The folks at Sammamish mortgage including Trevor and Priscilla almost cost me our house. We've worked with 2 other lenders, including Bank of America and had decent experiences where our lenders were personable and had close relationships with the underwriters. I'm not 100% sure with Sammamish but it seems they are just an intermediary and do not have close understanding of the underwriting process. Trevor was unreachable by phone and would e-mail me back or call back a day later. Priscilla seemed to be off or have a vacation notification on every time I tried to email her. Without warning us, Trevor went on paternity leave the week of closing, and Priscilla left on vacation. We were left with their supervisor who was 100% more competent, but extremely busy. Right before closing, Trevor also told me that we either needed to buy down more interest and pay them more money, which didn't make sense as we bought a house that was 1/2 our purchasing power. Our realtor emailed and called them (we had given consent) without any response and noted they were one of the worst and most nerve wracking groups she had dealt with. We had no idea if we would close on time, even the day of closing. We were living in an AirBnB and not sure whether we would be homeless the next day or if we should book a hotel. When I spoke with Stacey their supervisor about this the day before closing, she said "this isn't even as close as we come sometimes, don't worry!" which made me worry even more. I just found out that they immediately transferred our loan to another bank a month after closing. They have a ton more reviews than other servicers and I would be extremely concerned some of them are fake. read more

DO NOT USE SANDRA HARRISON-BROWN as your l/o if you work for a small business. It's sad that she's set out to prove that it was something wrong with my employer and income. We have an hr department but that WAS NOT sufficient enough for Sandra. She set out to find the owner of the company. That's like me saying Sandra I don't believe you work at Sammamish let me talk to the owner. She held on to my file till 2 days before closing. Suddenly 11 conditions pop up in the portal. Mind you I guess she did a nationwide search on me and came up with every asset I own. Wow right. Not to mention I got questioned on why I didn't disclose a loan on my loan application. At the time of application it was disclosed but because it was being paid off she didn't place it on there. I sent in everything that was requested. I even tried to see if I could add my mom to the application to move things along. NOPE. I am writing this review without being asked to do so. The best part about Sammamish Mortgage is that their mortgage rates are available upfront, without giving your email address or phone number. The online application is also very user-friendly. Unfortunately, I came to their site, after I had locked my loan and got appraised with another lender. I spoke with Nick, of Sammamish Mortgage, who gave me a Loan Estimate, which matched their website rates. Nick gave me the estimate even though he knew I mostly likely would not close the deal with them. Appreciate it! A side note: When you lock your rate with any lender and you have points, talk to the lender and let them know that both the mortgage rate and APR should be locked. In my case, with slight changes to roll in the lending cost into the loan, my rate for points went up from 2.2 to 2.4%, and hence the APR also went up. read more

