Concierge is great and I feel so safe. Not to mention, the views are incredible!

I moved into the Seven a 5 months ago, thinking it was premier luxury building, and man was I surprised. Billy Jo is impossible to work with. Everything is the fault of the resident. There is no working things out. The great thing is they have the concierge service, the only problem every good person quits within 2 weeks, and we just got an email that they're firing the concierge company. The elevators are almost broken, it's super noisy, and there are random charges on the monthly invoices. Worst experience i've had paying 3k+/month. read more

A big disappointment. I'm not sure who is writing these reviews, but I frequently speak with residents in the elevators and Seven definitely has its flaws. I'll start with a few positives, but there are few. 1) Pool Area - Very nice with good views all around. 2) Anna and Chuck are awesome. They are the two individuals I actually enjoy dealing with from management. 3) Concierge - Very polite and helpful. All around great team. Now onto the negatives... I have a South facing apartment which looks at the river. 1) Noise Noise and Noise - If you have any apartment that is facing 6th street, you may want to think twice when it comes to sleep. The noise is unbearable and the windows do NOTHING to help soften the noise levels. They may mention the noise from 6th isn't bad, but it is horrific and you will be up until 2:30AM which is when the bar/club music stops. I have had countless friends and family members stay with me and they are absolutely shocked by the noise. Loud Neighbors with booming subwoofers seems to be a running theme at Seven! When the clubs and bars aren't keeping you up the frat house nature and booming subwoofers will!! 2) Elevators - The elevators are always undergoing some kind of maintenance. Every single week one of the elevators is our of service for half a day and this happens multiple times per week. I lost track of how many times I had to wait over 5 minutes for the elevator to stop on my floor. I routinely wait 2 minutes for the elevator to make its way to the parking garage. You can ask any resident and they will let you know how often these elevators are broken. The best part about it is that when you complain to management they say "Routine Maintenance", I guess they have "Routine Maintenance" almost everyday. 3) No Visitor Parking - Unlike other high rises downtown there is no visitor parking. This is a huge pain if you plan to have friends over. There is a garage underneath the building for visitors, but it is extremely expensive. Other high rises such as The Bowie have FREE visitor parking. Yes- they allow their residents to have friends and family over without them having to pay $75 in parking for a weekend trip. 4) Management - For the most part management is pretty unreceptive. I don't particularly care for any of the Managers. I've sent out several emails that failed to receive a response. 5) Again NOISE!! Deafening Noise all the time!! I am not kidding when I say you will be fighting with your neighbors, who have loud subwoofers in an apartment complex or 6th street for sleep. Be prepared to be constantly stricken with excessive levels of sleepiness. Management always tells me they are "monitoring the situation", but in reality nothing is done and you just suffer and end up going to work on 4 hours of sleep. If you want to live in a more upscale loud frat house then Seven is place for you. But when you are paying $2500+ a month I think you deserve a good nights rest, strong management and visitor parking. I know there are many 5 Star Reviews here, but if you have a South or East facing apartment be prepared to suffer from the excessive noise of 6th street. The best part about all of this is the management knows the noise levels are terrible and suggest sleeping with ear plugs. Yes the noise is so awful that they suggest ear plugs. I do not advise anyone to live here. You are better off at The Bowie, Ashton, Monarch or the Gables apartments downtown. read more

Found a live rat in the toilet of my apartment. Seven has been open for just a few months and I live on the penthouse floor, but they didn't think of that as strange enough to find a manager to immediately address the issue. Was not something I was expecting when I moved in here and it's upsetting that a fairly huge live rat in a residence's toilet doesn't ring more bells. Maybe they've had rats in other units as well and tried to keep it quiet? No thorough check if other rats were in my room or floor as well. Good location but horrible management. read more

