They gave a preapproval for someone who was obviously not qualified. We spun our wheels for over a month and I paid over $1,000 in appraisal fees and in the end they were not able to get the loan approved. They only look out for themselves. Thy are polite and professional with their words, but they are crap when it comes to looking out for their client's needs. My experience with their customer service was terrible. They only have AI assistants that are not responsive. When you finally speak to someone they are in the Philippines and barely speak English. You can't speak to anyone in the US. They are pitiful. They were great when they sold me the loan. When I tired to recast it and they already had my money, it was nothing but headaches. Working with Amy Million was a frustrating and frankly unprofessional experience. Rather than addressing the situation with objectivity and respect, she chose to be dismissive and condescending. Her communication made it clear she had no interest in handling matters with fairness or professionalism. Most notably, she made a snide, unnecessary remark about me "getting my appraiser's license" if I ever wanted to be taken seriously. This wasn't just unprofessional--it was petty and sarcastic, and it had no place in a business conversation. A lender should know how to navigate sensitive financial and legal situations with tact. Ruoff Home Mortgage rates are very competitive and all can go well until you have a need to contact them. Customer service for this company via online or by telephone is just a sick joke. You can wait hours on hold, waiting for a callback, or visit they're web site. You will never get that callback, you can wait on hold until your phone runs out of battery or you can visit a useless web site. My rating for this company's cust- omer service is "VERY POOR" to "THE VERY POOREST". Ok, I have a review of The Kokomo Indiana branch of Ruoff mortgage, in particular Amy Romero. Amy is the branch manager and a loan officer. You would think integrity and competence would be important in banking. At best Amy is incompetent and so egotistical, she is incapable of admitting error. Ok what happened is, I was shopping around for a cash out refinance, quicken loans on a 145,000 loan plus 28000 cash out, quoted me a rate of 3.3 on a 20yr loan. I decided to shop around. I checked ruoff apples to apples 145, 28 cash out , she quoted me 3.125 and she said because my house had such a high estimate of value (230-260) that I would not be required to pay for an appraisal. I was happier than a bed bug, I said sign me up! Everything appeared to go smoothly, we were almost ready to close. I admit, I made a mistake, I didn't really read the disclosures, for one I was doing the signing on my phone and it was so small it was hard to read, but anyway something told me to read some of the more final paperwork. It said, 145000 no cash out! So I flipped out and contacted Amy. I assumed it was a mistake. Here's where the insanity starts! Let me reinterate that cash out was a major goal. I have a lot of home improvements that are not going to wait. So instead of trying to fix it, she tells me cash out was never mentioned, that it was always a no cash out, and I must be confused with someone else. REally!? So then after some back and forth she tells me she remembers a conversation where we discussed cash out, but it was going to be 3.5 and I "settled" for no cash out to get the 3.125. And I was going to go somewhere else and get a home equity line to get the cash out. THATS RIDICULOUS. For one quicken already quoted 3.3. I would have just said no thank you. Also she said earlier in the conversation, cash out was "never" mentioned, then it was lol. So at best she's incompetent with a horrible ego, at worst she straight up lied. Either way avoid her like the plague. read more

If you don't mind your loan being sold off not once, but twice prior to even making the first payment. The process is fairly smooth. Do not get any ideas that this will be a "home town" loan serviced by people you can see, this is not the case. Just like most other you will be sold to the highest bidder. I would definitely tell any and all to do your homework when researching this company. They'll start off like everything is smooth and easy. After you sign documents to get an appraisal that when the real fun begins. They will continue to ask for small items of proof of this and that. Even though proof of employment, location , income and anything else they ask was submitted. Then onto redundant questions as if this is their first time performing this task. The person I was working with was very incompetent at her job. I was able to go with another company and completed the refinance in three weeks. Like most people, I don't often feel compelled to write good reviews. (we all like writing those bad ones though! haha.) I worked with Dan and Mindy's team out of the Fort Wayne branch. I don't know that my review can give justice to the level of service with a personal touch that we received. Right from the beginning the team got on the phone with me to talk me through what our options looked like and to set the stage for what the process would look like. They were able to get me into a much better loan that I thought I would ever be eligible for. Their application process was incredibly painless. The web portal used for document management etc.. was absolutely top notch and extremely intuitive. Throughout the process I always knew where we stood. Dan and Mindy both would correspond to make sure there was never a disconnect and that we always had that confidence that things were moving along. I had numerous conversations with Dan and have to say, I almost felt like he became a friend. He was so kind and genuine, you could tell he has your best interest at heart and isn't just trying to pump through as much business as he can. I will definitely be referring any friends or family in the market for a mortgage and will come back myself for all future needs. What a Disaster this Purchase process was...Such an unorganized company with an unorthodox process to give an 800 credit score customer the biggest run around on Earth for a loan approval. Week after week there were petty reasons they were taking so long with the process. Told me I needed to pay off a loan as it was throwing off the underwriting process... I paid it off all to be told a few days later I didn't use the right method to pay off the debt and there goes another red flag. They patronize you telling you they are trying to get you the lowest rate all in doing the absolute opposite. From the End of July to the beginning of October We've jumped through the hoops getting the skeptical forms and documents they needed, to fighting for a lower interest rate, last minute red flag questions, and all to have the loan moved to another bank a month before my first payment was due. read more

