In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. The grounds are well kept up, spacious, with LOTS of grass, two doggie parks (I had a dog for the first six years of my stay), and small neighborly buildings. There is a beautiful pool, the landscaping keeps up with the needs very well, and most importantly, maintenance is outstanding. An example: my garbage disposal got stuck last week. I put an order in on Sunday night, and by Monday at 10, maintenance was here and fixed it. I showed him (Pedro, who is great) a problem I had under my sink. He said to put in another work order, which I did immediately, and then I went to lunch with a friend. When I got home, the under-sink problem was fixed beautifully, everything was neat and tidy, and I felt like a pampered customer. I have always been treated most courteously by the office staff and the maintenance people. I have lived in probably five or six other apartment complexes in and around Texas, and this is the very best place--bar none!--of them all. My apartment is properly set up for my transition into senior living, with no bumpy thresholds, lots of grab bars, and soundproofing that means I NEVER hear my neighbors. And by the way, because this is such a great place to live, it has attracted some of the best neighbors you could ask for! If you're wondering, I love it here! I would love to find some small thing to complain about but. . . . there just isn't anything! This place is GREAT!!!

I have been living in these townhomes now for about 5 months and overall I am pretty satisfied with…read morethem. THE UNITS The units themselves are pretty well-built and REALLY well insulated. My energy costs went from 150 a month at a crappy townhome to about 70 a month at the height of summer keeping it around 74 constantly. That being said, I've got about ZERO cell phone reception here, having to go outside to make a phone call. I have Sprint though, so take that as you will. Generally, the units are well-kept, gas appliances and tankless water heaters. The hardware is pretty stylish and the bathrooms are great with a separate tub and shower. The units are also pretty quiet. You get the occasional loud music or neighbors partying, but it's never really that bad (see insulation). You can't beat not having neighbors above or below you. REPAIR STAFF The repair staff is GREAT. I did my walkthrough with an older man, the head of the repair staff. He gave me tips and tricks about the hard water (and I do mean hard water) and various ways to maximize my appliances. I think he assumed, because I look young, that I have no idea how to live by myself. It seemed a little condescending but he had the best of intentions. I haven't had to put in a work order yet, but I'm assuming with such a small complex, they would get right on it. OFFICE STAFF The office staff is virtually non-existent as they are actually off-site. The local office hours are minimal. I am, however, of the mindset that I do not need micromanaging in my life, and they are good about only getting involved if they need to. They answer pretty quickly to any emails I've sent. Just as I was ready to sign my lease, they popped an extra $70 a month charge on me, which I did not appreciate. The fee is for trash, lawn care, water, etc which is understandable, but not included in the advertised rates. They presented it as an "oh by the way, did anyone tell you about this?" which annoyed me but I was very close to my move-in already. Afterwards, they really were great about working with me on my move-in date, they were able to go out of their way to help me hold the unit for a few weeks. THE COMPLEX I do wish someone would better enforce the leash law. I take my dogs out on leashes every day, and there is almost always a lady or two with her pack of wild dogs off their leashes that come and assault my dogs. Someone must have complained, as the staff sent out an email but...that's about it. The only other thing I have is a nitpick. The access code pad at the entrance is on the wrong side. Meaning you have to drive in on the left in front of exiting cars to open the gate. Understandably, if it were on the right-hand side it would be on the passenger side, which is why most places have a median and put the pad in the middle of the gate. If there were a median, when you drive in and another car is on its way out, you wouldn't have to drive in front of them, put in the code, and then swerve way over to the right immediately to get out of their way. It's just a nuisance. THE NEIGHBORHOOD The neighborhood leaves something to be desired. It's clearly a lower-income area with a couple of new nice buildings in it, including these townhomes. It's Pflugerville, though so it's still generally safer than a lot of places. I did see that someone broke in and robbed the family dollar down the road, but haven't heard of anything bad happening in the complex itself. I moved from north Austin to PF and it appears I have been spoiled for choice. There is almost NOWHERE good to eat in Pflugerville. There is TONS of fast food, but only a couple of restaurants that serve real food and not a mess of gross processed stuff. I will probably be moving back to Austin just on the basis that there is so little to do in Pflugerville, but it has nothing to do with this complex. I wish you could just airlift the whole thing someplace else. ;)

They went out of their way to communicate with me quickly and effectively, and helped me if I ever had any trouble (even if it was unrelated to the property). You're in good hands with them. They were very fair and flexible towards me as a tenant, and I really enjoyed my time living at one of their properties. I highly recommend them if you're looking to rent from a management company!

That is an interesting…read moreassertion, considering we had one hypoallergenic dog who was regularly groomed and bathed, was never permitted in any of the carpeted areas, and was completely removed from the home while it was being cleaned. The house was left spotless and, frankly, cleaner than it was when we moved in. Most notably, their response completely avoids the lack of customer service. We have rented from several other companies and have never experienced anything comparable. Their response has done little more than reinforce my original review. Still a nightmare of a company. Company provides poor communication until they want something from you. We left our rental spotless and they still took out over $400 for cleaning fees. Anytime we called to get info their answer was basically we have other customer so we will get to it when we get to it. There are a million other incidents but overall stay away!

My friend, who works in property management, told me this place has cycled through at least eight different management companies since it was built in 2019. Apparently, the owner, Sairam, only cares about squeezing out as much money as possible. Any company that tries to actually fix problems gets the boot. He's found ways to fire them and pocket more cash. Right now, the place is being "managed" by IKON, which, surprise, surprise, Sairam owns. So, there's basically no real background checks happening. And get this, they're running a bunch of illegal Airbnbs, which are totally against the rules--unless you're Sairam, of course. This place used to be decent when other companies were running it, but now? It's all about filling apartments, no matter who they put in there. You pay for parking, but you might as well park in the dirt for free, because some dirt spots are free. They charge you for package handling and garbage collection, but the place is filthy. The floors are always disgusting, the parking garage is never cleaned, and the stairwells are full of trash, despite what the owner says. It honestly looks like a run-down, low-income building, which is insulting to people who actually live in those types of housing. Someone else mentioned "valet trash" and "clean halls," but that's maybe true for like, 15% of the year. Sure, they take the trash out sometimes, but it's not regular. There were times the entire floor was covered in trash bags, just thrown in the hallway. The smell was awful. Sometimes they'd just dump it in a cart and leave it in the hall or the garage. And it's not safe. There's been a ton of police activity lately. There's no courtesy officer living on site. The garage door into the building doesn't close properly, and one of the keypads is broken, so anyone can just walk in. Why not fix it? Oh, right, because it would cost money. The only good thing about this place is Diana. Everyone loves her, but like everyone else who's worked there, she probably won't last. I'm so glad my friend got out of there. It's gross, it's dangerous, and despite what the website says, there's nothing luxurious about it. The owner only cares about money, and he won't spend a dime to make the property better.