After investing several weeks evaluating various luxury apartments in downtown Austin, I couldn't be happier with my decision to move out of The Bowie and into Seven last month. While location, views, and relative cost were important criteria for me, it was unexpected to discover that my experience and interactions with the staff would ultimately be the deciding factor. Being a sales professional myself, I really value when those who are helping me to facilitate a large financial commitment can ask the right questions, listen attentively, convey genuine interest in my well-being and my satisfaction in choice, and lead me to the decision that's right for me without pressure, then make me feel even better about it after the paperwork is signed. The leasing agent Kelly K. delivered on this process end-to-end and with a supreme level of professionalism. From answering my call inquiring about availability to scheduling my visit that day, to greeting me warmly and being fully present, to asking the right questions and providing answers that eased my concerns as well as recommendations that perfectly reflected what I had communicated as being important to me. After my initial visit and tour, she sent me a detailed email summary of exactly what I had listed as being important, and how Seven was able to meet and exceed each of those criteria. I continued to tour several other properties to survey my options, and with each visit to another property it became more and more abundantly clear how exceptional my experience was while working with Kelly and her team at Seven. It was because of my interactions with her, as well as with Bethany, Elise, and the rock-star Concierge's Ben & Evan, that I ultimately decided to sign the lease at Seven even though the rent was more than I initially wanted to budget - though it has proved to be worth every penny. Throughout the application process, Kelly was patient with me whenever I stalled in the process which made me feel even more comfortable to move forward, and she was always prompt to respond and support if I had any challenges navigating the portal or interpreting the lease agreement. While the property is amazing, the views are incredible, the rent is certainly reasonable, and my apartment is truly perfect for what I was looking for - it was ultimately the incredible leasing team and staff who swayed my decision to move into Seven, and since then it has been them along with the uniquely friendly residents which Seven attracts who have made me feel even more at home by the day. After having lived at another similarly luxurious downtown apartment, and having surveyed all of the comparable options in Austin, I can say with full conviction us residents at Seven are blessed to have the management & concierge team that we do at, which is the differentiator when compared with those offering similar rates, views and amenities. I'll be recruiting friends to live here, and renewing my lease. I recently moved into Seven and couldn't be happier with my choice! Since move-in, I've probably used my car once or twice - you can bike or walk anywhere you need to go. The building also has bikes available to residents, which is super convenient if you have friends or family in town. There are tons of great restaurants and bars in the neighborhood and Whole Foods delivers for free (which is equally awesome and dangerous). The pictures speak for themselves - the building rocks. The pool and common areas are beautiful. The gym is also great - its super spacious and has everything you need. There is also a furnished, one-bedroom available to rent for visiting family and friends. The price is more affordable than any hotel downtown and you can't beat the convenience. The office space downstairs is great for work or studying, and there are two computers and a printer available for use. I ditched my Keurig upon move-in - there is a coffee bar downstairs with multiple drink options. Lattes for everyone. I will say that despite how new the building is, Seven has a real sense of community. Everyone is super friendly and I absolutely love all my neighbors and the leasing staff. Everyone is super social and the building has organized multiple community events. Sure, the pool can be a little crowded on the weekends. This shouldn't be news to anyone - we do live in Austin, so naturally people like to have some fun. The building is still not finished, so things like the bike storage area are still not done. Also - we didn't have a concierge staff until a couple weeks ago. This is because Seven is brand spanking new - but judging by how awesome everything else has been so far, I can only assume the finishing touches will be equally as great once they're finished. The staff continually checks in and makes sure that this last leg of construction isn't inconveniencing anyone. They rock. I have to continue giving ups to the staff because they really do go above and beyond. I had a couple move-in maintenance requests that were wrapped up quickly and effectively. The leasing staff downstairs are super friendly and everyone knows your name. Kinda like Cheers. With lattes. Finally, I conclude my obscenely long Yelp review by saying that anyone who wants to live downtown should most definitely live at Seven. read more

Coming up on my first month here and have to say that of all my apartment/condo experiences, this is the best. The staff are incredibly friendly and helpful. The residents are mostly young professionals giving the place a vibrant feel. It also helps that the location is one of the best in Austin. I chose it over the Bowie and I am glad I did. Let me tell you a little something about the seven - it is the best place i've lived in Austin for a few reasons. 1. It is nice, but not stuffy 2. The demographics of the people living here are fantastic and I have really liked everyone I have met (people are mostly in their 20's - 40's) 3. If there is something you think they could be doing better (example: more equipment in the fitness center) as long as it is reasonable they actually do it... what a wild concept to keep people happy. 4. The staff here. I didn't think this matter as I always got along with staff, but everyone here rocks (special shout out to Johanna and Anna). It is the little thing that makes this place more special than the rest. Are their down sides? Sure and let me be upfront with them. You have to wait for the elevator some times and it makes you sad. If you live by an apartment that faces the D-bag factory that is Rio and you are on a low level you will try and fire bomb it as drunk dudes with shaven chests will keep you up... I do not live on that side so my life is awesome. All in all it is just the best. read more

Big fan of the staff here at Seven! They make you feel like family (Bethany and Elise!!) and create a space with such positive energy. The building is always clean and they work around the clock to ensure it stays this way. The interiors defy your typical "apartment look" as they are more modernized and sleek. Not to mention the high ceilings and large glass windows - so much natural light. In my opinion, Seven offers the best prices for downtown highrises of this caliber. Again, Im a fan! read more

I've never been more excited to move out of a building after 9 exhausting months. The building management just can't seem to work with the city or the local venues to enforce the noise ordinances. Night (1am +) after night of loud live music blaring from multiple venues at once. If you enjoy your sanity, choose a different building. We've complained endlessly as tenants to the city and the building management and it has never improved. Besides the insane noise levels, the elevators are broken in one way or the other at least every two weeks, the parking is challenging with all good spaces requiring additional "reserved" fees, and our unit has odor and humidity issues (always balmy even with the AC running hard all the time). I could go on but you get the picture. read more

