I lived at Savannah Oaks for a year. I travel extensively for work so I am/was away most of the time. My experience when not traveling was good in some aspects and less than stellar in others. Let's start with the good. When you step foot in the complex, it actually looks nice around the lake. The place is kept up and the grass is regularly mowed. The staff tries to put events together to coincide with "national days." For example national bubble gum day - you can get free gum. Same goes for cupcakes, cookies, candy, breakfast, etc. They also have food truck Thursdays where different trucks park in the front so you don't have to go out. They have some amenities that are cool such as a coffee/espresso machine, internet cafe, gym, game room, and club house. The frustrating part is that even though they are in the same building, they are only connected during hours when the leasing office is open. When the office is closed, you have to walk around outside to get from one section to the other. Now onto the cons - which in all honesty, may happen regardless of where you live. When I am in town, I work from home. My specific apartment did not make it easy. The neighbors who are obviously not home during the day had a dog that barked all day long. His sounds always invaded my zoom meetings. Additionally, some neighbors in my building refuse to pick up after their pets. I've watched them let their dogs leave massive dumps then simply walk away. Property management sends out emails, but nothing changes. If you walk through the grass you definitely risk a case of poop-shoe. When I walked the hall to my car on the weekends, some neighbors leave their trash out all weekend. Well in my building it started to smell unpleasant. I also often smelled weed in the hallways, which was frustrating. On one event, I got a text from property management that I was being too loud. Funny thing was, I was overseas and had been overseas and no one had access to my apartment when they texted. And the gates. Many times they are broken. I've also seen the gates close on residents' cars from the opposite direction. At first I though the drivers weren't paying attention. Then on subsequent occurrences, I saw cars pull up when both gates are open. When they are both open, there are no painted lanes that tell you where one gate ends and other begins. Next thing you know, they close onto vehicles waiting to enter or exit. In all fairness, the property management team tries to address things when you bring them up. It is just luck of the draw with which neighbors you land beside. Overall - good experience. read more

My main reason for this review, is one, to warn anyone thinking of leasing in building six, that there is a roach issue. Two, it's been almost two weeks and per property manager- we are still awaiting a response from corporate- so hopefully this will escalate that response. When I received my keys, the apartment was not move in ready- it was filthy. Dead roaches in the kitchen drawers, bathroom drawers and the shower was not touched I'm assuming since the previous tenants moved out- it was gross, the washing machine was broke and maintenance had to order a new one. I very quickly found out this apartment had a roach issue and the apartment was alerted the day I received my keys. At my own expense, I did two pest treatments in the apartment. The apartment had pest control come out- his first trip he laid out two traps and barely sprayed the kitchen, the next Friday he came again, and checked the traps and said- "No infestation here!" and no other treatment was suggested at that point. Regardless what his traps said, and he can call it what he wants- having to kill baby roaches every single day and having them lay eggs and run across your counter tops is not acceptable. I eventually spoke to neighbors who also have baby roaches, so beware- this is not an isolated issue in building six! Due to the amount of roaches and health concerns of having roaches running across my counter tops, laying eggs on the counter tops, even finding one in my freezer, I have not cooked one single meal in this apartment. Unfortunately, not only is this my home but it's my work because I work from home. I have reached out to the property multiple times to see their plan to resolve the issue. They finally asked if I would want to transfer to another unit and I said yes, but I will not be coming out of pocket- transfer fee and rent must be waived. Property manager said she would have to get with corporate but in the meantime, they offered a more in depth treatment which means I would have to pack my entire kitchen and bathrooms up and be out my apartment for four hours. Sounds like something they should have done BEFORE a tenant is occupying the space. Per the contract it states if property fails to timely repair a condition that affects the physical health of a tenant they have rights to exercise. I would argue that having roaches in your kitchen and appliances is a health issue. I would also argue that fifty days would be plenty of time for the apartment to remedy the situation- which has not happened. Lauren is amazing and always has timely responses but unfortunately I cannot say the same about the property management and corporate. read more

