Extremely disappointing and misleading application process! I do not recommend this leasing company. Our experience with this leasing company was incredibly frustrating from start to finish. We were repeatedly given conflicting information, sent in circles, and ultimately told we did not qualify based on income, despite providing documentation showing that our combined monthly income is OVER the stated 3x rent requirement. It appears that several other people who reviewed experienced the same thing. We were told that Jordi and Genesis were the people reviewing our applications. Jordi then told me that it was only Genesis reviewing our application. After several days and a lot of difficulty reaching the leasing office, Genesis told us over the phone that if the applicant for Apartment 7 did not sign the lease, the apartment would be offered to us. The applicant signed the lease for 7 so we were then encouraged to put our application first for Apartment 9 because we were specifically told it had a balcony. After touring 9, we discovered that it does NOT have a balcony. At every step, we were given different information and assurances that ultimately went nowhere. We spent significant time gathering documents, responding to requests extremely quickly, and trying to work with the leasing office, only to be left feeling like our time was completely disregarded and we wasted $100 on our applications that went nowhere. read more

I know, no one is happy with their property management company in LA but read on. I never write Yelp reviews, but this company is so negligent that they are putting tenants in unsafe, unsanitary, and unlivable conditions. I have lived in one of their properties for 3 years. The building itself has been one disaster after another. We had a squatter in the building for a week because the doors don't reliably lock and Scott Properties won't fix them. He was eventually arrested when we caught him on our self installed Ring cameras. Just today, someone got into the building and took a shit in the stairwell. We contacted Scott Properties and they had someone simply pick up the shit, leaving a gigantic disgusting stain in the stairwell. We had an outbreak of flies that got into our apartments this week. Some of the neighbors currently have cockroaches. The stairwell flooded when it rained and now has mold. Packages are stolen all the time. I paid for pest control to come myself after dead rodents were found on my terrace. I covered the cost since it was urgent and Scott Properties won't take any action. They reported we have rats on the roof. I contacted Scott Properties about this, no response. I am now spending much of my work day filing reports to the LAHD. This is, by far, the worst living situation I've ever had in Los Angeles. It feels like hell, and I can't wait to get out. read more

I never thought I'd be writing a one-star review after living here for more than four years. I've never missed a rent payment. Not once. I'm a hardworking professional who works from home and owns my own marketing business. I take care of my apartment, contribute to the community, and genuinely wanted this to be my long-term home. Unfortunately, my experience has shown me that management's concern for residents seems to end where rent collection begins. One example: after my cat Mochi passed away, I continued being charged pet rent for months. I emailed. I called. I sent text messages. Repeatedly. Despite multiple requests, the charges continued. Having to fight to stop pet rent charges after losing a beloved pet was both frustrating and incredibly disappointing. I was also charged roughly $200 to fix a clogged drain. Again, the pattern was the same: when there is an opportunity to charge a resident, management is quick to act. When a resident needs help, responsiveness suddenly becomes much harder to find. Things only got worse from there. I found myself dealing with an escalating roommate situation involving admitted damage to my personal property, interference with equipment I rely on to run my business, and intentional disruptions to the apartment's electrical service during disputes. Management's response? Not our problem. I understand that apartment managers aren't therapists and can't solve every disagreement between roommates. But when a resident reports property damage, utility interference, and a living situation that has become increasingly hostile, I would expect at least some effort to help find a solution. Instead, I was told management would not intervene. I was also told they would not transfer me to another unit. This is despite multiple vacant units currently being advertised and available within the building. Think about that for a second. After more than four years of paying rent on time and being a resident in good standing, the response was essentially: "We're not getting involved, and we're not helping you relocate either." That tells you everything you need to know about how residents are valued here. The true test of a management company isn't how they treat you when everything is going well. It's how they treat you when you need help. After four years, my conclusion is simple: Scott Properties is happy to take your rent. But when a long-term resident faces a serious problem, compassion, responsiveness, and basic customer service are nowhere to be found. read more

Sorry, I haven't been the best advocate for Scott Properties... This time, I'll share 2 more complaints that they have yet to help with. 1) Today, I was going to do laundry, but seems they changed the locks without alerting us, or giving the tenants new keys to the laundry room. I did see the locksmith there the other day, but didn't even think to ask about the keys. 2) we've had these 4 landscaping bins here on the sidewalk for almost 6 months. 10 were delivered, and 6 of the tenants have called to have them removed, the other 4 we not been able to get the tenants to call. I feel property management should get rid of them. I would never rent a place from Scott Properties again. read more