I'm writing under a pseudonym as I don't wish to have any retribution problems. I've lived at SEVEN for almost 2 years and couldn't be happier about moving. It's a shame but this place has gone downhill fast and they still have the gall to charge high-end rents. Don't be swayed by the sugary sweet girls in the leasing office; they're very nice but only masking a myriad of problems within. The upper floors flooded several months ago. Why? No one will tell you but now they're tearing apart every unit in order to repair whatever the problem is. Something to do with the sprinklers. I live on a lower floor but I've seen what the people above me are being put through. Imagine your apartment being torn up with plastic and dust everywhere. Word now is that they will need to make these repairs to every unit in the building. Who knows as management and the workers here are extremely tight lipped. Ask them a question and watch them squirm. There was a fire about a month ago in the interior garbage dumpster which allowed a great deal of smoke into the upper floors. This required an evacuation of the building and machines being placed on every floor to get rid of the stench. The machines were there for a week and the stench is still noticeable at times. The elevators are a joke. Two main ones and one freight that is supposed to efficiently handle about 300 residents. Both main elevators make some eerie noises at times and at least one of them is out of operation every several weeks. If you decide to move to Seven be very cautious of moving to a unit that fronts 6th street, unless you enjoy being kept awake about 3-4 nights a week by the very, very loud music, sometimes till 1-2am. I'm way over that. Lastly, the rental rates and tenants. Do your homework and compare. They charge high rental rates in a building that has seen its day. They also appear to allow tenants to rent their units on airbnb, which results in people being here that could care less about the permanent tenants. read more

My husband and I, along with our two fur babies have been lucky enough to call Seven our home for almost 3 years now. We love the hospitality of the staff, cleanliness of the property and the dog friendly atmosphere that has always been a constant since day one. The location of course is a wonderful perk of living here. Daily walks to Whole Foods and Trader Joes, runs to Lady Bird Lake, and of course the endless night scene and restaurant options. Pair that up with the staffs attentiveness and daily smiles and you will want to also call Seven your home. Did I mention the rockstar maintenance and concierge team?! Stop in, take a tour and you'll see exactly why we have leased here 3x now. read more

We've lived at SEVEN for three years and could not be happier. STAFF: The leasing office is always pleasant and can't do enough to help out with any request. They always make you feel at home with a smile each time you enter the door... smiles are not reserved for new prospects only :) Yes, as with any leasing staff, there have been changes in 3 years, but, we have not had one concern or complaint through the years. MAINTENANCE STAFF: This maintenance staff is incredible. They are crazy responsive to the most simple or complex tasks. The common areas are kept impeccably clean. Their communication skills are great. Any concern is addressed quickly and professionally, often when we are not around (we authorize their entrance).. we receive a series of notes on the island with updates on their activities. We love that! UNITS: The layout and efficiency of our unit (Castle Hill) is ideal. Maximum closet space and the large great room are awesome. The floor to window windows are WOW to anyone entering the unit. COMMON AREAS: Probably the best views of the city anywhere. The infinity pool is gorgeous. The views at the fitness center are motivating to stay on the elliptical longer - never had any issues with the availability or functioning of the equipment. Main kitchen is awesome for hosting small group get-togethers. The grills are always working and clean! CHALLENGES: To add credibility to all the amazing statements above, I'll note a couple of things: 1) Noise... if you have a unit on the SE or West side, expect noise from 6th street on Thur/Fri/Sat 11 pm - 2 am. Invest in a noise machine or plan on joining the party downstairs! 2) Water... this is a problem of the past. Yes, there were (past tense) water pipe breaks occurring throughout the building. The current building ownership made a SIGNIFICANT commitment to fix the problem on each and every floor over the past 6 months.... one floor every ~2 weeks. Although it was quite a hassle, the project management and the construction staff was OVER THE TOP professional and responsive. They took an unbearable 2 weeks and actually made them pleasant! read more

The staff at Seven are very friendly and helpful. Great views of downtown. Awesome location. Beautiful pool. All dogs welcome. There is this one girl named Bethany who is not only amazing at her job, but she's also gorgeous and kind. Holla at ya boi. Oh and she has a dope dog named Howie. Great maintenance support at SEVEN!  My shades came off the track and I used the SEVEN website to place a work order calling my problem "Routine" as opposed to "Emergency."   Even though mine was not a high priority problem, within a few hours Ray Snyder called to say he was at my door. He was very professional, walked right past the messy room without noticing and went to work repairing the shade. He also very kindly showed me his track-repair strategy so I could take care of the off-track shade myself in the future because I take pride in being stronger than I look plus handy. :) read more

