As buyers, he listened closely to what we were looking for, and set up showings for homes that met our parameters! For each and every home we visited, he carefully inspected each property with us and pointed out all of the pluses AND minuses for each home. We bought our new home in a HOT market, and Ryan expertly guided us through the offer process and helped us get a signed purchase agreement on the house we wanted! As for the sale of our former home, Ryan went above and beyond in helping us prepare our house for sale, and marketing it to prospective buyers. He even hired a DRONE to provide prospective buyers with aerial footage of our house and property! He worked with us to set a sales price that would lead to a good number of buyers touring our house. On the FIRST day our house went live on the MLS, we had 10 different showings, resulting in 6 different offers. We ended up selling the house for $50,000 OVER our asking price! We were the Sellers in our transaction w/her, where Anne continuously committed ongoing dishonest business practices, summed up by a closing to follow where SHE PRESENTED US WITH AN ESCROW CHECK THAT WAS RET'D FOR INSUFFICIENT FUNDS-near $100k. This is beyond unheard of behavior in Real Estate Closings. The Title Company was mortified, but not surprised. She went on to bash our name in online public media, still MONTHS later. DO NOT do business w/this individual or EDINA REALTY, who made excuse after pathetic excuse for their scammer agent. Sadly, not certain her poor clients have any idea just how low she & Edina Realty will go to close a deal, completely indifferent & careless to the actual money holders & entities who make their business even possible-the Buyers/Sellers involved. They have screwed me in terms of rent increases without warning, unforeseen or previously reconciled charges, and simply not acting as a professional business. They have no problem billing you for random things, or not refunding. My pet deposit of $400 was non-refundable when I moved in, and I didn't have a choice. I work throughout the week, and once they called me 3 times in 3 hours, leaving messages for me to call them and see if they can schedule an appointment. Seriously, if I don't pick up the first time, I will CALL YOU BACK. There is NO organization, system of management, or professionalism with Applegate. Not to mention they are consistently late for scheduling showing times, and it is not uncommon to have them tell you "Well, we couldn't get there because the visitor is not here." Well have the decency to call me and tell me that. Please, I write this because I care for tenant's rights. Accounting and reporting very difficult to follow; also had a number of significant "mistakes" that resulted in me being grossly overcharged. They also left me with exceptionally low quality maintenance, very long vacancy periods, poor tenant selection....All around disaster! I would really caution against using them. Keep looking - at this stage I have to think nearly any property manager would be better.

The dishwasher was clogged with decayed food, the carpet had a terrible smell, there were 100s of dead bugs, drawers fell out from cabinet, garage doors did not work and later had a power outage (no heat) to an electric short. The we found out the house was unlicensed to rent. We had to go to the court to get out of the lease. And we had to pay Todd $300 from the rental deposit as he found the house was not clean as it was at the final inspection. I dont know how this business is still in business.