I've been a resident at my building for 4 years before they decided to become a client of Scott Properties Group. I loved living here previously but it has massively gone downhill since they have taken over. It's so sad to see. I've seen other reviews share similar stories. This review is probably pointless because I doubt they care about resident's experiences, but heed this as a warning to not renew your lease if they take over your building. CA Law states: "Within 21 days after move-out, the landlord must send the tenant an itemized statement explaining in detail any deductions from the security deposit (unless they total less than $125), and return the rest of the deposit. o If the landlord did the repairs, the statement must show the work done, the time spent, and the hourly rate. o If someone else did the work, the landlord must provide a copy of the bill for the work. o If the work cannot be finished in 21 days, the statement must give a good faith cost estimate. The landlord must then provide the final statement and return the remaining deposit within 14 days of finishing the work"... they illegally withheld an extra amount of my security deposit for a total of 220 even after I reached out to them for the itemized reciept they didn't send a single thing and I have not heard from them since. We left the unit looking just as clean if not cleaner than when we moved in BTW! Also, as soon as we moved out they relisted the unit cheaper than what they were charging us rent when we were tenants. Disgusting greed and unprofessionalism. read more

I am a co-signer on my daughter's apt at Hollywood Towers in LA. She sent a notification at the end of her year joint lease which ended 12/31/25. We cannot seem to get her removed from the old lease and also get her security deposit back. Her previous roommate had decided to remain there and found a new person to room with. They are entering into a NEW lease. I cannot get anyone to call me to discuss this-only random emails with the same cut/paste instructions on how to remove/add a roommate. Now Laura is telling me that the old lease auto renews month to month if no notification is given to terminate (which we did 3x) and my daughter is on the hook for rent? We terminated the old lease in writing. Would be nice to get a call to help discuss and put an end to this. Not a great way to end what was a nice 2 year stay there and would have received a nice review. read more

Despite being promised in writing multiple times that they would cover my hotel costs/airbnb, they are now saying I have to go through insurance to recoup those costs. trying to work with Scott properties was genuinely one of the most frustrating experiences of my life!!! We toured a few weeks ago and the same day that we toured we submitted an application. It then took nearly a week to even hear back from anyone. We tried calling multiple different numbers every day and not a single person answered, except for a receptionist who would hang up as soon as we asked to speak with a representative. The representative who was supposed to be helping us was Genesis. No one has ever been less helpful or worse at communication. It seemed as though we had about a 30 minute window once a week to receive a response from her and other than that we wouldn't hear back. We would have to follow up multiple times to receive a response and once we finally did it was as though she didn't even read the emails we had sent. She then continued to make up excuses as to why she wouldn't work on our application or she would ghost entirely for days. After over TWO WEEKS of back and forth trying to get her to process our application, she randomly sent us an email saying she was canceling the application. That was it. I am gathering we dodged a bullet by not even making it to signing a lease, which is a shame because we loved the property. Genesis was an absolute nightmare to communicate with and refused to provide her supervisors email when asked. I would NEVER recommend anyone to try and work with this company or move into one of their properties. No wonder at the time of writing this that there are 10 available units in the building we toured. It makes no sense to me because I would think in running a business the goal would be to fill all vacancies and make money. Clearly their goal is to cause frustration, anger and have zero method of effective communication. Now after leaving us hanging in between for over two weeks me and my roommate will be forced to scramble and find another place before our current lease is up. This is my second review of this horrendous agency. While I was told by Scott Properties that no one from their agency had sent me the nasty, threatening e-mail (which I described in my previous review), even IF their denial is actually true, SCOTT PROPERTIES IS STILL SCUM. They delay, lie, cheat, do whatever they can to ignore and violate basic tenants' rights. Recently the security gate (which runs across the driveway of my rental unit) closed on my car while I was exiting one of their rental properties. Note that I was the second car to exit the property, and that the gate was open when I started to cross it. When I first reported this to Scott Properties, the individual that I spoke with expressed compassion and said: "That's terrible! The gate's sensor should have prevented that from happening!" Then about two weeks later (and a few of my inquiring phone calls) I finally got their response about reimbursing me for my car's damage. The property manager for Scott Properties said that it was "common knowledge" that the gate closes IMMEDIATELY after a car leaves the premises. Now I have to find a lawyer who will take my case on contingency. Another fact is that when exiting the property, there is NO WARNING SIGNAGE VISIBLE that the gate closes "immediately" after each automobile exits. And I don't recall ever seeing such a sign on the front of the property gate. But NOW the broken gate's street-facing side does displays such a sign. And while it's possible that I simply didn't notice this sign previously (since a few seconds before my car reaches this property's driveway, I open the gate with a remote control) it's also extremely possible that the signage was placed there after my unfortunate experience. I honestly can't say which of the two possibilities is actually100% true. I'm now in the process of hiring a lawyer who will take my case on a contingency basis to sue Scott Properties for both the physical damage done to my car and my mental anguish due to their delayed and eventual outrageous response. Their callous, cruel, and unethical response has greatly affected both my sleep and daily living experiences. I am also skeptical of the two positive responses from (allegedly) previous tenants. My hunch is that they are not actual tenants but rather employees of Scott Properties, or that they are friends of someone who is directly associated with this repugnant company. Ugh!!! read more

