It is dog friendly and many people unfortunately don't clean up after their dogs even though there are stations throughout. Gates - it is gated, however, they break A LOT. It's very annoying how often they break. Most recently they were broken for at least 3 weeks. The new management woman, Kimber, is nice yet strict which I don't think is bad since a lot of people have big getting away with many things! Such as breaking pool rules and parking wherever they want. I have never once had an issue with parking. One time a neighbor parked in my spot, but after leaving a note it didn't happen again. Maintenance staff is great. They normally come on Thursdays to cut the grass. Sometimes they wait a long time though and it's difficult to walk my dog. If you need repairs, people have come to fix things such as my bathtub drain and mold after Hurricane Irma. Many photos they post are of the clubhouse...which can be misleading. Majority of condos are outdated with the tiled floors and older counters. Definitely no new or modern looks. Condos are affordable. Some are cheaper if they have the super old interior.

A new dishwasher, washer and dryer were installed before we moved in. The maintenance people are excellent. They are very responsive. We have had them respond in less that an hour for a minor issue. They are very courteous. The complex is very very quiet and well maintained. They are upgrading the gym as we speak with new equipment. There is a very nice tennis court and pool. Management is very responsive.

The worst thing of all is that this morning there was a flier on every tenants door where the property management has asked people to give "nice" reviews and to bring in a copy of this review and they would give out gift certificates for a free lunch. so instead of trying to clean up the apartments they would rather have people lie on fake reviews in order to lure more people in. After about 3 years I saw a steady decline with the complex. Over the course of my stay there, I saw at least five property managers come and go. The property also had been experiencing a steep increase in vandalism, and non residents using the complex as a dumping site for furniture and appliances due to the fact that the community is not gated. Across the street from the entrance to Portofino Landings there is a new apartment complex that was built, which houses low to extremely low income residents which helped contribute to the decline to the property. It's just very sad to see how fast this once beautiful complex deteriorated.