I want to start by saying that this property is visually beautiful and very well maintained on the surface. The landscaping is kept up nicely, the buildings are attractive, and the maintenance team does a great job keeping the community clean. Unfortunately, despite how nice the property looks, my experience living here has been deeply disappointing due to ongoing pest issues, unresolved noise disturbances, and a complete lack of meaningful support from management when serious problems occurred. Pest Infestation & Mishandling by Management From early on in my tenancy, I experienced a persistent roach problem inside my unit. I reported this multiple times, and pest control came out on several occasions for general spraying. However, these treatments were not effective -- the roaches kept returning, including live ones crawling on my walls. Being told repeatedly that this is "common in Texas" does not make it acceptable, especially when I was paying for a clean, livable apartment. What made this worse was how management handled the situation. The new property manager, Iris N., incorrectly told me that my unit was scheduled to be "bombed," something I never requested. Because of this misinformation, I had to take time off from work and rearrange my schedule, only to find out later that it was just another basic spray that had already proven ineffective. There was no correction, and no effort to make things right. Despite months of reporting and documented issues, I was never offered any accommodation -- no unit transfer, no rent concession, and no meaningful solution to the disruption of my home. I was left to live with pests while management treated it as a normal inconvenience rather than a serious habitability issue. Thanks to another error on managements end that worked in my favor, the previous property manager forgot to put an early termination fee on my lease agreement. So the regional manager took that and tried to use that as an attempt to "resolve" the matter by "approving" my early termination of the lease. Again, not a true accommodation, and still focused on the money by requesting a 30 day notice and full month of rent because "we have to follow the lease". There could have been a concession or my immediate release could have been approved if management truly cared. Noise Disturbances & Lack of Enforcement In addition to the pest problems, I also dealt with constant noise disturbances from the upstairs neighbors, including loud stomping, running, and banging. I even provided recorded proof of these disturbances to management as requested. Despite this, no real action was taken to resolve the issue. In fact, the current manager Iris stated the recordings weren't enough and they would need to come sit in my apartment to actually hear how loud they are being. Go figure! The noise continued, and I was once again left to endure the stress without support. Move-In Issues & Administrative Errors My experience with management started off badly and never improved. When I was first moving in, the property manager at the time( Ashley C. ) sent me the wrong quote and had me apply for the wrong apartment when the apartment I was inquiring about was verbally agreed upon. I was then forced to move forward with the situation with no accommodation or compensation, even though the mistake was entirely on their end. That set the tone for how resident concerns would be handled -- or not handled -- throughout my tenancy. Staff Who Truly Tried I do want to acknowledge Camren and Lauren, who were consistently kind, patient, and compassionate when I had to report these issues. They treated me with respect and empathy even when the situation was stressful and ongoing. They were the only bright spot in what was otherwise a very frustrating experience. Final Thoughts This community is beautiful on the outside and well maintained by the maintenance staff, but living here has been emotionally and mentally exhausting due to unresolved pest infestations, constant noise disturbances, and management's unwillingness to provide accommodations when serious problems arise. I was a responsible, clean, on-time paying resident, and yet I was made to feel like my concerns did not matter. If you are considering this property, understand that appearances can be deceiving. A pretty complex does not make up for a home where you don't feel comfortable, supported, or heard. read more

Gates break often and the app butterflymx is highly unreliable better off staying in a duplex every year you need roach spraying to be done routinely to get rid of the severe Savannah Oak roach problem. How do i get in if the gates are broken? Savannah Oaks the most miserable apartment complex ever! They up the rent randomly and charge for amenities that barley even work for example the elevator breaks down every two days yet they charge for it.. Strange. These owners are greedy, money hungry and downright disrespectful dont EVER think to move here also mold issues terrible black mold is spotted on the apartment buildings roof, they dont repair they just keep it moving. If you like to live a happy and healthy and stress free life avoid this place like the plague. My lungs have been getting worse since i lived here my whole family feels the same way. LOVE LOVE LOVE this property! They get involved with the community by hosting events and actually getting to know the residents. Anytime I needed anything fixed maintenance was on top of it SAME DAY!! The proper was beautiful, I definitely enjoyed walking around and taking advantage of the amenities. If I could give this place negative stars I would. My car tires were almost stolen at 3 am last night (luckily a police officer saw it) and the thieves took off with all my lug nuts with my wheels all being close to falling off. As a landlord tenant attorney, I have complained for months, primarily about the gates being broken and have been constantly met with excuses of why the gates have not been fixed. Our apartment complex has been an open target for any stranger to drive in or walk in and cause damage to property (which my vehicle was not the first this year). No idea what the point of fencing and gating our whole complex is if the front gate remains completely open 24/7. As an attorney, I am appalled with the amount of violations this new management company is trying to get away with. They are building a case against themselves from all of the violations they are committing. More focused on tik tok videos than actually managing the complex. Don't believe all the 5 star reviews, they give people gifts and points in exchange for their 5 star reviews. read more

