I've been living here for over 2 years and I absolutely love it . It's been nothing short of amazing I do consider my apartment to be luxury and comfortable and it's just me and my 5 yr old and he also adores his home, I would recommend this place to anyone at this point and Hate that I will probably have to leave one day but the tenants are personable and nice the management works with whatever issues you may have and it's a very beautiful place to live, with downtown Augusta being only minutes away and shopping areas and schools everything is so convenient read more

Everything Joannah said in her review is 100% accurate and we experienced nearly the exact same issues. Well, except for the candy wrappers, that's pretty creepy. Thankfully, that didn't happen to us. Be aware, though it says "Luxury" apartments, they're far from it. A lot of the items are old or of cheap quality and will break. More importantly, though, management will not fix the items. Or if they do, they will not do it right and it will break again. Finally, you will be left to foot the bill from your security deposit and beyond in some cases. There are better options available in North Augusta/Augusta. Avoid this one. I lived here for three and a half years, from 2018-2021. I ALWAYS paid my rent on or before the 1st of the month. According to the letter the owner Mike, the owner, wrote for me, I always maintained my apartment and he never had any issues with me as a tenant. And YET, after all that he saw fit to take $300 off of my deposit money, claiming that there was an administrative fee of $100 and a broken blind. During my time there, the staff thought so much of me that they used my apartment to take prospective renters through and show them how nice their apartments could be fixed up. Maybe 100 people trampled through my apartment and I never asked anything of them - I was glad to do it. And this is how he repaid me - stealing money from me. No matter how good a tenant you are, you can expect the same. Go elsewhere to find an apartment. read more

Where do i start!!!! The best way to start this is to say I AM HOME...PERIOD!!!!!. I totally love my home, me and my husband always talking about why would we move when Mike and the rest of the staff always be on top of everything. When me and my husband first look at the property i fell in love with this home and we was bless to get our apartment. Now we do not see Mr. Mike that much but Charlie (property Manager) is on speed dial. I can not speak for everyone else the only thing i know is that RPA, totally Rocks. we work a lot and it feels soooo good knowing that i have a nice hard wood floors in our place and i Love It!!!!. I lived here for almost 2 years and absolutely loved it! It was just myself and my boyfriend who lived here, but it suited us well. It's very close to downtown North Augusta, which I took full advantage of with regular walks to the downtown area. The apartment was perfect for my needs with two average size bedrooms and a good sized kitchen. Big windows with good views, hard wood floors, and a quiet community (with plenty of parking)! I would say the bathroom was a little small, but definitely doable. I didn't have to contact management often, but when I did, they were quick to respond to any question or need that I had. read more

My suggestion to anyone considering renting from Royal Palms, DON'T DO IT. If you decide this is the place for you, start by taking note of EVERY TINY thing wrong with your apartment. Upon move out, you'll be charged for everything - including things poorly repaired prior to your move in. During the process of disputing my security deposit (you have to ask what was deducted and why) I mentioned that I was surprised that the Royal Palms employees didn't notice the poor repairs in my apartment on day 1 of my lease considering the fact that they came into my apartment ALL THE TIME. At first, I was given the courtesy of an email before they entered my apartment. Further into my stay, I would come home to find items out of place, trash on the floor that I didn't leave there, and, most disturbingly, food from my kitchen eaten. One day I came home to find candy wrappers from candy bowl in my kitchen in my bathroom toilet. As a single woman, it was extremely concerning that employees had unsupervised access to my apartment as a moment's notice. In short, look elsewhere for a new apartment. Royal Palms isn't worth feeling uncomfortable leaving your apartment every morning and the headache on move out day. read more

The apartments are nice and new! but the power bill is a nightmare in the winter. If they make move in deals or move out deals please make sure you have EVERYTHING in writing. they tried to stiff me on my deposit after leaving i had to call for 2 months and had to make legal threats in order to get my deposit back. the Owner is rude and went through 4 rental property manager while i lived there and i was only there for a year! read more

MILITARY BEWARE- they claim to be military friendly and have a military clause in the lease but they will not honor it. They will take your deposit for any reason they feel fit. These people are crooks at best. I am deploying and presented proof, gave notice, did everything the landlord told us to do, left the apartment in excellent condition, was told we would be receiving our deposit back then they came up with several reasons why we will not. They will avoid your phone calls, not give you attorney or owner phone numbers. We were told we would receive our deposit back with orders, those were presented then they said the apartment has to be left in good condition, after doing the exit walk through and being told there was zero problems they then said that we were forfeiting our deposit because my wife and children are staying in the area. Im not sure if they expected them to deploy overseas with me. They obviously do not know how a military clause and the Servicemembers Civil Relief Act works though they offer it in their lease. After we met with JAG and were told we were in the right they then changed their story again and said there was damages to the apartment and that their was cleaning fees that would take the whole deposit. After being told it was in perfect condition. We are now having to take time out of our lives and jobs to meet with an attorney to get this settled. When all they had to do was the right thing. They also charged us more then other apartments with same "luxury" features and same lease length. As far as Luxury that is a joke. You can tell it was done cheaply and fast where it will not last. If I couldve rated zero stars I would have. From the time we moved in to a disgusting apartment with broken appliances and ac units that we had to ask for help fixing time and again, till the time we moved out there was nothing but problems. Please do not move into this place, they will over charge, not honor their leases and its far from luxury. RENTER BEWARE!!! read more
