We are not experiencing any undo noise. It's also safe for us to walk around at night to the many good restaurants and bars. A pedway is nearby to the shops. Only having one key to share could be a bit tricky, but we did everything together, so it didn't affect us. We were able to back in to our designated parking stall with no trouble. Online check in instructions were clear. I'm so very impressed with how clean everything is.

The management obtained a city street parking permit for me for a small additional cost -- a most welcome service! -- and it was waiting for me at the inn when I arrived. IMHO, no need to look elsewhere for a very comfortable stay at a reasonable rate ($110 all-in, off-season) in uptown Saint John. I rarely give 5-star ratings and I suspect the other Chipman Hill Suites are just as comfortable and convenient. Incidentally, guests of Chipman Hill Suites are welcome for lunch at the nearby Union Club on weekdays whether members of the private establishment or not. Next time I'll make a point of taking advantage of this offer at yet another historic "golden age" building.

The hotel was very clean, staff was very nice, five products offered (if that matters to you). There was free breakfast which included eggs, sausage, pancakes, breads and drinks. We didn't try any but the coffee wasn't half bad. As for the room itself - it was pretty quiet and the shower got hot very quickly. The beds were okay (a little squeaky and not very soft). There was a microwave and a mini fridge and plenty of extra pillows. Overall a reasonable stay and very close to the interstate and all of the stores and sights in Saint John. Great for the price.

I was very disappointed in our recent "best of St. John tour". I don't remember our guide but we…read moretoured off Virgin Voyages brilliant lady in early October 2025. The tour started promisingly enough as the bus took us through downtown, the guide pointed out a few sites and some interesting info as we headed to the city market (basically an urban grocery market with some to go food and some gift shops). As we passed parks and monuments and perhaps other items of interest our guide proceeded to push local tea, chips, cookies and other items. Now i'm all for supporting the local economy, but not at the expense of tour info and certainly not as my first stop in a city I know nothing about. After being left on our own in the market for 30 minutes (there was 5 minutes of stuff to see), we headed inexplicably to an Irish pub for a previously undisclosed included beverage (at 10AM!) and Irish music. The owner did provide some history of the building before trying to sell T-shirts to support his grand kids. The Irish musician was very entertaining though. Next was the reversing river which is interesting but the viewing site was directly across from an industrial pulp mill. Was there no better spot to see this phenomenon? We then headed off through the countryside where the guide pointed out some things but mostly provided personal stories about her and her husband taking their trailer on trips and pointing out campgrounds along our route. The bus driver had no concept of how to control the bus temperature to avoid condensation on the windows, especially the front window which he could barely see out of. He had to stop at a truck stop to get paper towels to clear the windshield so we could proceed safely. Unbelievable! We arrived at a site with 2 covered bridges, which was picturesque but the main point seemed to be to take us to a place to buy ice cream and souvenirs. Then we headed for lunch at a local restaurant where the guide pushed the lobster roll. Not only was this by far the most expensive thing on the menu, but she had told us just 30 minutes earlier that it was not lobster season! To be fair, the other menu items were expensive as well and we were a captive audience with no other options around. The return trip featured more personal stories and essentially no local information. Overall I felt this was a huge waste of money and time by an unprofessional guide, inexperienced driver and i resented the hard sell on local items and the tourist trap stops

She took the…read moreoccasional breath from delivering much interesting info almost every minute of our bus ride and tour, and included stories of the area and about the Bay of Fundy's extreme high and low tides. She even suggested we take *videos* to prove to our friends that the water actually does change direction! During our bus ride Jane brought out some visual aids: 2 leaves she had collected that morning to show us the difference between the yellow sUgar maple and the red pointy maple leaf. (The "U" shape in the leaf is how you tell the difference between the sUgar maple leaf and the red maple leaf.) We stopped at a lighthouse, and saw not one but TWO covered bridges, as well as beached colorful lobster boats as the tide was low. This was the first time I've enjoyed bagpipe music as the songs he piped were contemporary (vs the usual whine and wail of their music). After our delicious seafood chowder lunch (and no - the chef won't give out the recipe - I asked - but it was surely NOT from a can!), and a "digestif" walk along the beach looking for "wishing rocks" and peering across the water at sea caves, we went back through the same covered bridge and the same lobster boats were now afloat! A fluke that I ended up here because the road that it's on is filled with motels but for 2 double beds, your own kitchen and bathroom for $90 with tax/night, it's not bad at all. This place is only rated as a 2 star motel; there's no air conditioning but it's pretty cool in there. Saint John is generally cooler and there's a ceiling fan and a stand up fan in your room. I had Room 12 which again, had 2 double beds but also a fold out couch. The place does give breakfast but it's not like eggs and such. It's cereal, coffee and a few pastries. It's fine if you don't care that much. My party had 4 people that needed to sleep and with a McDonalds just down the road, it was no biggy. Anyway, the owners keep the place clean, they are very friendly and are there to help with whatever they can (tourism, questions, etc.). My only real complaint about this place is that you can't reach the office via phone inside the room.... main reason because they don't have one in there. You have to reach them via a toll free number. Otherwise, if you're looking to save some money, come check out this place. Sure I didn't get to look at any other rooms but if you need space for 4+ people, ask for room 12.

Down sides: the desk is dominated by a microwave, and is not suitable for any kind of work, and there are some of the expected maintenance issues one will find in a private hotel.

The breakfast was one of the best on our trip...homemade cinnamon rolls, an egg casserole, fresh fruit, and good coffee. Loved getting to know Cheryl and Dwight and the other guests. The room was very reasonably priced and the location is a short walk from the heart of St. John. Wish we could have stayed longer. Would definitely go back.

A huge plus in this business. The room we had was full of old items to match the style of the building. Our only issue was that the beds were very high and hard to get in or out of. Our room had a single and a double and the single had two box springs as well as a full sized mattress on the old wood frame. I realize they did this so the two beds would look the same height but it was a challenge to get in to. A very tiny bathroom was in the room which was nice but the shower was very small so if you need space to move around in there you may want to stay in a different room which may have a larger shower stall. The included breakfast was French Toast & Fruit with Bacon on the side. Huge portions and very tasty. We went out to get latte's as soon as we got up as The Earl of Leinster only offers drip coffee and we are addicted to coffee with more teeth then drip can achieve. I would recommend this cute little B&B if you are looking for accommodation in downtown St John.
