I'm very new to renting from Shamrock, but I've had a poor first impression. I looked at the property in September and it was nice but messy. There was a lot of stuff leftover from previous renters. I was told the property would be available on October 15th at the earliest, as they needed time to clear the stuff out and clean it. That was fine with me. I made an appointment to meet up with the leasing agent for the walk-through on the 15th, but about an hour before we were supposed to meet, he texts me saying he already did the walk-through, and left the keys at the property for me. So I arrived and found that the items left by the previous tenants were gone, but the property had not been cleaned. Bugs in the dishwasher, food stains in the microwave, and grime in the toilets and tub. Dirt, dust, and cobwebs. I sent pics to the leasing agent and asked for a cleaner, and never heard back. I followed up later in the week, still not able to move my stuff in as it was too gross, and the leasing agent "let the office know" but nothing was ever done. I finally had to hire and pay a cleaner so I could move in. This was unacceptable. Properties should be deep-cleaned between tenants, no exceptions. In a $1000+ monthly rental, why should I have to clean a stranger's foodstuffs out of a microwave before I can use it? Absolutely disappointed in this first impression. read more

DO NOT RENT HERE We rented a house with them for 2 years never missed a payment when we first moved in the floor was damaged and we told management about it and told them it would be a problem two years later now that we're leaving they are charging us the floor damages on top of other damages we didn't do and have proof of the owner is very disrespectful and doesnt seem to care about anything but screwing people out of their hard earned money read more

I rented from the property in 2018 while searching for a home in the Waco area. We paid our rent on time every month and generally had no issues. My husband and I found our dream home a couple months prior to our lease ending. I immediately called and informed the agency. We had already paid that months rent and I posted everywhere to try and find a renter following their lease agreement. We ended up moving out and they tried to charge us over 3,000 dollars for rent (even though someone moved in) yard maintenance (even though we maintained it until the new renters came) and miscellaneous charges that were absolutely ridiculous ( a plastic towel bar, and something else random -$356) I attempted to settle with them and they refused and sent the account to collections. Again, I tried to talk with them and settle. They initially agreed to what I offered and then turned around and added $2,000 more dollars to the account for collections. They were rude every time I spoke with them and I will NEVER recommend or support this business. read more

We had the pleasure of leasing a property from September 2018 through September 2019 through Shamrock Property Management. From the first meeting they exceeded our expectations; the agent showing us a property we thought we wanted immediately understood our concerns and our needs and took us to a second property that fit the bill perfectly! There were just a couple of very minor issues after we moved in; we reported them through the maintenance portal and the office scheduled professional help to remedy them immediately. Communication from both the office and the vendors dispatched was excellent every time. We ended up having to leave Waco just over a month before our lease was to expire. They clearly explained the process, and worked quickly to lease the property following our departure affording us a prorated return on the last month's rent. As retiree's, we were so grateful for their policy and their flexibility in working with us. I wish I could remember everyone's name that we worked with over the year, but it really does not matter...EVERY person we dealt with went above and beyond to assist and they were all every so nice as well! read more

We had a terrible experience with this management company. First of all, the realtor, Lori Alambar has a terrible personality. She was a pain to work with, has zero customer service behavior, and is frankly, rude. The issue with this management is they scam people out of their deposit. We were told in our lease that if we did not replace all of the lightbulbs, we would be charged for it. So, we went and purchased all new lightbulbs and replaced them. They charged us anyway. Also, when we moved in, the people before us had 2 large dogs and a cat (We know this because they were in their kennels when we viewed the home). So, there were blinds broken. We were told not to worry about them as long as we put them on the sheet you fill out for previous damage when you move in. Well, they charged us anyway. They also flat out charge you $200 for cleaning (even though I busted my butt and had the place completely cleaned, including paying for carpet cleaning-which I gave them a receipt for). We were told it doesn't matter how clean it is, they will charge you anyway. If you try to ask questions or get anything fixed, the staff is rude. read more

We have been leasing a high end home in Woodway for the past year. Shamrock has been more than helpful with any repairs that have been needed. Desiree is the person in the office that we have worked with the most. She has always been friendly and professional. I would not hesitate to recommend their company. read more

