They deserve 0 stars. Really all they did was collect the rent and give us - The Customer - grief. They rented to a family of slob who trashed the house and property. We were told shortly after we hired them that 'their company is not for everybody'. From correspondence from tenant to mgmt.. company , apparently lease and its expectations not properly and/or completely explained to tenants Did not know about illegal bedroom in basement until the Owners told them - and they never would have known because they didn't monitor the property At All. They did Not follow-up on/monitor the condition of the property and objected (claiming we weren't 'trusting' them) when we the owners tried to monitor the property, due to red flags shortly after move-in and that continued for months afterwards. In owner portal, management (withheld) copies of correspondence between management and tenant re owner property. Twice requested via e-mail that a copy of the m/in video be put in the Owner portals as they promised, FINALLY got after tenants gave noticed to move. NO WRITTEN LIST WAS DONE and the move-in video does not show many damages that occurred, both inside and out. Refused to do the m/out inspection with us present. 8/16 Office manager hung up on one of co-owners when he called to discuss the unacceptable s/d disposition. Not recording lease violations in the Owner portals so they are on record there. Other missing information in our Owner portals (owner statements, etc.) We kept telling them the tenants were parking on the lawn and finally as of 5 22 22 we got a citation from the city on it - HAH We had a difficult time locating invoices with detail as to repairs done on their obscure program (even their owner could not locate them) and even the invoices did not provide hours labor and materials cost separated on them. They made comments to us about our emotional attachments to what was our parents' house, overanalyzing, being threatening, micromanaging., They kept threatening to turn over management of the house/property to us because they felt, again, we weren't 'trusting' them - we felt like it wasn't our property anymore and we were being thwarted at every turn trying to protect our legacy and investment. When we asked to do an inspection with all of us and the mgmt. co. owner agreed to that, mgmt.. co. owner then bypassed us the owners and did it himself without us, claiming due to minimize disruption to the tenants. read more

I was trying to schedule a viewing of a townhome on their website. I got nothing but a constant erroneous message. The site is supposedly set up as a convenience so you can view the home by getting access through the website. The problem is that it doesn't work. Awful technology. And perhaps many frustrated perspective tenants have just walked away from it out of frustration, as I just did. Then I learned that my move date was too futuristic so I can't even view the property. Now this place has been sitting there empty for months but because my move-in date is one or two months beyond their ridiculous website's limit......I can't even view it. Pretzel logic. So if you are interested in looking at one of their listings I would suggest you lie about the move-in date. Such silly nonsense. read more

I've lived in an apartment managed by RP Management for nearly four years. Rarely do you find a management company who actually care about their tenants as much as RP Management. I've lived in a few different cities, and they are the best company I've had to deal with, as property managers. Every time I had an issue with my apartment, they were very timely and extremely thoughtful on working out the issues. I lived near by their offices, and if I had issues I would sometimes come in to discuss them with Steve, or Dave. Both Steve and Dave were great to work with, hospitable and extremely caring about solving my issues, and helping me get things fixed. RP management has managed our apartment complex for some time now and we have had nothing but a great experience with them.They are constantly making updates and improvements around the grounds and to the buildings. They are currently putting fresh paint in the halls to keep things looking nice. They do great landscaping and keep the parking area clear and salted with inclement weather. They even hold small gatherings to bring together our tenants like outdoor BBQs, trunk or treat for halloween, thanksgiving canned good drive etc. Their effort shows and is very appreciated! Do not recommend renting from this company!! Lease agreements leave lots of responsibility to the tenants and they do not respect MN rental laws. When we rented they gave us a hard time because we were 4 college roommates renting--they claimed they could only rent the house to "married partners or families" (???). After some convincing, they let us rent and said that maintenance had to be done to the house before we moved in. When we toured the house the fridge was missing parts (side door parts replaced with pieces of wood), the tree needed to be trimmed, and the door had to be replaced. When we moved in, none of these things had been done. I contacted them about the leak in our ceiling after a heavy rainfall, nothing was done. I contacted them about our severely overgrown tree, nothing was done. I had to replace all of the contact paper in the cabinets because it was definitely NOT food safe, despite the lease stating that was not allowed (they shouldn't have left that old ass paper in there anyways). When winter came we had a horrible mouse problem, nothing was done. We let our lawn grow to assist pollinators, and they only gave us one day notice to mow our lawn despite management getting a three days notice. The manager was "out of office" and therefore the notice was given to us far too late, in the middle of a workweek! I was out of town and my roommates work full time jobs, so getting it done by the end of the day was ridiculous. Legally landlords have to compensate tenants for doing yardwork--but they declined to do so. Always have to fight them on the lease because they try to nickel-and-dime you into doing more labor for them! Required carpet cleaning? We are moving end of this month and I hope they don't charge our deposit to fix things that were in bad condition before we moved in. read more

