We found Shilpa via Zillow when we were looking to buy a new home, and I cannot stress enough that we lucked out by finding her. Shilpa was super responsive right from the get go, accompanied us to various listings and had some great feedback about the houses we were seeing (e.g. longevity on the kind of roof on the house, pointing out cracks etc that the seller had patched up), she also had great suggestions on which modifications would be easy to make in the home and hence should not be a blocker, called out resell ability of a house, - all of these are amazing to have in your realtor. This is our 2nd home purchase, and our last realtor did none of this. Given the old houses in the Bay Area - this knowledge and guidance is super duper important. The biggest selling point about Shilpa is how she is in constant touch with the seller agent to be in the know of how many buyers are interested, and even what sort of bids are coming in. This helped us save 200k-300k in the house we bought. We were ready to bid higher, but Shilpa was confident we can get this home in Sunnyvale only 10k above asking, and we did. When we were getting frustrated with the Sunnyvale market and began to look San Carlos, San Jose and Milpitas- while she supported us through it, she did urge us to wait and not give up yet as Sunnyvale was our preference. Tl;Dr: Shilpa is the best realtor you could have on your side either as a buyer or a seller. She is hyper responsive, incredibly hard working, goes above and above her job description, extremely analytical and organized in her approach. But most importantly, Shilpa always looks out for you and puts your best interest ahead of hers. If we were buying or selling another house, I would have ZERO hesitation partnering with Shilpa as a realtor. Through the course of the process (home buying is painful and complicated), Shilpa was our rock. We went looking for a realtor and found a friend who's become family. We were first time home buyers with no understanding of the market, the process or even our own preferences. We met Shilpa at a random open house where she was the sellers agent. As prospective buyers, we asked Shilpa a ton of questions both about the house she was hosting and about the buying process in general. She graciously answered them with incredibly artirculate answers. Having had a underwhelming experience with a couple of Realtors, my wife and I were struck by Shilpas thoughtful responses. Soon, we invited her over for lunch at a restaurant to know if we had chemistry between us and asked her a ton of questions about the buying process. At the end of realtor "dating", it became clear to us that she was the one to work with. Note: if you are looking for an agent who is absent for most of the process and is willing to give you a % commission back..Shilpa is NOT for you. Here are specific ways she helped us 1. Spent a ton of time with us going to see houses and taking us through the pros and cons of places so that we could crystalize our preferences 2. Saved us from putting in an offer on a house that had foundation issues. She took the inspection report and got a second opinion. (She didn't have to) 3. Coached us through the bid strategy on each house and guided us through how to value the house in comparison to the house specs and other houses in the neighborhood that were up for sale. She helped us sequence our bids when we had multiple bids to make. She never ever encouraged us to put in the highest bid. 4. When we got double ended on a couple of offers....and were losing hope...she went out of her way to put together a strategy to source homes just for us 5. Convinced us not to bid on a home that had Redwood trees (which could lead to foundation issues in the future and lower sales prices) 6. Finally when we found our dream home, Shilpa worked extremely closely with the seller's agent to get us the home. 7. Helped source, negotiate and manage the contractor we needed to make some internal modifications (she needn't have done it) 8. Helped negotiate the right loan type and select the right bank. 9.