We are long time tenants here and we want to remain anonymous. We moved into what once was Asher Oaks. Almost only 2 months into our lease, this company "Francis" takes over. I walked into the leasing office and everything had been changed. New owners! Before I begin my rant, I must address this concern. How can rent be this expensive and the cameras not work and there's no security on site ? How is it possible that someone was able to break into someone's apartment in broad day light ? How did a thief have enough time to take 4 tires off a vehicle without being seen ? You have to know you won't keep quality people with the crime that takes place in this community now. People are starting to not feel safe. Our kids walk to and from the school bus stop. We fear for them if anything else. And you do absolutely NOTHING about it. Dog poop everywhere you step in the grass. They have enough money to build a freaking dog park but not enough to keep the grounds clean. Tenants leave trash outside the dumpster, some stay for days. Parking. There used to be ample amount of parking, now you need to get home before 5pm to get a spot. Not even a good spot, but a spot at all. They are taken up by abandoned cars and motorcycles. As well as several people living in a 2 bedroom apartment because they can't afford the rent. It's gotten so bad tenants park in the unauthorized spaces. The special parking spots are $100 and the garages are $150. Storage is $50. The pests issue is handled well however, can someone stop the pests that tear up the trash that we are told to put outside the door for the late trash pickup guys. Then they want to complain about trash in the hallways during trash pickup. IT'S THE RODENTS ! Next are the tenants. I'm tired of smelling weed out in the halls. Some random guy was sitting outside the apartments at night smoking weed just staring at the apartments. We do not live in the hood. The quality of people they have started accepting doesn't fit the rent they charge. Our rent is $1,650. After all the fees they tack on we are at $1,800 easily. For a 2 bd room. With all of these issues ?? How ?? The neighbors are loud. No one gets fined for noise violations so they just continue to be loud. The gates are constantly broken. We get a different email every month about broken gates but then have the nerve to address staying " safe " after a break in on site. Are you serious ? We pay too much to have to worry about our cars being broken into or our apartments being burglarized. In the morning ? While the maintenance guys are out ? Who's able to climb through a window during the day time without being seen? And if someone left their door unlocked on mistake, what kind of people are you guys letting in here to where they have to break in someone's apartment? Shouldn't they be able to afford to live here ? Now, the water. The water has been shut off several times for several issues. We have had plumbing issues before where the water smelled like sulfur. For the most part at least it's quite. I can say that. But They always have excuses for why something is wrong. When we moved here the cable guy said we had a year before 1960 and cypress creek started heading this way. Thing is, why would you let people in with false information and fake pay stubs ? Duh. Anywho, we are hoping to find something further out into Tomball area because unfortunately, this complex is no different from the others in Spring. Don't waste your money. Apparently the previous owners did not want to represent this area anymore. So they sold it to a company who's headquarters are located in California with 2 stars. Boy, that surely says something. They just don't care anymore. They are just like any other complex in Spring, there's no reason to have expensive rent and consider themselves " luxury apartments ". I suspect things will only get worse in due time so we will not be renewing and we don't suggest anyone who is not ok with paying luxury pricing for " problem complexes " do. read more

Don't move here. They underwent a sale and the change of ownership has been a nightmare. I'm so glad I didn't renew. If you don't heed my warning and decide to move here anyway, DONT get a unit on the 3rd or 4th floor unless you want to climb the stairs everyday bc the elevator is ALWAYS broken. If you get an apartment on the 1st, 2nd, or 3rd floors prepare yourself for the noise from your upstairs neighbors. You can hear EVERYTHING. They changed the name of the complex, I only assume, to get around all the poor reviews from before. Don't be fooled, look up the reviews from the prior name "Asher Oaks". They are offering raffle tickets to a pool party in exchange for reviews currently.. shady af. Don't move here. read more