When we found a home, our file went to underwriting in 2 days and it was approved in 3 days. We got the clear to close in 2 weeks overall. It was very smooth and I highly recommend this team. Their rates are quoted on their website and it matches other local lenders. I highly recommend a local lender rather than a big bank as big banks don't have a good team that can quickly close on a loan. My husband and I were looking into refinancing for a couple of months, but all the online offers were kind of scary to do, you don't have anyone in close vicinity to go to when there are problems. Reviews also seemed to be iffy, so we didn't want to do it. I stumbled across their rates in the daily newspaper and found them to be pretty competitive and checked out their webpage. They have all the rates and fees posted on their site, so there wasn't any digging around or uncertainty on what they offer. We still called them to find out more about the rates/fees/process and were very happy with our initial consultation and decided to move ahead. They answered all our questions promptly and took the time to explain items we didn't understand. Most of it was done online, which made it very easy for us and our busy schedule. One of the underwriters at Sammamish mortgage is very bad, inexperienced, impatient, irresponsible. Try to avoid Stacy C. if possible. (For example, she did not remember my closing date, and did not want to check this important information; she email other people's document for me to sign, which contains the personal information of other customers; she missed the unit number of our address on one of the documents until my agent caught it and she did not even think it is a problem; alway inconsistent with the things she asked me to do, and cause a lot of confusion;) Also, the owner was very bias when I was screwed by Stacy. After went through a lot of battles, and I insisted to change a different underwriter, Cory, who is very good I have to say, and helped me to get everything done on time. My wife and I talked about refinancing our home for a long time because of the low interest rates available. We were tempted by all kinds of mail offers that sounded too good to be true, so we went to our bank to see what it could do for us. Refinancing with them entailed a bunch of up-front costs we didn't want to pay and didn't really save us enough monthly to make it worth it. Then Sammamish Mortgage was recommended to us by a friend who had used them to refinance several times in the past, and we can see why. As my own work schedule is crazy, my wife had to do the legwork on a loan, and finances aren't really our forte. She was not comfortable working through a website, so she didn't go to the website to check rates out. She called and made an appointment to go to their office and speak to someone in person. From the very first day, Jeanne Shane was welcoming, friendly and informative, making a confusing process more understandable. Several other people were involved in the different aspects of the refinance, and each one on the team responded to our e-mail questions promptly and patiently, even though some of questions seemed very naive. I have purchased 7 homes in my life, so far. This experience has been the most disappointing and most painful of all my home purchases. I have never seen a more incompetent group of underwriters. I have never seen so much back and forth over some of the simplest things. They don't even know what documents are in a HELOC, and they kept asking me for the same document, over and over, even though I told them I did not have one. They kept asking for a "statement" for a new loan that was not even old enough to have a statement yet, and when I finally got one after waiting long enough, they said it was insufficient. Then, ON THE DAY OF CLOSING, they asked for our IDs and our passports. I will NEVER recommend your company to ANYONE buying a home. I would recommend they rent before using you. Your previous response on another site shows your lack of awareness as to exactly what happened. I will site various portions of your response and provide additional feedback. I still have every single email exchange with your staff. I stand by my assertion that your underwriters are clueless. 1. It's because we had very little cooperation and did not receive the specific items requested that are easy to obtain, but only you can access. Your staff was told on more than one occasion that the Wells Fargo HELOC did not have a "NOTE". I even offered to drive to your location to provide my entire packet to your staff. I told your staff exactly what was in the HELOC packet. After the third or fourth time, they finally decided to contact the bank directly, which is actually what should have happened after I told them the first time that there was no "NOTE" in the HELOC packet. Your staff was told before this process even started that a HELOC was in progress. It was a major discussion point. You also continued to ask for a "statement" on the HELOC, when the HELOC was only two or three days old and no statement had been cut yet by the bank. I went to the bank and got what they could provide, and your rep said that it was determined to be insufficient. Then, even AFTER I received the first statement from the bank, your rep said that even that was insufficient because it did not show the date the HELOC originated. Well, what freaking document do you need? You either need a statement, or something that shows the origination date, or both. If you can't tell me exactly what document you need, how am I going to produce it? 2. My fantastic staff ended up going above and beyond to figure out a work around at our cost to resolve the issue and close your loan by the scheduled closing date of your purchase. It is not my responsibility to gather documents that don't exist. There was no "NOTE" in my HELOC packet. There was no statement until 8 days after the HELOC even closed. I told your staff that and they continued to ask for it. Your workaround was to contact the bank directly. If, after contacting the bank, it was determined that some other form in my HELOC packet would suffice, you could have requested it. I responded to every single email from your staff within 24 hours, and more than 90% of them within the same business day. 3. As to the requirement that ID be provided at closing... Again, you are factually incorrect. I am not complaining about ID being required at closing. I'm complaining that your underwriter's, or someone working for your organization, needed my and my wife's ID and passport an hour or so before the documents were supposed to be recorded at the county. You mean to tell me you could not have gotten my ID during the week prior? You mean that the copies of our IDs that were provided when this process started were insufficient? Oh, and WTF is your deal with needing a copy of my passport. What if I didn't have a passport. 4. In addition, final loan documents for every mortgage closed in WA State require that they be done in the presence of a certified notary... The notary came to my house. It was YOUR notary. I have absolutely no issues with the notary, other than the fact that she was sick as hell while a my house. 5. As for the rate being higher than expected we closed with the same rate and costs that were quoted upfront. As we discussed rates did drop slightly during the loan process but the drop was not enough for us to be able to renegotiate your rate. Interesting that other companies are able to lock in a rate, and still lower it within a 30 day period. Go ahead and respond again and put the blame on me, the customer. Next time, I will post the content of the emails to show exactly what transpired. Those emails will show that I repeatedly told your staff that the HELOC did not have a NOTE, that the HELOC was too new to have a "statement", and that when I finally got one, you said it was insufficient. Then, I will provide the emails that shows that you asked for the IDs a hour or so before the documents were supposed to be recorded at the county. So go ahead. Make my day. read more

Worst company ever. Tried to get pre approved by them for 4 months. They said they only needed a few documents for a pre approval. Later turned into a laundry list all for a pre approval. Was told many different things by Nick and Chris until we got fed up. It took ONE 30 minute phone call to get pre approved by USAA and 45 days later we have moved into a more expensive house than what we were trying to get approved for by Sammamish. Moral of the story, there are no bright bulbs working here so you are better off going somewhere else. Run and run fast! read more

Their staff did an outstanding job, often above the call of duty, even being available for us on a bank holiday so the deal could move forward. Every conversation or communication was professional, courteous and exhibited a genuine concern for us and our ability to have a home. REFI: I didn't know that rates can change daily, and they have a great website, NO personal info needed to get real quotes (unlike Quicken and Lending Tree), even has a link to market commentary. I talked with/ emailed folks from Quicken, Windermere, Sterling, Bank of Am and MetLife (who held our first mortgage), before choosing Sammamish. None came through like Jeanne Shane, the principal broker there. Don't let the fact that they advertise in the paper put you off, Jeanne found me a lower rate with almost zero points, etc. with US Bank, ie no fly-by-night. Good communication by email. I've had mortgages with Washington Federal, Old Stone (remember them?), MetLife and Bank of Am, and the application processing, web info and updating was the best with Sammamish. read more
