We are relatively new RVers and have no particular needs when we choose a park, other than if…read morepossible, we want it to be within walking distance of any water we're nearby, restaurants, sight seeing sites, etc. Typical tourist stuff. This park is in a residential area and is quiet and very low key. Al and Robyn are great hosts and are almost always on site. Another couple that fills in for them, Harley and Sara, were helping them when we got here so I did all of the reservations, etc. with them. So precious and friendly and helpful. Both couples are Texas friendly and will chat and answer any questions you might have. We ended up staying two months and if we didn't have more travel plans, we'd stay a lot longer. Sites are on the smaller side, and has concrete pads beside where you park, not concrete to park on. You actually park on sand and grass, or in some cases gravel, but we haven't had a problem with leveling. Hookups and sewer lines are all easy accessible. There are full time RV and mobile home dwellers as well. Everyone is chill, although there are some children and pets like you'd hear in a typical neighborhood. Quiet time rules are thankfully adhered to. The bathrooms, though clean, are not new and are in a cinderblock building with the laundry area between the men's and ladies rooms. Four washers, which accepts quarters, and Robyn will make change for if you need change, There are also four dryers, that dry like nothing I've ever seen. There isn't a pool or a workout room or morning coffee, although during the winter months, they offer coffee and donuts and give everyone a change to chat and catch up. The Rec Hall isn't top of the line, and is basically tables and chairs, along with a mail/package delivery area, small kitchen and a table for donating or picking up items that you may need. I personally think this is a fantastic idea, and more RV sites should consider it. If you travel full time in an RV, you're very aware of how quickly you pick up stuff you really don't need, or outgrow, and it is so refreshing to have the opportunity to recycle, reduce, and reuse. The Rec Hall is clean and well lit and surrounded by lovely pots of flowers. Monthly rates at time of writing were a little over $500 (plus electric) a month, which includes water, cable and internet. Internet isn't the best, but it works enough. There are always people out walking, sitting and watching each other. It is not gated, but every body keeps an eye out for each other. There are beautiful Live Oak trees throughout the park, although Hurricane Harvey took out a huge portion a few years ago. It's a short five minute walk to the downtown area, which includes pubs and shops, a great coffee shop and there are several artist studios as well. Wonderful birds chirping, a near constant breeze and friendly residents make this a hidden gem. PS--be sure to check out Zachary Taylor Park across the street, and say hello to The General, a 15 year old peacock that's the unofficial mascot of Taylor Oaks.

They proceeded to charge our card another $570 and a 4% fee for eletric and spot fees. We paid for the spot upfront. When asked for an itemized statement " we don't do that ". There's cable and wifi, power (although seemingly high) is price comparable to parks in the area. water pressure is great, concrete lots with extra parking across the road, you don't get nickeled and dimed for extra cars, dogs or overnight visitors.

They do have wifi (we had a great signal, but we were told it can be spotty); they have cable ( but you need to pick up a receiver from the office, it's not as simple as just hooking up a cable). Your satellite dish probably won't work, the trees block the signal (unless you had a dish with a long cable that you can position so that it points towards an opening in the trees. There is a laundry room. And, it appears they may be building a small shower house ( but I won't swear that is going to be the buildings intended purpose). So why four stars? It is one of the most peaceful campgrounds I've been to in a very long time. The sites are surrounded by live oak trees, the rv pads are all concrete, level and good sized. The location had the feel of years gone by - if a peaceful, quiet campground is what you're looking for you've found your spot! The campground is not very big, maybe 15-20 sites, and many of those are taken up with long term campers - maybe a few snowbirds. The owner is as laid back as the park feels. We had called ahead, so he greeted us when we arrived, then he told us to just pick the site we wanted, get set up and we'd settle up later. It was the next day before we connected up again - and we're the ones that had to track him down. Once we did, he came to our site to settle up. The rate was $35 a night, most in the area are a lot higher! So if you're just wanting to get away from it all - this is the place for you!! If you want or need extra bells and whistles just keep on going, this RV Resort is not for you!!!