As someone who has moved around a lot in their adult life, this is easily my favorite place I have lived. The location is superb, the views are unbelievable, the amenities are top notch, and the entire staff is by far the best staff I've seen in any apartment building I've lived in. Johanna, especially, who I have worked with the most, has been incredibly helpful for my entire time here, but everyone else on the staff has been top-notch as well. One of the best rooftop pools in Austin; its on the 8th floor and has easily the best in-pool view of Austin you'll see anywhere in the city. The fitness center is great, and the lounges are all outstanding. The apartments themselves have solid fixtures, are spacious, and all have great views. I would recommend the Seven to anyone looking to live in downtown Austin. You won't regret it! read more

I have lived at SEVEN for 2 years. I love the location. Staff has always been nothing but accommodating to me. As some people have yelped about, growing pains have occurred, as there would be with any new facility. New policies have had to be implemented, reviewed, or amended. We have formed a friendly, warm community within the building, long standing friendships have flourished at SEVEN. I will say, as with any relationships, there will be discords, expectations are shorted, as for me, I will say it again, living at SEVEN is what I thought it would be, and more. If I had to say anything negative it would be that I miss our unlimited access to pool and living area. I was told that it is being reviewed and will be addressed soon. Hope management can resolve by addressing individuals and not limiting everyone as a whole. read more

Can not wait to move out of here, I would not recommend this place to anyone. Where to even start... Broken Elevators- The elevators are constantly broken, all the time. One of the residents even had the misfortune of getting stuck in one of them! There are 3 elevators, one of which is a freight elevator which management asks people with dogs to use. The freight elevator is accessed through the recycling room which is always overflowing with garbage. It is unbelievable to me that management would expect you to stand next to overflowing garbage at a 'luxury' apartment. Emailing them about it as done nothing. Sound- If you're looking to karaoke in your apartment because you can hear the lyrics to every terrible songs that all the bars play, then this is the place for you! I knew to expect noise, don't get me wrong, but this goes above and beyond as you can also hear your neighbors walking around, or their conversations. So you'll get sound from the apartments above, below, and next to you, as well as the bars. Better hope you have good neighbors. Management- Management here tries, but they are terrible. They are always about a day late with communicating things to the residents. They tried to schedule a SxSW event which was a DJ with professional sound equipment in the pool area, on a Monday, playing VERY loudly from 4pm-10pm. It's one things for the bars to do this, another for management to subjugate their own residents to this. The best part was when I finally heard someone yell ' Shut the F** up!" from their balcony. There must have been ton of complaints, because Seven apologized via email the next day saying the event was to be from 6-8pm. I'm astounded that they publicly let us know that they have no control over what happens on the property, and that their internal communication is just as bad since no one on staff stopped this from happening. Security- Or lack thereof. The front door staff are absolutely fantastic, when they are there, which is not often. The backdoor is often left propped open, which means anyone can take the stairs. You do need to key fob into the stairs, but that door is never closed all the way so you can feel free to walk right up to any floor. Seven is a sinking ship, and the company must know it as they are offing crazy incentives to sign leases and low rates. This is attracting a fair amount of UT students. I avoid the pool now as it's full of SigEps drinking Keystone. You get what you pay for, which is probably why my unit is now leasing for $600 less/month than when I moved in. read more

I honestly don't even know where to start. I have a permanent disability and have to use the elevator to go up and down. Seven apartment's elevators are constantly not working. This was a huge issue for me as I could not use the stairs to get to my apartment (12th floor). I informed management of this issue and that I needed to break my lease and they would not give me the time of day. They connected me with their law firm (some formal letter from Houston) and told me I could come after them in court if I wanted to. After living in New York City for 3 years I didn't think I would run into a more heartless and cold person but the management at Seven takes the cake. They even switched management during this process and the people they brought in were even worse. The facility feels like a fraternity or college dorm and always has something wrong with his. I am glad to be out of it. read more

This is a luxury high-rise apartment building in Central ATX, featuring a rooftop pool, fitness center, dog park, and several other lovely amenities. The building itself is brand new and very modern. My favorite amenities include the fast elevators, beautiful views and dog areas (including a pet washing station!). I briefly browsed other reviews on this page, which seem off base to me. I've lived and worked in several high-rise buildings and both the construction and maintenance are excellent here. Nothing is perfect, but the staff generally addresses issues immediately. Some issues are inherently unavoidable (regular maintenance) and corporate policy. I have toured the competitor buildings and have weighed the factors. All in all, I absolutely love living here. While I can go on about the building itself, the staff is equally as impressive. At every interaction I have received professionalism and warmth. Ben, Leslie and Michelle are a cut above as well as the maintenance team. As noted above, this is a high end apartment building and Residents aren't exactly"patient" and often are very reactivate to even the slightest glitch. Sometimes adults behave like children but the staff handle it all in stride. I recently renegotiated my lease and that decision was in large part because of the management team. I applaud their efforts and hope they are recognized for their outstanding service. read more

