We met with Lauren Neuschel last summer unconvinced that we could actually afford property in San Francisco, but having heard good things from a friend, we figured it was worth a call. Lauren helped us understand what to expect in the market by having us review recently sold properties to see what was selling in our price range, and had a good sense of list to sale prices across SF that helped us narrow our focus to a realistic set of neighborhoods.  Lauren has experience helping buyers in all price points in SF, and always made us feel like a priority despite our feeling that we were looking for a diamond in the rough. After narrowly missing out on the first property we bid on, Lauren helped us get our second offer accepted under crazy circumstances. We had an east coast trip planned, and wouldn't you know it, the property that ended up being "the one" came on the market hours after we left and accepted offers a day before we returned. We still can't believe how the stars aligned in our favor, and we're so thankful to Lauren for encouraging us along the way. Highly recommend Ruth and her team. We worked with her to sell our home at the beginning of 2023, which was a tumultuous time for the housing market. Tldr: We sold for well above asking to a buyer who loved the house as much as we did, leaving it in good hands. Her method is simple: she tells you what improvements she recommends to make to the house, you agree on a scope, and she manages it from there. She's very clear that her team will make all the aesthetic decisions. It took me a minute to get comfortable with that idea, but combined with her on-call crew of very good contractors (including staging and photography) it was incredibly efficient. It's (probably) true that selling a home, moving and getting a new job are amongst life's most stressful events. This was the fifth home sale of our marriage and, honestly, it didn't become a life-trauma because we worked with Yesinia and the team of Ruth Krishnan. During summer 2024, after living in San Francisco for several years, it became clear our careers were leading to an out of state relocation and this was going to happen quite quickly. For reference we bought and owned one home during our entire time in the city and we were attached to it, going through various life events (including the pandemic) so the pace we needed to move was bittersweet; looking ahead with joy but a bit attached. Everything I said about this business is accurate. In contrast, the owner has fabricated information about my comments and conversation. I never begged her to become a client or to pay her fees. Nor did I share with her any of the totally inaccurate comments she claims. Apparently these were gleaned from an inflammatory response from another vendor who was likewise angry about my having posted the facts about their business model. Consumers should be aware though of what I have been told is a new law that real estate agents/brokers can no longer set commission rates for both parties (buyer and seller) unless they are representing both parties (which most experts consider an inherent conflict of interest). Ruth is a friendly shark. By that, I mean she is friendly and professional with her clients, while a shark at the negotiating table on her clients' behalf. Ruth likes to WIN and it shows. It's clear that she has fun with putting together a winning strategy. And being good at winning is helpful in a competitive market like San Francisco. I actually think there are a number of top agents in SF, let's say the top 5% or 10%, who can access the good off-market deals as a buyer. Some of my friends work with other agents in this group. Compared to a few of these agents that I met during our buying process, Ruth comes across as both (1) better at winning and (2) a nicer human. One of the wonderful things about working with Ruth as a buyer is her design eye and network of contractors. After we closed, she gave us over a dozen referrals to various tradespeople for additional inspection or work. Each appears to be reliable, easy to communicate with, and does quality work. We had a good experience working with Ruth personally. It took a little adjustment initially on my end and hers to get used to each other's working styles, and with some extra communication, things turned out well. If you communicate what is important to you, Ruth will meet you where you are, both in person and online. One thing I appreciate is that she joined a WhatsApp group with me and my partner, which we preferred over texting. Ruth works super, super hard and that is one of the reasons she is so knowledgeable about the market. She responded promptly whether it was before 6 am or after 11 pm. Yesenia Rogers was my agent while looking for my first home. From start to finish, she was incredible--excellent customer service. I'm a single woman so I didn't have the benefit of purchasing with a partner, and she got me into contract and signed on the FIRST OFFER. TL;DR: Ruth Krishnan team is amazing! They will share their insights, navigate you in the SF market, skillfully negotiate with the seller agents. We scored a home of my dream on our first offer! The long version: Working with the Ruth Krishnan team will be one of the best decision you will make during your home purchasing process. Surviving in SF is hard, to thrive and call this city your home is an even bigger undertaking. Before we started looking around in February 2021. I was unsure that with my limited budget, getting a place was possible at all. Yesenia spent a lot of time trying to understand the type of properties I would like. She helped me set realistic expectations by providing past sales histories that are in my budget range and desired locations. Most importantly, getting over the fact that most units(not saying all) will be sold above the listing price. It is the reality in the current climate. So definitely set your zillow filter 10-20% below your max budget. Once I am better educated on the markets. We started to generate a list of properties that are interesting to me. Yesenia will comment each listing with the pros/cons of the unit, and her estimation of the sales price. If one falls within our range, she would quickly help me set up a tour. There was one thing that stands out to me the most. I casually mentioned a property and said I might check it out during one of the open houses. I was not expecting Yesenia to visit every properties I mentioned. I ended up running into her at the open house. It really showed that she pays attention to her client, and puts in the effort to help us make informed decisions. After a long period of searching, in mid August, we stumbled upon this amazing unit with a breathtaking view in the Pacific Heights neighborhood. It was just within my budget range. Yesnia and her team helped me prepared all the offer documents(It would be a lot harder if one agent has do it all, this is the benefit that she has a team to set all these up for us, so we could write offers so quickly). We spent two hours on the phone going through each items. It was a long document! She was able to explain it in simple terms, and patiently answering my questions if I didn't understand them the first time. She spent a lot of time with the seller agent(Suzanne Agasi, who is an amazing and inspirational women!) to obtain as much information about the properties as she could. Those information are crucial, because it can help you determine if you could drop contingencies in your offer or not. We compared similar properties and agreed on a strategy for how to submit our offer. I won't spill the secret, but she was very tactful, and we made a very educated decision on our price. We ended up got our offer selected on the first try! Closing was smooth sailing as well. I worked with a loan officer Yesenia recommended. We have our unit appraised for the exact price we offered(). Yesenia made sure I keep a constant line of communication with the escrow office to prevent wire fraud(can't be too cautious, she will tell you more about it). She continued to follow up even weeks after I moved in, to make sure everything is well. The difference between a good agent and great agent was the attention to details throughout the buying/moving process. Yesenia and her team (Shoutout to Lauren who covered her when Yesenia was busy) gave me several lovely surprises after closing(again won't spoil it for you), which makes the whole buying journey very special and stress free. I just purchased a SF condo.Ruth Krishnan realtors were my realty team. Specifically Yesenia Rogers and her associate Maddy Gibson were my agents serving me throughout the process.
