The most serious issue involved a screened porch that had been converted into a sunroom. During the inspection, concerns about the roof led us to request that a licensed roofer evaluate the work. This revealed the renovation had been completed without permits. When we asked for documentation, none was provided. We then filed a FOIA request ourselves, which confirmed that no permit had been issued and no inspection had been performed. Candace did not initially view this as a concern and advised us to proceed toward closing, stating this was normal in South Carolina and that permit verification was not typically required. We informed her we would not move forward without proper permitting and inspection. Our daughter, a licensed Realtor in Georgia who referred us to Candace, contacted her to discuss the situation. Candace stated she needed to "get us onboard" because we would not find a better home and suggested our daughter speak with the closing attorney. The attorney confirmed that closing without resolving the permitting issue would not be in our best interest and offered to contact Candace directly. Only after this did Candace begin efforts to obtain the required permit and inspection. Candace had previously stated she was close to qualifying as a licensed contractor based on her experience, which makes the lack of awareness regarding permitting requirements for an addition concerning. There were also other instances during the transaction that reflected poor judgment and raised concerns about the level of representation we received.
