Banks apparently have different rules for approval than other lenders.....and will put you thru so many hoops before approving you. I dealt with a broker named Jennifer Ramdas at rbc. I went to her end of August, and come November...i will wasn't approved by rbc..as they kept telling me my credit was not good...even though i had taken out 3 mortgages with them previously and told i had a ton of equity in my home! I have since refinanced my mortgage with another lender, NORTHWOOD MORTGAGE, who was able to approve me in 3 days! They were beyond excellent and was astounded at the excellent service they provided. I dealt with a broker named Nirvina in Markham...she was just excellent. I will no longer deal with rbc for my mortgage and will advise others I know not to either. I realize rbc is a large financial institution but to treat long standing customers as they have, is beyond reproach. So I have taken my business elsewhere.

As a customer, this creates the impression that important information is not clearly disclosed and that borrowers only discover the real conditions of the loan after the agreement is already in place. Financial institutions that provide consumer loans should operate with full transparency, especially when dealing with significant financial obligations such as car financing. In my case, the entire process felt misleading, poorly explained, and lacking basic transparency. Because of this experience, I strongly recommend that anyone considering financing through LendCare carefully review every document and verify all terms independently before signing anything. I have already filed a complaint with financial regulators and consumer protection authorities so that this situation can be properly reviewed.
