I've been feeling unsettled about the stock market for years leaving my IRA in a money market account producing hardly anything because stocks seem to risky right now. What I like most about the service Dimitry provides is as follows: 1) you set up the account with Wells Fargo so it's safe. It's not under someone else's umbrella where you could lose your principal. The account is in my name. 2) they don't nickle and dime you for each service. Many of these companies charge to write a check, make a deposits etc. I like the straight forward approach offered here. 3) My self directed IRA started working for me right away when a friend wanted a 1st trust deed. Dmitriy Fomichenko and the Sense Financial Services team is a great resource for anyone looking to self direct retirement funds. With that said, I wanted to share my experiences. I recently closed on an investment property in Toledo, OH which is really mind blowing considering only a few months back I truly thought my investment power was tapped out. I had talked with a few lenders and the fact was I could not qualify for any more investment property loans...especially with the current state of lending market. Anyway, I was introduced to Dmitriy and Sense Financial at a recent real estate meeting hosted by the Marshall Reddick Real Estate Network. The information I learned was phenomenal. I learned that I could diversify my retirement portfolio by using funds from my Roth IRA to buy real estate. This is exactly what I did. With the help of Sense Financial I was able to create an LLC and move (self-direct) a portion of my Roth IRA funds from my current Morgan Stanley account to the LLC where I now have checkbook control. The process only took about 6 weeks and the Sense Financial team was there to guide me through the entire process. The best part about the whole scenario above is that I was able to purchase this property for cash through my Roth IRA thus all the income (rental income, capital gains, etc) will be tax free. How is this possible? Well, the funds in my Roth were taxed beforehand and thus since my Roth IRA owns the LLC I created and the LLC is buying the property all the income and expense associated with the property will run through the LLC. Therefore all the rental income I receive as well as any capital gains down the road when I sell will all go back into the LLC which ultimately will go back into my Roth IRA. Of course this means I cannot personally use any of this rental income or any capital gains until retirement age, but what a fantastic way to be able to 1) invest in real estate with retirement funds as well as 2) diversify those retirement funds in other vehicles besides stocks, mutual funds, etc. If anyone out there is interested in self directing retirement funds i highly suggest you contact Sense Financial. I engaged Dmitriy two years ago to setup a self-directed IRA (SDIRA) for holding investment properties. I held properties in Arizona, Kansas, and Ohio. He helped me establish the LLC and get it registered in all three states. He also found a banker for me that would work with the LLC and SDIRA. He even setup the appointment. He also coordinated the activities with the IRA custodian. The overall process was somewhat confusing to me, but he made it simple. I was very pleased with his attention to customer service. He provided a lot of service for a reasonable fee. Two years have since passed, yet he continues to follow-up with me to see if I need any assistance. We have been using them for the past two years. We initially paid a $800 establishment fee (we got a discount code from Bigger Pockets) and then we were charged the $200 this second year. We have not been charged anything else, if they do I would imagine they would disclose that up front. My experience is mostly with Minna Nah and she is incredibly helpful and responsive. I have had a lot of questions and one amendment since we started and at no time did I feel like I wasn't being supported. The website has a FAQ's section that is very helpful and answers a lot of questions. It even gives you examples and scenarios for certain situations that you may find yourself in. When we started the process, there were step by step instructions on how to do it and even how to set up the bank account. Minna practically held my hand because I was very cautious about what I was doing but even then she was patient with me. They can't answer all of your questions because some questions are meant for a lawyer or your CPA but they will get you started on what to ask them if that situation arises. My first clue to avoid this company was they don't list their fees online for establishing and maintaining a Solo 401(k). Their competitors do. This is the same shady tactic many car dealers use to get you to call to find out their prices which can change at their whim. I tried chatting with them online to find out their prices and fees but even though it said they were 'available' no one ever responded. I also don't see any BBB links to look at their reputation with customers. It's safe, accurate and factual to say that as far as the sign up process is concerned and their approach to customers, I've definitely experienced better. read more