I've lived at the Seven for a year and not written a review. I agree with the other negative reviews about the noise, but that's not the management's fault. That's the city's fault for allowing residential towers and open air nightclubs to be neighbors. What I can fault management for is a failure to understand luxury living. When you're paying $3,000+ a month and are promised luxury living, concierge service and amenities you expect them. The tenants of this building have turned it into an extension of 6th Street and it just feels like management doesn't have it under control or doesn't care. I overlook the pool and we are supposed to be limited to 2 guests and every weekend I'm here the pool is a thick soup with folks having 8 guests and huge coolers full of beer and loud music. So, you cannot enjoy the pool unless you want to relive Spring Break freshman year of college. Residents don't keep their dogs on a leash in the building and let them pee right outside the door so the smell of dog pee is very noticeable by all the entrances. CLASSY. I know other buildings have fined residents for this type of behavior. I'm a dog owner and lover, but I keep my dog on a leash and make sure we leave the property before she goes to the bathroom. It's called being considerate. Something the residents don't have here. And management, while they shouldn't have to be parents....they are the ones that leased to these people so it's their responsibility to keep them in line. They DO NOT. Security. POOR. We have had drunks get in the building, wander around, assault residents, pass out in elevators. We routinely have cars follow you in the garage (clearly visiting for a party somewhere in the building). read more

My husband and I love calling Seven our home! We have been here for almost two years and have seen changes in the management team/office staff during that time. The new team is so friendly and responsive. You can tell that they really care and want to make sure you have the best living situation possible. I couldn't be happier with the current management team, concierge members, and maintenance staff. The maintenance team is always quick to respond to any issues we may have and they are resolved immediately. Maintenance requests can be placed through the resident portal app, which is very convenient. Elevator issues used to be a big concern of mine because one was always broken, but the new staff has finally fixed the problem versus putting a band aid on it and we haven't had any issues in a while. When we have people visit us they are always blown away by our apartment. To sum things up, the view from our unit is unbeatable, you can walk anywhere, and the staff is incredible. I love living in a place where I can truly have the downtown living experience and would recommend Seven to everyone! read more

I don't usually write reviews for anything but I wan't to take a moment to describe how great it is to live at Seven apartments. When I came to Seven a year ago, I was new to Austin and didn't really have a clue about where I was. Which makes Seven great. Because you are right downtown and everything is at your finger-tips. I chose to live in an apartment facing west north towards campus which is beautiful because of all of the trees and the historic district there. Also, you can see the graffiti park wall from a distance which is cool. From Seven you can walk to whole foods for your groceries or to the lake and go for the bike ride. It is the best location in Austin hands down. Because it is downtown but also right on the edge of a beautiful residential neighborhood with schools and community gardens. The staff of Leslie, Michelle and Adel is great. They are wonderful and helpful. Especially Leslie. They take the time to get to know you, hear your preferences and continually improve things. It is easy to get mail and deliveries and the conceirge is almost always there to help and assist any time night or day. One of the best aspects of Seven is the community of folks and of course the pool and I gym. I hit the gym nearly everyday and the pool during the summer which are never over crowded but you can always find some cool folks to watch a game with, sip some wine or just chill by the pool with. Seven kinda sells itself but I did want to send a big shout out just because it has been my true home here in Austin. I am moving out in order to move in with an uncle who needs someone to watch over his house while he is out of town, but I will miss Seven and I will be back to visit my friends. We have had some cool events in the lounge by the pool where it is great to watch holiday firecrackers and to take in the view of the city. It is really spectatucular. I lived at Seven for a year and only moved due to a work transfer. Seven is a fantastic complex. Tons of amenities and activities for residents. The views are awesome and the location is perfect. The entire staff is extremely friendly and helpful. If I return to Austin, I will definitely move back to Seven. read more

