, for us, our title company uncovered the fraud at the last minute before we lost all of our money. They were able to contact the actual sellers and we were still able to purchase the property. It was very unprofessional of her not to confirm the validity of her seller before listing the property. We do not recommend her. We could have lost a great deal due to her unprofessionalism.

While pregnant and with two toddlers my husband and I moved across country to Crescent City. We basically rented sight unseen and because we were renting a house and paying a sufficient amount we figured they would be compliant with CA laws and regulations that are in place to protect renters. When we moved the place was covered in trash left by prior tenants, the fridge was breaking, garbage left in cupboards and food and it hadnt been sufficiently cleaned. On top of all of that they only heat for the entire 3 bedroom house was a wall heater in the living room. The rest of the heaters in each bedroom and every other room were broken and never repaired. in fact she ghosted me when I asked when they'd be repaired. CA law requires landlords to have a heat source in each bedroom, especially in cold damp coastal environments. Mold will grow without heat and circulation like it did at this rental. every time I would reach out to try to get help they wouldn't respond and didn't get someone out to check the mold till a month after I told her about it and his (the handyman not an expert in anything) remedy was going to be to paint over it. Not test the mold for toxicity or clean it so it never comes back but just to paint over it only to have it return in a week. So we spent thousands on air purifiers and space heaters and dehumidifiers and still my kids got sick. We spent thousands more eventually replacing the majority of our stuff that got ruined because of black mold. That includes strollers, car seats, all of our baby items for new baby and tons of clothes and even shoes. We got out as fast as we could after 2 months which was not fast enough and they STILL didn't give us our full deposit back and even had the audacity to show me my own pictures of the mold lol as if we didn't have receipts to prove everything. She sent pictures I sent her days after moving in but tried to imply we somehow caused the mold when we weren't even living there when I took the pictures. We also did everything in our power to beat the mold problem with heaters and dehumidifiers and cleaning everything first with vinegar and then with bleach. It still always came back. The mold would have only been our fault if the landlord was compliant with having working heat and sufficient air flow. We did everyth we could on our ow without any help from them and the state of the house was absolutely not our fault but to be sure we checked with a lawyer to make sure we absolutely had no fault here. I was about to go into labor and worried I could lose the baby plus busy with toddlers who had respiratory infections due to the state of the rental and didnt think I could deal with a lawsuit. They definitely DESERVE to be sued though and SHOULD have to pay us a settlement for our medical bills and items we had to replace. I can't actually list everything here but I tried to give them the benefit of the doubt multiple times before realizing they are just blatantly breaking laws and have NO care for their tenants at all. We still aren't sure if my boys and newborn will have lasting life altering medical issues. We will just have to keep getting them checked. I often have wondered if the actual home owner knows any of this or how horrible of a job the property manager has done? I wish I could let them know. If it were my house I'd want to fix those issues so it doesn't fall into disrepair. I guess that wouldn't be as profitable for Horizon though. DO NOT RENT FROM THEM. They need to be shutdown!

Leases are on a month-to-month basis, so I suppose new residents stay here until they find a place to buy. The units are really spacious, and everyone gets a garage. We had a 2BR plus loft, which was far more room than we needed. But the rent was still half the cost of our previous city apartment, so we splurged. The staff is really the best I've encountered. And I've lived in a LOT of apartments! Every maintenance request was completed quickly (usually the same day), and they didn't just do it half-way. At move-in, our carpet had a terrible smell. When I told them, they simply replaced the carpet. When our shades started to sag, they put in new ones the same day. I was very impressed. They took every request with a smile and took care of it quickly. I felt safe living here. Best of all, it is out of the tsunami evacuation zone, so I didn't fear being swept away by the ocean.

We engaged in a major 5 1/2 week project in July. We had the guys here 5 days/week working on the outside of our house. They replaced all the facia boards on our cedar-sided home (very high prows on front and back) and repaired rotted cedar boards in places. They are accommodating, and were very respectful of us as homeowners. The job was completed on time. Montez Construction worked with New Effex Painting (they re-stained the entire house). And it now looks like a brand new home! We highly recommend this Contractor.