My wife and I recently had the most terrible experience with Ruoff Mortgage. We were preapproved for a $190,000 loan via the Fort Wayne (Dupont) Ruoff office, and had all but closed on a house. This was a five week process. During week 1 we had two meetings and we were told "100%, you guys HAVE the loan." Like, there was ZERO question. We were given the complete green light. We kept busy by negotiating some house fixes with the seller, and provided all documents our loan officer asked for. --Week 2, my wife tells me that I can't be on the mortgage with my current employment, as it actually put us "too high" and made us ineligible for a better rate structure. So I ask the loan officer if quitting one of my jobs would help our case, because then it couldn't be used in calculating our total income. My other job is a paid internship, which can't be used anyways. Makes sense, I guess. --Still week 2. She said YES, so I QUIT ONE OF MY JOBS (I'm in school, so I have a good chunk of savings until next Spring when I get a singular, salaried position with my degree). But at her advisement, I QUIT MY JOB. Okay, so I do this, smooth sailing for a week. We have a closing date set, November 22nd. After consulting the loan officer at Ruoff, WE SIGN PAPERWORK BREAKING LEASE ON OUR APARTMENT IRREVOCABLY. We try later to get it back, but it has already been rented to another person(s). We had an excellent rate. --Week 3 rolls around. I have lost half of my income, but my wife has a great job in a medical field. But it turns out, she is paid "contact hourly," which means she gets paid uniquely per service, similar to a contract employee, but she works 37-50 hours a week. This just throws a massive wrench in the mortgage proceedings. You would think the world was ending with the fit Ruoff threw. WE TOLD THEM FROM DAY ONE HOW WE BOTH WERE PAID. Our first meeting, probably the second or third question we were asked. "No problem" the loan officer said. --Week 4 rolls around. We have to push out the close date, the seller is chill with this. Our loan officer is trying to figure out how to make my wife's pay work, but gets nowhere. We actually begin to realize how f****** we are, all at the behest of Ruoff. Ruoff loan officer asks my wife to get her employer to essentially FALSIFY her employment verification in order to secure this loan. My wife is incredibly uncomfortable at this point, and also crazy stressed because all the paperwork for everything is going through her because even after quitting my job, due to my necessary PAID internship, I can't be on the loan. We are living in a nightmare at this point. We send our info out to two other mortgage offices, and they amazingly tell us in ONE DAY that we can't be approved for a loan with my wife's pay structure. Ruoff casually asks if we know someone who can cosign or pay 20%. Yeah, okay. I'll get right on that? Our mortgage officially fell through within 48 hours of our delayed closing date of the 30th. --Week 5. I'm typing this at 4:13 AM on what should have been a very happy day for me, moving into my new house with my wife. Instead I am preparing to move into my in-law's basement with her (my wife) because our apartment is gone tomorrow, we are out $500.00 for inspection, we have wasted an entire month growing to love a house we can't get. We have to return a ton of furniture we bought for the house. I'm out one of my revenue streams (job), and we are resigned to our fate. Not to mention the poor seller, who had already moved his family out of the house and didn't find out about these issues until 3 days prior to closing. Don't use this lender. Go somewhere else, with more qualified individuals that are less likely to waste your time, money, and tears. My wife and I are still shell-shocked but this. The only saving grace of this endeavor was our wonderful realtor, Christina. The loan officer was polite but outright caused us to make some of the worst choices of our adult lives but the advice she gave. I am absolutely astonished at how misplaced our trust was in a business that presents itself as professional. read more