Seven has been a wonderful place to live these last seven (!) months. A twenty-something-story high-rise building, Seven is located right in the heart of downtown Austin. Presumably a lot of newcomers to Austin are already used to high-rise living, but if you aren't, it can require quite an adjustment. It does help that the views of downtown Austin are wonderful--although, lately, another high rise has sprung up, obscuring my view of the capitol building (hmph). A lot of high-rise buildings can feel sterile; Seven is anything but. Prior to Seven's grand opening most of the early kinks had already been worked out, and all the promised amenities have become available since. Chief among these is Luxer, one of those newfangled, automated "smart" locker systems for picking up larger packages. Seven has also followed through on offering plentiful storage, *bike* storage, and guest parking. Other amenities include an on-site dog run, a pool and gym, and multiple common areas suitable for entertaining friends and guests. (My visitors always giggle and photograph the "Cyber Lounge" sign downstairs--because it IS pretty funny. Heh, heh.) A downstairs concierge helps to make the building feel safe and secure, yet welcoming. We pleasantly refer to the building as "Adult Dorm," as all the residents are friendly and warm and usually eager to mingle! It's a very social building, but also quiet enough to work from home, as I can attest. (Speaking as a recluse, I also appreciate that Prime Now, Seamless, and Favor will all deliver right to your front door.) The units themselves are very pretty, very distinctive and modern (if you're into that sort of thing), with attractive laminate flooring and carpeted bedrooms. The building's designers were obviously super into "open layouts," so expect the gorgeous quartz countertops to be very much "a part" of your main living space. The closets, showers, and bathtubs are especially expansive; needless to say, the bathroom is probably my favorite room of all. Ahhh. A word about the neighborhood: I've really enjoyed the nightlife here, even though it isn't exactly my scene. Seven is in walking distance of a lot of the best restaurants and bars, but the bars surrounding the building itself are definitely... sporty. As in, sports. Now, having been a Chicago city-dweller for most of my adult life, I actually *enjoy* living in a glass tower high above the raucous nightlife, but Seven's location may well come as a shock to folks who expected something a little quieter. I do recommend exploring the area, however, because there's a whole lot to like about it. Rio, the nightclub next door, is actually really cute! for a nightclub. Star Bar and Key Bar are both a blast, although on busy nights (and sometimes during the day) I might find myself at Woodrow's instead, of all places. Woodrow's and Star Bar both feature semi-permanent taco trucks--my husband and I argue a lot over which taco is the better taco--and I just cannot overstate how great it is to live so close to a decent late-night taco. (Ordinarily I would not mention tacos in my review of a corporate-managed high-rise building, but if quality-of-life comes down to location, location, location, I think it's definitely pertinent here.) Of course, a building like this will only be as good as its managing staff--and on this count, Seven shines. Staff are caring, communicative, and on-the-ball, and my husband and I have had only positive experiences. Amber, Johanna, Anna, and Tanya are each consummate professionals, and if you're so fortunate as to cross paths with these people, good things will come to you. The reason I'm writing this review is, I so hate to leave Seven. (Am I the first person to break her lease??) We have to move (unexpectedly) to another city for work, and I'm actually shattered over this. But!, because of our incredible experience with Seven, we've decided to "keep it in the family" and move to another Monogram-managed property. And I think that, right there, kind of says it all. ABOVE & BEYOND describes SEVEN! The entire STAFF is SO friendly, they jump thru hoops to make thing happen and to make sure things are right, and we are always greeted with a big SMILE! We couldn't be happier about our choice! The overall decor is chic and inviting, obviously the location is superb, and the apartment(s) in itself are finished-out nicely with many versatile plans to choose from. I took a tour of the Seven yesterday and had a great experience with Adel. He was really friendly and patient with the tour process and didn't seem in any rush to hustle us through anything. The corner layout plans facing sixth are amazing though the noise was a bit too concerning for me. Pros: Good prices, nice layouts, the basics of what you need, one parking spot was included free, Adel gave us great service Cons: One Elevator was out, the vibe appeared to be more fun and laid back than classy All in all I wont be moving there because I'm looking for something more ritzy but I did think this would be a great fit for someone who wants to be in the bustle of West sixth and the noise that comes with it. read more

Amazing location and apartments, the staff is outstanding! The only thing even remotely negative I can think of would be the occasional issues with the elevators but these some to be getting worked out. Seven is an awesome place to live. Located right in the heart of downtown Austin, I've been living here for almost a year now and I love everything about it. I highly recommend it for anyone considering downtown living. I looked around quite a bit about a year ago when I was apartment hunting and it ended up being a no-brainer for me to choose Seven. The location is perfect right along West 6th Street, the building is new with awesome amenities, and the residents and staff are all so friendly and amazing. The location is walking distance to a plethora of awesome establishments including bars and restaurants including some pretty great music venues, grocery stores, The Alamo Drafthouse, Zilker Park (I walked there for ACL Fest and it was awesome to not have to wait 60 minutes for a cab or Uber to get home), and even Soco and Rainey Street. Being in the heart of festivals such as SXSW and others is amazing. The shuttle from downtown to the F1 racetrack in October was as easy as it gets; no need to drive and park - just walk and enjoy the amazing city. And if you're out of the city during the day and driving home around rush hour, that is awesome too. All the traffic is heading out of downtown; meanwhile, you can get into downtown fairly quickly and be home in no time. The building is pretty sweet. A high rise with modern decor and high quality amenities throughout the building including in the common areas and in the units. Everything is very well maintained by the awesome maintenance staff. The pool and community areas are awesome with grills and TVs available for use along with a chill sound track playing in the public areas. The conference room and adjacent area are great for working or studying or relaxing. Everyone I've come across in the building has been incredibly awesome and friendly. Seven has great residents. Further, the staff are absolutely tremendous. Everyone including Amber, Anna, Johanna, and Tanya are so awesome. So friendly, helpful, and caring. They are truly amazing. A huge shout out to Amber whom I interacted with a lot from lease up to getting settled and with anything I needed - Amber is amazing. The concierge staff are incredibly welcoming and wonderful. And last but not least, the maintenance staff are incredibly committed to maintaining everything in top notch working order. Thank you! In summary, I love everything about living at Seven. i moved in when the building first opened, and it has gone through a lot of growing pains the last bit was a huge overhaul to prevent floods that resulted from yet another builder blunder the present management did an amazing job making it as painless as possible for tenants, at least for myself for sure the last thing i wanted to do was move, but management, elise and ben, made it possible for me to avoid all the mess by moving to a smaller, but much quieter and even more beautiful apt four flights up, and i wish i lived in this new, gorgeous apt from the start the present management was thrown into the fray at the worst of times, and they, as i said, did an amazing job this building is so much more affordable than the other luxury high rises in austin, and having toured those buildings a number of times, i know i get so much more for my money here despite it being as nice or nicer than any of those buildings i was lucky to be able to live here since it opened notwithstanding the construction problems and noise, both of which are behind me the building is now where it should have been when it opened and the management is clearly top notch they have integrity and care about keeping their tenants would you believe they gave me back my deposit on the apt downstairs? when has that ever happened in a place you have rented, no matter how well you maintained it you would be very lucky to be able to lease in this gorgeous building now that it is has matured into arguably one of the nicest high end rental buildings in austin also really like my fellow tenants, i should mention read more