We were looking for the perfect property to purchase so we decided to rent for a year. The house we rented from Shamrock was dirty when we moved in. We let it slide and cleaned it our self. They did not respond to requests to have something fixed. When it was time to move, we left that property spotless because I didn't want the next tenants dealing with what I had to. Shamrock nickeled and dimes our deposit. They charged us for a month of electricity even though we had electricity until the day we moved out. We payed all our bills and never had a late with anyone. This made no sense what so ever! I don't have the time to take them to small claims court but they are horrible! Never had I ever had a landlord keep any of my deposit. Little do they know, we are investors and are currently looking for a property management company to manage 5 properties. We would never want one of our tenants to experience what we did. Worst experience renting from these people. When I moved in Mid-month which they allowed. I paid the prorated rate. Come to the 1st Months rent, I had a problem with my bank, moving from out of state, and was one day late. I got a nasty call saying that if it were not paid by tomorrow, an eviction notice would be delivered. I was never late again. Then 23 months into the rental my toilets, tubs and sinks backed up on a Saturday. I placed a ticket on their App on Saturday no response Sunday no Response then Monday they say the will have someone there at 4 PM that's almost 3 Day's with no water draining. The Owner showed up and was very nasty to my fiance stating that grease caused the septic to back up. MIND YOU THIS IS A NEW HOUSE A NEW SEPTIC SYSTEM. I have been on septic systems over 25 years and never had that happen. Then I receive a notice that my lease will not be renewed. I call and ask why. I was told the owner seen some things he did not like I asked if I could speak with him and this leasing company said no. So I ask if they can relocate me to another rental they have, they say no. So I find a place move out and clean the house. I ask to meet them to do an inspection of the property, and they said they would contact the owner. They told me to drop off the key's I said I would give them the keys at the time of inspection. Never heard back from them. I left the key's the garage door openers on the counter still have not heard anything nor will they return my calls for my deposit. I would NEVER DEAL WITH THESE PEOPLE. read more

We have been renting from this group since Jan 2016... And in Feb we started having problems, first it was the backyard, anytime it rained longer than an hour or so it would flood. When we were getting those really bad storms it nearly flooded the house, according to neighbors it would have been the forth year in a row that it would have flooded. But Desiree seemed to disagree for some reason, sent a very patronizing email, all around rude as hell and shouldn't be in business. Now our AC can't keep up at all with the damn heat, we've done all we can on our end, foil on the windows, leave lights off etc etc.. Electric bill still $259 at .059 per kilowatt... They even ignored their own maintenance guys recommendation which was to replace the AC unit... Never Happened... Save yourself the trouble stay away from these people.... read more

After months of searching for the perfect house for me I finally found one. I went to look at it and was super happy. Relieved that I finally found the place of my dreams, I started the process to start leasing it. I have been renting apartments for 2 years now and have never been late on rent even once. I have a full time job so paying the new rent would be no problem at all. I payed 70$ for the application fee for me and my boyfriend since it was 35$ a person. After not hearing from them in a week I finally got a call saying that I was denied because I didn't have a credit score. So beware. If you don't have a credit score of at least 600 don't try to rent through them. They don't tell you this before they take your money for your application fee. read more

I don't recommend meeting with Lori A. She was very rude. Wouldn't even shake my hand. Acted like holding the doorknob was more important than reaching out and greeting a potential tenant. I moved to Waco in 2014 and Shamrock and their realtors found me a last minute house when plans changed. I remained in this house, a duplex, for 5 years and had zero problems. They were always efficient with my maintenance requests and always efficient in answering emails. Each summer my AC needed a revamp, and they were on it immediately. When my electrical outlets were lose, they replaced them within 48 hours. When my car was broken into, I let them know and they came to install motion lights in both my car port and my back yard as well as having the alley lamp fixed. I do not have one complaint about them. I would highly recommend them. Their customer service was second to none and I have lived in 3 states and over 10 different complexes. read more

When the owner of the house you rented is one of the bosses itself you will always lose. Even admitting to having too many houses to keep up with. Didn't even want me to talk to his front desk ladies because their feelings were hurt because I was calling them to get things fixed. He gave me his number to call for anything and then ignored me after the first call. They are a sketchy company only out for your money. They dont Care about your well being. read more

This company is a NOPE. Lived in one of their properties for years and was treated like scum the whole time. If you rent a house managed by them it doesn't matter what goes wrong - they will try to pin it on you. And do not bother cleaning or fixing anything prior to moving out, because you are not getting any of your deposit back. read more

This company is a MAJOR rip off. The ONLY think they consider is a credit score....which MUST be at least 600. The pretend the will consider other things including paying a larger deposit, but this is NOT true!!!! The check nothing but your credit score and fail to mention it must be at least 600. This information is not shared until AFTER you pay the $40 application fee!!! read more

This is by the far the worst leasing company that I ever worked with. They have a long term history around Waco for not responding to emails and phone calls throughout the leasing experience -- from finding out details about a property, to establishing a lease, to responding to maintenance requests and repair updates, etc. Their employees are rude and unfriendly and unless you treat them the same way, you won't get a response. If you can avoid working with them (either as a home owner or a tenant), I would highly recommend it. read more