My husband and I found Ruoff Mortgage through Lending Tree. We had the refinance with cash out option. I must say, Ruoff was absolutely wonderful! From start to finish, the process took 5 weeks. They worked with us to find the best rates. Brittney King and Holly Welter are who we primarily worked with. They worked hard, they were very professional and efficient. I did a private sale with a tenant that wanted to purchase the home they were renting in "as is" condition. Ruoff mortgage represented the tenant with a FHA loan. I spoke with the Senior loan officer from Ruoff who said they could close an FHA loan in 2 weeks. I got a laugh out of that one. Purchase agreement gave them 4 weeks. Purchase agreement ran out. Second agreement signed with 4 weeks to close. Week 3, Ruoff underwriter wants a water test on well. 1 day of emails to find out what tests were required. Come to find out it takes a week to get tests done. Pulled some strings and got it done. Two days before closing, Ruoff underwriter wanted an addendum to purchase agreement. Done the next day. Oh by the way, Ruoff wanted to close two days later. I replied that is 1 day after purchase agreement runs out and there will be no closing. Ruoff came up with underwriter to get it done on last day of closing, It gets better. Day of closing. Underwriter needs a lead based paint form signed. I had to leave work to get to my office to email forms. Closing did take place at 4:30pm on last day. Three days later my doctor put me on blood pressure medication. Working with Ruoff was somewhat easy, although they made several assumptions that wound up slowing down the loan process. One assumption they made was that, because my name is listed on another deed, they assumed that I had been married before and now going through a divorce, so they asked for a divorce decree for a divorce I never went through, because I've never been married. They also assumed that I wanted a loan on the current home I was living in, and began the loan process on that home, though that was the home I was moving from; this caused issues with working with the loan portal, because there were now two loan applications to sort through, and it always defaulted to the bogus loan app. Aside from this, I was told that Ruoff likes to retain their loans, but did specify that the loan could be sold; well, the loan was closed on 9/3/2019, and I received a letter in the mail, postmarked on 9/12/2019, that my loan had been sold to a terrible company (according to BBB), called CMC Funding, Inc., which the BBB has assigned an F rating to. There are 19 complaints against CMC Funding, Inc., two of which were not responded to. I feel like Ruoff is only in business to close loans and rake in the closing costs, with the express intent to sell every loan they close. Deceitful company, and deceitful practices. read more

We entrusted our mortgage loan to Ruoff Mortgage. Agents dragged their feet while at the same time assuring us that things were moving. They kept promising us closing dates, then would "find" other documents needed. Now at 60 days and still no closing, they have decided "they just can't help us". Thankfully the sellers are patient to wait on us as we have to start all over with a new application, appraisal, providing multiple documents and will probably take another 30-60 days, all while having things boxed up in anticipation of moving and giving notice to landlord and may have to now move twice! I would never recommend for anyone to do business with Ruoff. read more

My opinion of Ruoff is they should be called Ripoff. They gave me a quote, back in January-February, for refinancing my home, and paying off a couple of big bills I have. Well, after the appraisal, then of course they come up with a completely different quote, which was much higher than the original. So I told them to cancel everything. They never told me that I would still be charged for the appraisal fee, so I thought everything was fine. However, the loan officer, John Forish, could not come up with anything stating that I cancelled my application with them. Well, now, 3 and 1/2 months later they email me with a receipt for the appraisal fee of $450, which, low and behold, when I check my credit card statement, they did make the charge of $450. This is 3 and 1/2 months later! I emailed Mr. Forish and complained, but to no avail. Then the next day I receive another email with a receipt for $475. Of course this charge also went on my credit card. Mr. Forish has emailed me and said the $450 charge will be reversed, but they should be reversing the $475. The $450 is what I was first quoted for the appraisal fee, and the first receipt was for $450. I was lied to and cheated, and I will spread the word that Ruoff is a Ripoff! read more

I can't believe how fast Ruoff was able to process our paperwork. From the time I applied and was initially approved, we were moved in to our new home 2 weeks later! Our Loan Officer provided us with so much, and saved us quite a bit of money at closing too. A great name to know for a mortgage indeed. read more

My husband and I went to Ruoff after a friend had suggested it, and man am I glad they did. We originally tried going through my bank to get our mortgage but were not pre-approved for much at all. When first stepping into the Ruoff office everyone was super friendly and very helpful. We were first-time home buyers and had a lot of questions about the different mortgage terms and had no idea what the best loan for us was. With the help of our wonderful Loan Officer Greg Thomas and his team we were able to get a great loan at a great rate and he was patient and explained what everything meant and answered all of our questions. The best part is that we get to pay less then our monthly rent for a house WAY bigger than our small apartment. We ran into some troubles with the appraisal, but Greg handled it like it was no big deal and wanted to keep the process moving for us which we appreciated. We love our house and we would recommend Ruoff Home Mortgage to anyone! read more