The front desk staff said she'd call us as soon as it was ready, but I've have heard that song and dance before and was not even expecting a call. Howeverrrrr, she did call! And only about 10 min after we left, saying the cleaning crew had just called to say they were done. That was the first surprise, a good one. When we got to the room I was literally stunned. It was so cute! Brand new everything! It looked like the entire place had been freshly remodeled; not just touch up paint here and a new lame picture the beach there, but actually top to bottom remodel by someone who knew what they were doing! So cute. And great value for the money. A couple small caveats, idk if it advertises as 'sleeps 4' but it really doesn't. There is a loft like area up some steep stairs but it does not have a full height ceiling and would only be fit for children under probably 6-7. Also, the ac doesn't get very cold (We got the detached bungalow btw). The rest of the property is super cute as well. There is a salt water pool (which was closed for some reason, sad face) and a snow cone hut which is super nice for kids. However, there is a second property just down the road whose pool was open so we checked it out. Pool, great but super busy; hot tub, great; bath house, amazing. Again, I'm thinking gross little outdoor shared bathroom at an RV park, wrong! It was a beautifully remodeled bathroom with extra large walk in shower, tile throughout and they were clean! It's a long read I know…read more The good - location, pool, on site golf cart rental The bad- too pricey for the lack of parking, cramped RV spaces, questionable power pedestals (our breakers kept tripping) At approximately 10:30 p.m., I was abruptly awakened by an older gentleman repeatedly banging on the door of our camper. When I answered, he immediately began yelling that my truck was parked too far over the parking line and needed to be moved. At no point did he introduce himself or identify himself as an employee or representative of Tropical RV Resort, so I initially believed he was super hostile guest. I tried to explain to him that the designated overflow parking area was completely full and asked where I was expected to park. His response was that I should park off the property on the grass behind the park. I informed him that those areas were also completely full. When I again asked where he expected me to park, he stated that he didn't care, that he would begin fining me $100, and then call the fire marshal so I could be fined an additional $500. I do not tolerate being treated with threats and intimidation. He continued yelling throughout the conversation and would not allow for a productive discussion. To end the confrontation, I simply responded, "Okay," several times and closed the camper door. My husband then stepped outside to understand what was happening after hearing someone yelling at me. Rather than attempting to de-escalate the situation, the gentleman immediately began yelling at him as well. A brief verbal exchange followed, as my husband was understandably unwilling to be spoken to in such a disrespectful manner by someone who had never identified himself or attempted to communicate professionally. At this point, I felt extremely uncomfortable around this person. His behavior was unacceptable for someone who works with the Public and no guest should ever be treated that way for such a minor parking in fraction. There were cars on your property marked with tow warnings because they have been parked there without parking permits. At least one car was there for 48 hours perhaps had those cars been cleared there would've been ample parking. Additionally, there were open spaces in the trailer storage area, but I was informed I could not park there either. I also want to express a genuine concern regarding the older gentleman who confronted us. I cannot speak to his personal circumstances, but based on his behavior that evening, he appeared to be extremely agitated and confrontational. His level of anger, the way he pounded on our camper door late at night, and the manner in which he repeatedly yelled and threatened us made me feel genuinely unsafe. Whether this was an isolated incident or a pattern of behavior, I believe it warrants attention. No guest should feel intimidated or fear for their safety while staying at an RV resort. I sincerely hope management addresses this situation, both for the well-being of the individual involved and for the safety and comfort of future guests. In the end, all this started around 10:30 PM and by 11:15pm we were packed up and ready to go. I would rather forfeit a night or two, than stay in the environment that I was in. I should also note that the angry gentleman sat in the dark on his golf cart, hiding behind a fence, watching us pack up the entire time... it was awkward. This whole mess could've been avoided. Had this gentleman knocked on our door, introduced himself and explained the situation (without yelling and threatening us with fines and the Fire Marshal). This could've been such an easy problem to solve. I feel that in this circumstance, an exception could've been made to allow me to park in the trailer storage area or over by the hotel rooms where there was additional space. I would've been happy to pay the $10 storage fee just to have a place to park on property and not risk being towed by parking somewhere I didn't belong.
