I had the good fortune to meet Jeff back in 2015 after I sold some residential units and was looking to do a 1031 Exchange. After carefully and kindly teaching me about NNN transactions, Jeff discovered a property in Indio, California, which I purchase and owned until just a few months ago. At that time, Jeff wisely and selflessly advised me to exchange into something else because the lease only had five years left on it and the rent was way above market - the latter meaning that the tenant would not remotely renew without a substantial drop in rent. We both began looking for an exchange property. After we both sifted through some possibilities, Jeff found a financially solid tenant with 17 years left on the lease. As the exchange wasn't for the full amount, Jeff also found me a highly reputable DST firm where I exchanged the delta amount. On top of all that, Jeff also referred me to a loan broker who was able to convince the seller to finance the exchanged debt on the primary property, and at a rate and terms well below market. In my opinion, and despite an awfuly long and arduous escrow period, without Jeff guiding me along the way, it undoubtedly would have been worse. I did a lot of griping and was pretty tough on this stalwart guy. I'm glad he is my broker and hope he forgives me!

Our unit was a structural cry for help: sloped countertops, floors tilting like they were trying to slide into the Pacific, walls bowing inward as if whispering "run," and a bathtub with a deep end so dramatic it needed a ski lift. It was architectural jazz -- Willy Wonka's shrinking hallway energy. The amenities? Perfect if you're conducting a long‑term study on entropy. The laundry room looked like a museum exhibit titled The Decline of Western Civilization. Guests refused to enter, like they were being asked to tour Chernobyl in flip‑flops. Machines broke so often they could qualify for disability benefits, and repair crews would boldly disconnect washers mid‑cycle like they were auditioning for Final Destination. Security was pure comedy. The front gate was broken so often it might as well have had a welcome mat reading, "Come on in, we gave up." Anyone could stroll in -- and they did. Yet during tours, management would punch in the gate code with Pentagon‑level gravitas, insisting the building was "very secure." It was dinner theater, not security. Then there was the building manager, James - always dressed to sort‑of‑impress with the tulle‑and‑tantrums flair of The Birdcage meets Austin Powers, topped with Dr. Evil's cold paranoia; a boundary‑illiterate cryptid with the timing of a budget Bloody Mary. He appeared only when no one wanted him, gliding past with a hiss or a glare. Repairs? No. Messages? No. But he did install a camera pointed directly at our front door, giving our living room an involuntary livestream for an audience of one. One day he'd lurk under our bedroom in the garage; the next he'd hover near windows like he'd memorized our daily movements. Communication with Scott Properties felt like throwing a message in a bottle into the Pacific and having it wash back up with a fart and a Notice of Lease Violation accusing you of existing too loudly. Real issues -- habitability, security, sewage leaks -- were ignored, but retaliatory nonsense arrived with lightning speed, especially if you lived in a rent‑controlled unit. We also lived beneath a tenant whose 5 a.m. cardio, 7 a.m. mating calls, and quads‑first lifestyle shook our ceiling with Northridge‑level confidence. Imagine a Clydesdale doing CrossFit -- that was our daily soundtrack. My chronic migraines became unmanageable. Contractors admitted the upstairs flooring wasn't code‑compliant, but Scott Properties refused to investigate and never produced promised building documents. And of course, this is Hollywood -- Scott Brody's troupe of bargain‑bin impresarios gets roasted at Rent Stabilization hearings so thoroughly I'm amazed they don't hand out programs and popcorn. His legal goons show up with a collective kink for public humiliation, performing like reluctant character actors who didn't realize the cameras were rolling. Would I recommend renting from Scott Properties? Absolutely -- but only if you're conducting a psychological study on chaos, something in the proud tradition of the Stanford Prison Experiment. If you've ever wondered what it feels like to live inside a discontinued torture study disguised as "housing," this is your chance. Leaving The Westmount didn't feel like moving. It felt like escaping -- fleeing a collapsing Tara, a once‑beloved home reduced to a sagging shell. Walking away with nothing but my wits, my dignity, and a pile of baloney lease violations, I vowed: As God is my witness, I'll never be Scott‑Property'd again.