In a neighborhood where so many high-rises felt like different cuts of the same commercial cloth -- Seven was a breath of fun, fresh air that has since made me feel at home in an otherwise new city. I have an abundance of fun, friendly neighbors, with plenty of social space and various events to connect and meet others. The staff is always supportive and quick to respond. This is long but if you really want to know what you are getting yourself into with Seven, it's worth the read. I was one of the 1st people to sign a lease here at what was supposed to be one of the "best" new high rises in downtown Austin. It's not cheap, but for a downtown luxury apartment you expect to pay a bit more b/c of location and the "extraordinary amenities". And based on what I was told about the amenities and shown during my initial walk through I was more than thrilled to move in! The pool area is great, it's in an awesome location, and has some great views from the higher floors. Overall the building itself is pretty clutch. However, the management and their inability to manage the property itself is tragic. My move-in date was moved back 6 weeks as most new construction doesn't finish on time, so while that was an annoyance, was something I knew to expect. What I cannot get over is the complete bait and switch tactics of the Monogram company and the management team over the last year. As soon as the project was completed and Tanya Rivera took over managing the office the entire feeling of the community changed. The two leasing agents who remained on staff were either not given any kind of empowerment to make basic decisions, or they are some of the most inadequate leasing agents I've ever met and need to find a different career path in a more suitable environment like a college apartment community. Maybe that sounds harsh, but the complete and utter incompetence from this staff is just baffling to me at a place where a 700 sq. ft. 1 bedroom starts at $2,000+/month. The ONLY reason we even considered staying at Seven was b/c of the other residents we had become quite close to since first moving in. We all talked as a group and decided to stick it out another year, in spite of the lack luster leasing team managing our community. A unit became available about this time (the only one of it's kind in the building) and we were the first to view it. We decided it would work for us and asked what the next steps would be to get the lease signed. We had our checkbooks ready to go but we had a couple of questions we needed answers to before signing on the dotted line. Because Tanya the "manager" was not available and was the only person who could answer said questions, we were told they would contact us the next day. THREE days later, at the very end of the day, we get a response back via e-mail. We tried calling but they were gone for the day, so we e-mailed back exactly what we wanted to know. By then Tanya was conveniently out of town for the next 4 days so she set a meeting w/ us to talk Monday when she returned. We get to that meeting and she says "I'm sorry but that apartment was leased over the weekend". Are you kidding me?? No common courtesy call/e-mail from anyone on the team letting us know someone else was coming in to look at it to give us first rights (and the 3 of them knew we wanted it), they just took someone else off the street before considering the existing residents who were trying to stay another lease term. We ended up dealing w/ corporate in Dallas after that and came to a mutually agreeable compromise. After that we decided to make the best of it. What prompted me to write this is that recently at a Seven sponsored happy hour, the leasing agent who leased the apartment out from under us was overheard speaking about our situation with other residents saying "money talks". Well bullshit walks and the Seven leasing office reeks of it. This will definitely be our last lease term here. Sign a lease here if you dare, but just know what you are getting yourself in to: one of the highest price points in Austin, a "desk person" (not a concierge) who does absolutely nothing but hide behind the desk on their phone a couple days/nights a week, zero guest parking, a leasing office that could be run better by a 3rd graders and treats strangers better than their own residents and elevators that function periodically. Oh, and they took away the water bottles and disposable cups at the coffee machines so you have to use your own and there are no water fountain downstairs, so hot coffee or hot tea are your only options (we live in TEXAS)! Works out well when you try to have client meetings in the conference room. Might want to check out the Bowie, their pool view is incredible and they have gas stoves. read more

