Santiago Carmelo is a hard-working and knowledgeable framer, along with a number of people he brings in to work on jobs. However, anything outside stick framing is where Santiago and Great Deal repeatedly failed this customer. I had to recover the project from a number of big issues caused by Santiago, including poor accounting of costs, ordering too much or too little of some materials or the wrong materials, ghosting and poor communication, not listening to what this customer requested, dragging the project out for weeks and months, and eventually, refusing to show up at all even near the end of the work contracted. Santiago made a lot of big promises about what he would get done for me, but then never fully delivered on any of it. For examples, he cut open my roof for an addition before the materials were delivered, and then left it exposed for months! He put a way-too-small tarp in place, and secured it with nails, unbelievably! I had to remove it and put a real tarp in place myself, twice now, due to the unnecessary delays. His team ran out of materials twice during major milestones, and left partial materials on site for work yet to be done. His team never cleaned up after themselves, threw trash and debris all over my yard without ever cleaning up, and they had to borrow tools from me a few times. Santiago kept blaming his "boss" for various failures, though he claims to own his own business. I did everything I could to ensure success of the project, and even fed his team a number of times. Fortunately, their framing work was competent and done per the approved plans, although I have informed the City of fraud committed on permit work. In the end, Santiago breached our contract, and I will have to pursue legal action to resolve the mess he left me.