Just another management company that's going to be a huge pain to work with. You won't find many that actually care about you when you're a college student, and this is another that simply doesn't treat you with respect. They're demeaning and always trying to find a way to scam you. Many times we have had to send them screenshots of our lease proving them wrong to get out of spending money on something that isn't our responsibility. I have been very happy to be relieved of the day to day payment of bills and arrangement of vendors for repairs and maintenance. From my perspective their management costs have been well worth the elimination of the time and headache of maintenance of the building. If you're looking to rent from a place that will rob you of your money, look no further. We just moved out end of July and got $0 back of our deposit. We were charged $870 for parts labor and service to uninstall a range that had cracks in it that were there before I moved in three years ago. They will charge you over $100 late fee charge if you are 1 minute late on paying rent, no grace period whatsoever. Whenever we had to email for questions/ help they would take days to get back to us. I will never and would never recommend anyone to rent from this company of thieves. read more

This is the worst management company I've even gone through. It's embarrassing. Our fridge stopped working and it took them over a week to replace it. Our microwave went out and it took 6 weeks to get a new one, our dryer went out and it took 2 fucking months for them to have someone fix it. They never answer the phone and take days to reply to an email. Nothing gets done in a timely manner. It was a nightmare. And on top of that they took our whole deposit from damages that were already there. They're thiefs, unprofessional and basically scum of the earth. I lived @RP management,for 1 year after the first year they gave me a 500.00 rental credit toward down payment on any of there property. Anytime something broke they replace it. Never had a rental company they care about there tenant and property that do a yearly furnace inspection,cleaning and tune up. I'm in process of closing on my townhouse through them. read more

Stay away from RP management at all costs. The owners of this company have no regard for the renters and will make up all sorts of rules to get extra money. For example they insisted we have the house painted by a contractor of their choice even though the house needed no painting whatsoever. Moreover, they completely fail at communicating with their customers and can almost never be reached by phone or e-mail. As long distance customers we thought by hiring a rental management company we would have some piece of mind, this was not the case at all. having a nightmare renter, rp management forced us to handle the situation on our own, telling us that the only solution would be to hire a lawyer, incurring more costs to us. Once you sign a contract with them its like signing away the rights to your house, so be careful. I would give them zero stars if i could. read more

If I could give R P Management 0 stars I would! My 55 year old mother has lived in one of their properties for several years. One of the adjacent houses is also managed by R P Management. My mother has never had any issues with prior tenants of the adjacent house. A group of young men lived in the house and never caused problems! Recently a family moved in who are awful!!! The mother hollers and cusses all the time. Her two teenage boys are thugs who also holler and swear all the time (especially racial profanity). One time their over flowing trash bin tipped over in the back yard. They never cleaned it up, trash blew through the chain link fence into my mother's yard and she had to clean it up. The boys have stolen her lawn chairs (I stole them back) and they never returned items they borrowed from her. A man, a young boy and a baby were living with them at one point but after the family was raided by S.W.A.T. they disappeared. The mother and the man use to fight all the time (all hours). Then a new man showed up and one day was talking about "his gun" and running from the police while on his phone in the back yard. A short time after the new man arrived my mother's house was burglarized. The new man and the mother also fight all the time (all hours). She recently chased him down the street hollering and swearing the whole time. They have multiple vehicles. When the mother parks her car in the driveway the man will drive through the grass into my mom's driveway to get his car in and out of their driveway. The cops have been to the house too many times than I can count. After a recent visit from the police one of the boys made a threatening "gun shooting" gesture with his hand at my mom while she was in her yard. He must have assumed she called the police and was threatening her with retaliation! The best part is my mother has never called the police on them but has tried to get help from R P Management and they have done NOTHING. She stopped contacting them when they made it clear nothing would be done about the issues and she also feared retaliation from the family. My mother is now moving for fear of her Safety. They never even offered to fix the damage caused by the home invasion or offer to make the house more secure which is their responsibility by law. The garage door doesn't lock and the adjoining door only locks with a door handle push button lock. The burglar opened the garage door and then must have easily kicked the adjoining door in. R P Management instead threatened my mother that they would charge her if she broke her lease early becasue she didn't feel safe in the house anymore. The only reason she wants to leave is because she is literally AFRAID of the neighbors!!! And I'm not just taking my mother's word for it... I have witnessed many of the incidents myself. When my mother started moving she was approached by her other neighbor who agreed the family is terrible and she would move too if she could. Shame on you R P Management!!!!! read more

This is the most unprofessional company I've ever had the unfortunate pleasure of dealing with. The unlicensed Leasing agents are extremely rude. They make up rules as they go. The maintenance crew will show up to your house whenever they want. They are constantly driving by my house and taking pictures of me and my cars in the drive and my friends and family then will email me and ask me about the people I had at my house. They also charge made up fees. After I signed my leases they started changing me an additional $12.00 a month for a filers that was never delivered. Than they started charging an additional $15.00 for rentals insurance that they could not provide an policy or paperwork for. My refrigerator has been broken since I moved in and now it's time for me to move out. Before I moved in I was guaranteed I was going to get my deposit back if I didn't cause any damages, because of my credit score I paid close to 3000 and this scam of a company is not giving me back a penny, even though I left the property and immaculate condition..