Absolutely love this building and its amenities. Quality staff, community areas, fitness center and the coffee/tea service is a nice plus. No issues at all with the building until the weekend arrives when the music from 6th Street makes using half our apartment unusable. Doesn't matter whether you want to watch a movie or sit and listen to your own selection of music. The pounding music of whatever band is playing at one of the several venues on 6th completely overrides and obliterates whatever you want to do. Makes us dread the weekend nights. Probably won't stay once our lease is up it's so obnoxious. read more

I'm a resident at Seven. I picked this complex because I like the downtown location, the building's views, the overall look of the building as well as the layout of my unit, and the high walkability score. As most of these criteria were met by other apartment communities in the downtown area (for instance the Bowie, the Catherine, and the Amlies), I finally decided on Seven because of the small building size (which I interpreted as a high staff-to-resident ratio) and the amenities I was told the complex provided. After spending most of the summer at Seven, I feel highly ambivalent about this complex. Yes, the building is nice (albeit still under construction), and I love the location, but I don't enjoy my interactions with the staff here. The quality of the Seven staff ranges from very inexperienced to experienced but completely incompetent. I've given up going downstairs to ask basic questions about the complex because it is tiresome to hear the "building is under construction" as the go-to excuse when something doesn't work. For instance, the Seven web portal functioning incorrectly has nothing to do with building construction. As for the amenities that I was promised during my walk-through--well, honestly I feel I was lied to. Here are the amenities I was promised accompanied by what I've been provided: 1. Google Fiber: There's a sign outside of Seven that reads "Google Fiber. We're in." My leasing agent told me "Seven has Google Fiber." Imagine my surprise then, when I contacted Google to sign Google Fiber as my ISP, only to be told that no, Google Fiber is not in Seven. 2. Discount card: I was told during my leasing that Seven had a comprehensive perks program that provides discounts to local restaurants. This is not true. 3. A completed unit: My leasing agent promised me that my unit was ready at time of move-in. Since move-in, I've had maintenance out four times to fix basic installation errors. This doesn't count the three additional times that the construction team entered my unit to repair the AC unit (reinstall all the AC vents, reinstall the thermostat) and to change out parts in the water heater. 4. An on-site 24 hour concierge: I was told during walk-through that Seven would provide a 24 hour on-site concierge. This was later changed to an evening security guard. In the last week, this was changed to a daily concierge. Still, not what was promised. 5. Functioning business center: Seven has two computers and a combo printer/fax/scan machine. During my time here, one of the computers has been permanently disconnected from the internet. The printer also goes offline periodically. 6. Wifi in communal spaces: Yes, Seven has a Wifi network, but the bandwidth is so limited that I can't access gmail from my phone at 10 PM on a Tuesday. 7. Herb garden on the 8th floor: I was told there'd be a community herb garden on the 8th floor (by the grill). This is not true. 8. Amenities deck: The pool is lovely and so is the deck. My major complaint with the pool and amenities deck has to do with staff's inability to manage the area. I avoid the pool on the weekends because it often feels like a college frat house. 9. Work-out facility: Undersized for the number of residents (little open space, not enough weight benches), but overall good selection of equipment. I was also told that Seven was hiring a yoga instructor to teach weekly classes in the work-out facility. This never happened. 10. Lobby: Inadequate for the size of the building. There's literally no lobby in this building. A single bench serves as the waiting area for all guests of all residents. 11. Pastries on Fridays: I was told by the leasing agent there'd be pastries served on Friday mornings. This is not happening. 12. Wine-down Wednesdays: These have been a regular occurrence, with varying amounts of success. At least four of these events were "sponsored" by local companies - meaning cheesy sales pitches. Other events ran out of wine (everyone present got less than a quarter of a glass). Still other events were canceled at the last minute. Overall, not the experience I expected. 13. Additional Communal Events: These events have been okay. We've had two cookouts. 14. Bike storage: Seven doesn't have enough bike racks for the residents as it is (at 50% occupancy). Last I checked, all the bike racks are full. Also, the bike racks are placed in areas that make it prohibitive to ride (i.e. when you want to ride your bike you either wheel it down the stairs or take it down the elevator). Overall my experience at Seven hasn't been what I anticipated. The building is very nice, but the downstairs staff isn't up to snuff. I'm hoping that once the building construction finishes, things will improve (for one, the staff can't tell me "X doesn't work because of building construction"). However, at time of review, I'd tell friends to look elsewhere than Seven as I don't feel the rental co$t justifies my unit plus the poor quality of amenities provided. read more
