I, owned my mother's home, but she held the mortgage. When she originally purchased the home, she held mortgage and title. She decided to quit claim the home to me to avoid a lengthy probate process after her death. She decided to leave the state of Arizona, so we sold the home. While working with Clear Title AZ I was told that my quit claim deed cannot be used to convey ownership of the home... EVEN THOUGH it was created by a lawyer and signed by my mother and witness by a notary public. I was told this less than 24 hours from my scheduled closing date! They needed an "affidavit" (in quotes because they would not tell me the actual name of the form or affidavit needed) completed and signed by mother as well as being notarized. She's in CA and I'm in AZ! The affidavit was received and closing went on, 8 days later! During the closing and the signing of the documents my husband (who is not an owner of the home) had to sign (ready for this?) a quit claim deed!! Yes! The exact type of document they said they do not recognize to convey the transfer of owner to a property (mine) is the same document they used for themselves!! I might add that they justified the "cannot use" by telling me it's because so much fraud exists lately with quit claim deeds! So much fraud that they cannot use my quit claim deed but will use their own quit claim deed??? REALLY, Clear Title AZ? Additionally, when I received this news, I, naturally, escalated through the management hierarchy. I got as high as the vice president of escrow administration, Brandi Kirby, and left her three voicemails, one email, and one instant message via the receptionist. I received no return phone call or email from her!! They delayed my closing by more than a week by not contacting me in plenty of time before the original closing date to correct this problem. This is why they are getting a one star rating.

After requesting this firm to clear the issue TWICE we were then advised by a person named Linda that the issue was our problem to fix with the bank. So then why did this company charge us hundreds for escrow? With this HELOC still on the books the buyer, the seller and the Title Insurance company is perhaps at risk. If you want to move on and be assured there are not going to be any lingering issues, do not pay this firm!!!! Find a firm that will convey with no lingering issue!!!!!

Worst title company experience of my life. I was the seller and we closed on a Friday. Recorded…read morearound noon which meant the funds should have hit my account the same day. At least that was what I was promised. But that did not happen. Problem #1: They said they forgot to "hit the button" to wire my funds. Which meant I would have to wait until Monday to get my proceeds. Selling your house might involve the largest amount of money you'll ever handle. So it's pretty disappointing when the lack of quality control means you have to sweat it out all weekend. Problem #2: Monday morning rolls around, they swear they've sent my funds first thing that morning. I stress out all day checking my account. NO FUNDS. Finally I get another phone call. "Oh so sorry. We transposed your account number so the wire was kicked back." We'll send it out tomorrow morning. Seriously?! Awesome quality control First Arizona Title. Unbelievable. Well we all understand how great businesses work. Mistakes happen, so when it's your fault, you own up to it and do all you can to make it right. Well nothing was offered so I asked. Is there anything you can do to compensate me for these delays, for your mistakes? Uh, no, we can't do that. Not some kind of discount or financial make-good, not a bottle of wine or champagne, not a Starbucks gift card, nada, zip, zilch. One star is really too high of a rating for these morons. Please Yelp, we need zero star ratings. First Arizona Title has earned it.
