I received my…read morerenewal offer and the rent was being raised by $500 when it was already $1800 - I sent an email immediately giving notice to vacate. I was considering doing a transfer to a smaller unit to save money so I started that process and asked if the transfer didn't work out or I changed my mind, would the original notice to vacate still stand and the property manager told me it would be fine. She had me sign a transfer document but didn't explain what I was signing. I ended up changing my mind about transferring for personal reasons and communicated why and then was told my original notice to vacate was null and void since I signed the transfer document and that's what it meant. ??????? I WOULD NEVER HAVE SIGNED IT IF I WAS MADE AWARE OF THAT. so then my new notice to vacate forced me to stay in my unit at a prorated rent which was so expensive. they charged me my regular rent plus a month to month fee of like $300 extra. as a full-time working single mom of a 1 year old this forced me into an extremely difficult financial situation for 2 months. then 2 weeks before my lease was actually finally ending the air conditioning in my unit completely stopped working while the temp was 90+ degrees outside. In my book that resulted in uninhabitable living conditions for me and my 1 year old child. (the only person I won't complain about is cameron from maintenance, he brought me a portable ac unit on his day off in the middle of the night after I called emergency maintenance and the first maintenance guy to see my request denied it since it wasn't "hot enough" to be an emergency). after all that I still deep cleaned my entire apartment, every closet, the garage, every cabinet, filled every hole in the wall, left the place as perfect as I possibly could to not be charged anything extra on the move out statement. I moved out on the day on the day the lease ended and left the keys in the unit since I was finishing up making sure everything was perfect and the leasing office was already closed (it was saturday and the office is closed on sunday). I felt so relieved to finally be out. a few days later the leasing office called me asking about my keys. I immediately called back and told them I moved out when I was supposed to and the keys are in the unit. the property manager says they tried to call me multiple times prior to 4/10 but I looked in my calls and I have no record of receiving any calls from them prior to 4/10. after that I got my move out statement and they are charging me for the 6 days after my move out for rent among other charges and saying its my fault because I didn't turn in keys... no one from the property did their job to check if their tenant had moved out. no one followed up on that. I've worked in property management too and yes it is your job to check on your tenants if they are supposed to leave. that's literally your job. I did in fact notify a property team member that I moved out on time and was given the okay to leave the keys in the unit since the office was closed for the weekend. I asked for the extra charges to me removed from my move out statement since I was out in time/ thought I did everything right and was offered only half of MY money back as a "courtesy" because they "could've just said no". absolutely insane. thank you Berkshire Lakeway for stealing my time, money, and joy. I could have enjoyed living here but you ruined it.

I was denied a standard move-out inspection by leasing employee Jessen, which would have allowed me to address any concerns before being charged. Instead I was hit with a cleaning fee despite spending 2-3 days cleaning -- the remaining marks were normal wear and tear on aging equipment. I was also charged a removal fee for shower caddies that are standard property fixtures, and had to produce timestamped move-in video evidence to get that reversed. When I escalated to Property Manager Jamie, the cleaning fee was upheld without adequate justification. When I contacted parent company Christopher Investment Company, I received no response. Cons: * Clubhouse coffee machine frequently out of order and slow to be fixed * Clubhouse fire alarm had recurring faults: an ongoing beep left unaddressed for extended periods, a genuine safety concern * Constant staff turnover * Pet waste on grounds * Noise from Bee Cave Parkway * Many units have interior rooms with no natural light Pros: * Good location: walking distance to Bee Cave Lawn and Hill Country Galleria * Well-designed multi-level parking garage that connects directly to the building * Good maintenance crew A property with genuine potential, let down by poor management accountability.

We were close to having our landscaping company build it. I'm really glad we brought in a specialist instead. Mark came out, measured both areas, picked the one he thought worked best, showed me the design, and asked what I wanted. I told him: tough, hard to play, something that simulates real golf. That's what we got. Letting Mark design it the way he thought was best was the right call. The customer service was incredible. The pool company had left the drain area unfinished, so Mark drove to Lowe's, picked up a drain cover, and came back to finish it himself. He even updated where the irrigation should run to make it a fun, usable four-hole green. That level of attention to detail, not just letting things slide, was consistent throughout. We also had them install artificial turf in the other area. With young kids, Mark thought about details I wouldn't have, making sure it was soft underfoot and wouldn't get too hot. He really listened. He came back a week later for a walk-through and cleaned up the edges to make sure it was exactly what we wanted. The price was very reasonable for what we got, and the end product is so much fun. The green is tricky. You have to get the pace and angle right. I'm pretty sure one of the holes is impossible, but maybe that's just my golf game. So glad we brought in a specialist. The work from Mark and the team has been amazing

    My experience at The Artesian at Bee Cave has been extremely frustrating. Between July 25 and 26,…read moremy garage was entered and thousands of dollars in property--including firearms, high-end apparel, and bags--were stolen. Management had recently changed the garage lock, but the door could still be opened without a key. A police report was filed, a partial fingerprint was recovered, and a detective is investigating. I also have serious concerns about inconsistencies in the work-order documentation related to the lock. Residents should carefully document every maintenance request and interaction with management. One of the community gates has been broken for more than a month, which raises the question: What is the purpose of advertising a gated community if the gate does not function? The main pool has also experienced what appears to be recurring mold growth, even after being drained. Read the lease carefully. The garage addendum states that belongings cannot be stored in the garage. Additionally, the mandatory $15 monthly charge is not renters insurance and does not protect your personal belongings. It is a damage-waiver program that primarily protects the property owner. Residents must purchase their own renters insurance separately if they want coverage for their belongings, liability, and other personal losses. Do not assume the $15 monthly charge provides that protection. I moved here based on numerous promises that have not matched my experience. The lack of security, unclear communication, maintenance concerns, and fine-print disclosures have been deeply disappointing. Prospective residents should ask detailed questions, obtain every promise in writing, purchase their own renters insurance, and carefully review the entire lease before signing.
