His response was something like, not everyone can be on your schedule. we had some questions about the house( I received my answer from the owner at our final walkthrough). I even contacted his managing broker (Gary Jacklin, who laughed it off when I mentioned Super Realtor ) then nothing. To top it off, during our final walkthrough, Frank took a key from the counter, he said just in case there is not one at the closing (he never showed at the closing). We changed the locks. I would steer clear of Frank Kresz as well as Remax Action.

We got a call from a manager at the firm offering the following explanation... According to "Tammy," they fired our listing agent 3 months ago for taking overpriced listings. (At the time we were told she left for "family reasons.") Now, Tammy claims, our listing was one of those overpriced listings and it's no wonder it hasn't sold. I asked why this is just coming to light now. It seems reasonable that, if true, we should have been given the correct data and the chance to adjust the asking price if it was indeed too high. Tammy talked in circles, saying they "did everything they should have done." It was a very confusing discussion. Bottom line-for 6 months we have been contracted with a firm that gave us poor advice, hid material issues from us and didn't sell our house. Communication was poor, we had to contact the agents repeatedly for information. And when this significant "overpricing" issue happened, serious enough to lead to an employee termination, we were left in the dark. I do not recommend Wexler Group.

As the owner of an investment property in the city, I know the importance of a good property management company. Dwellings is not that company. We rented a property managed by them so we got to see how they operate from the lessee side, and...yikes. For example, the garage door of the property we leased was lifting slow. I know that when that happens, you stop using the garage. We called Melissa and she came out to look at it. A professional (which is who I would have called to come fix it) would have seen immediately that the torsion spring was broken and needed to be replaced. But not Melissa -- she proceeded to open and close the garage door repeatedly until the whole motor blew out. So instead of bringing in someone who knows what they are doing to make a relatively minor repair, she incurred hundreds of dollars in repair costs by blowing out the motor, requiring the entire system be replaced. If I were the owners I would have been pissed. Melissa also tried to increase our rent -- DURING THE TERM OF OUR LEASE. It was at that point we decided it was best that we move out. So we move out. Our lease provided for deductions from our security deposit solely for damages. Despite that fact, she withdrew money for light bulbs and move-in cleaning. A burned out light bulb is not "damage," and neither is the cost of cleaning. She took our money without regard to what the contract said. She also charged us for her botched door repair. So renters be wary, and make sure you do a walk through with her and a get written accounting after you move out and BEFORE she takes your money. I would never rent a property managed by Dwellings again and would definitely never hire them to manage the properties I own.

My rental application experience with Baird & Warner was deeply frustrating. My family and I toured…read morea property in December 2025 and submitted a complete application to Kevin Beallis. We were told, "Another applicant came through, so we'll let you know," and were passed over. Two weeks after that, we were contacted and asked if we were still interested. We said yes, and only then were told there was "missing rental verification" (even though we had already supplied that to Kevin directly, and he confirmed receipt) and that we needed to reapply and pay new application fees--$75 per applicant plus $25 for ESA verification--even though charging duplicate application fees appears to violate Illinois HB 4926. We reapplied anyway because we didn't want to lose the house. Communication was slow, inconsistent, and updates only came after repeatedly contacting the office. The owner of the property requested a double security deposit, which we agreed to, and then we received written confirmation from Kevin that our offer was accepted. That same day, Brett Kendrick told us, "Another applicant came through, so we'll let you know." After nearly a month of delays, shifting terms, repeated reopenings of the process, and additional fees, we withdrew and requested a refund, which was denied. Beyond the financial impact, this process cost us significant time and emotional distress. As a rental property owner myself, this was the most unprofessional exchange I've had. Renters should be aware that even if you apply, and qualify, and are approved, nothing is final.
