I can't express with enough emphasis what a horrible…read moreexperience I have had with Elizabeth Campbell and Deborah Smith of Pacific Coast Rentals. After noticing for most of the year of 2023 that PCR was no longer collecting utilities from two of my tenants, I brought it to their attention in a sit down meeting that I requested and in that meeting both women refused to acknowledge any missing money. They actually even told me in that sit down that I was too involved as a landlord and needed to let them do their job. It was clear they were not doing the job that they were collecting their property management fees to do. After months and months of noticing continued missing money, by the end of 2023 they finally acknowledged they had in fact not been collecting many months of utilities and with no apology for it or for telling me I had been too involved, they stated they would collect back utilities. Now think about that a minute. Reading an owner statement isn't hard (although the way Deborah collects payment from tenants is incredibly unorganized and this is partially because she pays landlord's utilities late as I learned after seeing twice that my building got a 15 day late notification for PG&E and she also pays for utilities for tenants out of her pocket but charges the landlord incorrectly for it) so it definitely gets confusing to landlords, tenants and I am sure to the gal that runs the front office that always desperately tried to answer my questions as to where my missing money was. So as simple as it was to see that utilities were missing on my statements every month, PCRs would insist it was correct and yet in the month of February 2024 PCRs admitted they had missed almost a year of collecting utilities on one of my tenants and I received most of that back payment and they admitted they had also missed utilities on the other tenant and did a terrible job collecting that tenants back utilities and that tenant moved out still owing and I paid the price. The communication with PCRs was terrible, I made MANY requests in writing to provide the tenants with internet before I called and set this up myself. I asked in writing more than 4 times if PCRs could provide lawn care for my building and later learned Deborah sent her grandson over to mow once and didn't tell me it was her grandson until I inquired as to why I saw a lawn care charge but a professional receipt was not attached to my owner statement. I then also took over lawn care and have had a professional service set up ever since. All things I believe are the services that should be provided for the property management fees we pay. I could honestly go on but that alone is enough for me. Elizabeth Campbell and Deborah Smith are a joke and I can't express enough what terrible hands anyone would be in to go in to business with these two. Elizabeth was so promising when I first met her and I had really trusted her and my realtor had recommended her and I can honestly say she's gone down hill as a business owner and getting rid of staff that can't do their job would be the best advice I could give her. Elizabeth there's likely a good reason you have a two star review and I hope the way you handle business and your poor money management doesn't catch up to you. You definitely come across as a snake.

Whomever gave this company one star is obviously disgruntled and you will always find people in the world that are, but it shouldn't blemish the reputation of a company that has spent years building a great reputation for quality service.

He owes that loyalty to his tenants. And I agree with Lucille, his business decisions are irresponsible. He leaves properties with dangerous public health violations, like illegally insufficient garbage collection, poor drainage creating toddler drowning hazards, rats, toxic mold, and charges the victims of burglaries for the upgrades in security that he is contractually responsible for. Also, he builds rental properties in places that are not safe. The Courtyard apartments are hit by toxic clouds of gas from the nearby asphalt industry and there are toxic fumes from the diesel trucks on the highway. Low income families who need subsidized housing end up raising kids where they will get sick because of the location chosen by Danco, based on what would be cheapest for them. Additionally, they cut corners on construction, failing to leave dead air space between the floor of the upstairs apartments and the ceiling of the downstairs apartments. This means the downstairs neighbors are living inside of a drum, and the upstairs neighbors are blamed for noise levels that are in no way their fault (like simply walking). Huge feuds result. Furthermore, there is insufficient preparation for a massive earthquake or similar disaster planning. Attempts by tenants to organize water barrel storage for each family are thwarted, as Danco doesn't want to allow families to have emergency stores of water, claiming that it would require them to upgrade their insurance even if tenants paid the cost of the water to fill the barrels. I think that's an immoral decision to condemn low income families to death in case of a disaster, in order to save on insurance, or to avoid having the hassle of applying for a state grant to buy water barrels that no child could fall into because of how they are constructed. Additionally, on site managers are often not screened for IQ, skill, sociopathy, bigotry, or other factors that make them incompetent to do the job they are hired for. Violent tenants that should be evicted are allowed to stay even after they have harmed their first victims, meaning that they are emboldened to commit further violence. Finally, the companies hired to maintain the landscaping prioritize their own convenience over the health, safety, food production, and beauty of the landscaping. They butcher the trees so that their will be less fallen fruit for them to pick up, even if it makes the trees ugly and tiny, and ruins the view from the apartments, as well as the capacity to shield the tenants from toxic fumes. The landscapers are utterly apathetic about that when it is explained to them. They mow the grass more often than it needs because that is easy money for the landscapers, but they don't pick up the trash and dog poop that really needs cleaning up. Danco should not tolerate subcontractors who mistreat the tenants or do such a bad job because it is easier than working harder on what serves the tenants. Fruit trees were donated in order to serve the low income tenants, and they should not be treated like a nuisance, just because they drop fruit on the soil where there is no walkway anyhow. They should be respected and cared for by people who care about the health of the trees and the preferences of the tenants for air quality, beauty, and free fruit. The painting subcontractor was hired because he is an old friend of one of the Danco managers; the subcontractor forced a lower paint quality and bad color choice based on what he had in surplus, regardless of what had been planned and agreed upon. The degree to which bad decisions are made because a bad contractor gets hired as an old friend of someone at Danco, and not because they were the best choice financially or ethically, is part of the mechanism of rot that degrades Danco from the inside out.
