Goodwin Management is absolute trash. And this is coming from a Realtors perspective. Amanda Escobar who works with the office has 0 empathy or regard for homeowners - her job is to recite the covenants and bylaws that work only in the HOAS favor. They are managed by a too big to fail hoa, and will do anything to collect more money from you upto and including charging fees for deadlines missed due to their own lack of attention. I have receipts showing numerous attempts to resolve a matter well before fees got added, but apparently it passed a deadline where fees are automatically added, they stand behind the fact that if you dont pay, theyll put a lien on your house. Trying to be a good resident, I called the Santa Rita Office on Saturday due to a neighborhood pump house pipe that had ruptured and was allowing hundreds of gallons of water to flow out from under the building slab and running down a ditch, being wasted. Water is seriously precious as of now in our area. Even if this is well water and not city water, it's still precious. Of course they were closed so I selected the Emergency option. It patched me over to the Goodwin office who manages the sub division. It said, welcome to the Emergency hotline, if this is a medical or fire emergency please hang up and dial 911. If this is an emergency other than fire or medical please stay on the line and someone will be with you momentarily. After listening to music for 30 minutes, I hung up. What a poorly managed company Goodwin is !!!! They'll take our HOA dues money in a second, and raise it without warning, but have no one readily available for sub-divisional emergencies !!! BEWARE!!!!! Worst community I've ever lived in. PERIOD. Area is constantly on stage 3 with water shortages, the internet is out 2-3 business days per week, barely any cell service, and the overpriced HOA is more micromanaging than a dictator. Plus community main plans keep changing every month so you never know what's going up around your house! "Live off the Land"...my a$$. They will try to trick you saying they are improving this and that but it's false promises. You should see everyone complaining on the "community app". It's ridiculous. Construction map changes weekly so you never know what's being built n where. Privacy? Forget about it. Joys! Do I have neighbors right up next to me or not? Question of the week. Best community of Austin sayings n promotions are bought, so don't buy into it. Plus houses are built in a hurry with zero quality checks by shitty n shady builders. Houses ads being built from ground up to framed in with siding n shingles n less than 3 weeks. An appraiser's nightmare bcuz corners are def being cut. Example: we had no proper sub floor for our upstairs. Builders tip off the inspectors, yes I have legal recordings to back this. Leaking roofs, cracked main support beams, houses sliding off foundations, etc. Not to mention the builders used your now "pretty yard" as a landfill when they were done rushing to build your house. Have fun digging up trash for years to come! Our builder magically went out of business after the build and warranties aren't valid. This is after our first builder took our down payment n then forgot about us for 4 months! Voiding their contract legally but still keeping our down payment. Santa Rita Ranch is a fantastic community for those who want the neighborhood feel in the middle of outdoor space. There are pools with slides for kids, catch-and-release ponds, playgrounds, basketball courts, and a huge gym filled with different workout equipment. There are also hike/bike trails surrounding the property for those that want to explore the ranch outdoors. Santa Rita Ranch is a sanctuary for families with kids of all ages. There are multiple builders in the neighborhood so you can choose the house of your dreams, and in your budget. CastleRock, Wilshire, Westin and Giddens are my favorites in this community. I love the irridecent fireplace tile available by CastleRock, and the ranch home floorplan by Giddens (I'm pretty sure a few of the builders offer ranch style homes on their bigger lots.) I'm also pretty that ALL of the homes in Santa Rita Ranch have decent backyards, at least the ones I've been into have! Overall I think it's a great community if you live in North Austin but want a home that doesn't have that city feel. A place you can escape to after a long day at work, but still close enough that you can go into town on the weekend if you want to. read more

Santa Rita Ranch was a decent community 3 years ago. Today, not so much. It's overbuilt with houses, however, the amenities have not kept pace. The swimming pools are very crowded even with the new and restrictive wrist band policy in place. The developer built this place without having secured water rights from a reliable source - so we cannot water our yards at all since mid-July and the watering restriction is ongoing indefinitely while we watch our lawns die. Traffic on the streets in the neighborhoods is intolerable and many cars speed 10 to 15 over the speed limit - no enforcement. The original streets in the development are falling apart and needed to be repaved 2 years ago. The HOA is awful and homeowners don't have a say in its operation or policies (I honestly don't know why they even call it an "HOA", it's more like a dictator). HOA fees are high, HOA restrictions are onerous and they issue petty violations with zero time to correct between warnings and fines. Icing on the cake is that we are in Santa Rita North which is in the Georgetown ISD which means our kids are bussed to Eastview High School on the other side of Toll 130 east of Georgetown city. Yes, it was a mistake to buy and move into Santa Rita Ranch and in this market it's almost impossible to sell and move on. It appears that the developer screwed this up in the planning and implementation phases and the homeowners are paying the price for his mistakes. If you're thinking of moving here, don't. Look elsewhere. Words can't express our level of frustration with the developer, the HOA, the MUD and it's burdensome fees and property tax, the City Of Georgetown water department and Optimum - the one and only internet and landline provider for the entire development. read more

We love this neighborhood. The people are incredible and so sweet. On the other hand, the HOA is out of control and needs to be reigned in. They continually implement or change the rules, add fees and inefficiency that appear as if they are money hungry, and many neighbors do not implement changes that would make their homes more beautiful because they don't want to deal with the bureaucracy type feel of the HOA. They come across as control freaks and have been known to take pictures through the fence or with drones over houses. It's also common to become a "target" of the HOA and receive petty citations after following the rules and submitting something for them to approve. There is no neighborhood input as it's an outside organization that is hired by the developer. This is all very concerning and I certainly hope it's addressed by the developer because it significantly sours the otherwise positive experiences home owners have here. read more