Unfortunately i had to give a star to post this review.....BUT HONESTLY I GIVE NO STARS for Scott Properties. I have been a faithfully paying, quiet, clean renter with Scott Properties over the past four years. When we submit maintenance requests we are literally ignored and if the issues are "hypothetically taken care of" the craftmanship is shoddy, cheap and often at the renter's expense...I didn't have a working sink over the past holidays, there is clearly a mold issue in my unit ( they painted over it last summer, did no testing, the water is now bubbling under the paint and water stains are growing on my bedroom ceiling as we speak) Furthermore a rodent issue was detected earlier this year and nothing has been done to this day. One of my neighbors paid out of her own pocket to take care of the rodent issue when finding rats hanging out in her kitchen!!!! Trees and shrubs have not been cut during appropriate times of the year and are now fully overgrown and a fire hazard...If they do get back to you, which is rare, you are met with unprofessional, rude retorts while simultaneously raising our rent EVERY SINGLE YEAR. My roommate and I were so excited to be able to find a new apartment together, and we thought we hit the jackpot when we found a 2 bed 2 bath in Palms. The apartment itself was fine, and the location was great, but it is honestly a painstaking and miserable experience every time I have to interact with Scott Properties. My main contacts were Tyler and Laura, and I'm not sure if there's something going on, but I haven't been able to get either of them on the phone ONCE this year. It's nothing short of a MIRACLE when we get more than one email from either of them a day - in a CONVERSATION. So we have to write everything at once, hoping they'd respond to at least some of it. We had no laundry room or mail key until almost a month into living there, AND my roommate is trying to leave, and we found someone to replace her, but they told us THE DAY BEFORE THE NEW MONTH RENT STARTS that the application was denied. There aren't enough words to express how easy he made the whole process, he made the building seem so warm and welcoming which it totally is and brought peace to the apartment search. They advertised the property for $2150.00, and directly CONFIRMED that price by text. Only after we had seen it the following day, got excited, and asked for the application all of a sudden the rent jumped up to $2250.00 they claimed it was the "updated rent". Bait and Switch.. We also couldn't seem to talk to one person, Melody, Kevin, Jaqueline.. all seem to pass the calls from one message box to another. I would not advise using them. read more

I moved out of my unit on 05/24. As of today, it has been over 21 days, and I have not received my security deposit or an itemized list of deductions -- both of which are legally required under California Civil Code §1950.5. I have called more than ten times, and each time, I've been sent straight to voicemail with no response. When I finally spoke with someone, I was given conflicting and misleading information about the status of my deposit. Let me be clear: this is not just unprofessional -- it is illegal. If I do not receive the full return of my security deposit immediately, I will pursue legal action in small claims court, where I am entitled to recover the full amount plus additional damages up to twice the deposit for bad faith withholding. I will also be filing a complaint with the California Department of Consumer Affairs and reporting this property to local tenant advocacy groups. Avoid this landlord/property at all costs. This has been a waste of time, money, and energy -- and it's exactly the kind of behavior that gives landlords a bad name. read more

I was in contact with DANE ROBERTS and went to look at two open units at 834 S Orange Grove (#6 and #7) on 7/12. Dane was personable and easy to talk to in person. After our viewing, he followed up with me promptly to check in. The experience started well. On 7/16, I applied for one of the units and within an hour, LAURA PINEDO processed my application. The unit was listed at $2550 and I had previously spoken to Dane to see if the owners would consider a lower rate with a late-August move-in date. This info was not relayed to the Leasing Team and she declined twice even though I referenced my chat with Dane. Dane even advised me to apply first so he could speak with the owners. Laura spoke to the owners and tried to trap me into a mid-August move-in (not what I requested) with a non-refundable holding deposit. This was less than one day into the inquiry. Laura also failed to get simple questions answered and I had to follow up multiple times. At that point, Dane also stopped responding to my text inquiries. The unit was so lovely, but the team handled this situation poorly. Since 7/16, the unit has decreased from $2550 to $2450. As of 7/30, it was listed at $2350. I initially asked SPG/the owners to meet me at $2400. They said the best they could do was $2475, even though it lowered to $2450 a couple of days after. It's October now and they've lowered the Unit #7 to $2250. I'll never consider SPG again. Really unfortunate how greedy and unprofessional they are. read more

Heres another update of the lack of Scott Properties doing anything for their tenants. Please dont move here! I have been putting in Maintenece requests about BLACK MOLD for months and nothing was acknowledged at all. I am sick and my skin is always inflamed. They told me they would remove the black mold as a "courtesy"....meaning they don't have to do anything about it. They also told me that it was MY fault because I was "unclean". I keep my apt very clean so I thought making accusations like that without ever seeing my unit is just blaming the tenant so they didn't have to do the work. This is not the first time they have blamed a tenant for something out of their control. The biggest spot is right above my bed. Just FYI... we had a tragic car accident a few months ago where someone unfortunately passed away and they took that opportunity immediately after...while we were all traumatized from the horrific event...to raise our rent!! The company has been unresponsive to maintenance requests. When I first moved into the unit, I discovered dead cockroaches, and despite having the unit treated four times by a vendor, the issue persists. I've also submitted several other maintenance requests, but although I receive notices stating that a technician has been notified, no one ever follows up. Although they've provided more resources for their tenants, they've failed to follow the ordinances for construction, are consistently late on maintenance, and have threatened their tenants on towing cars that are parked in their own spots. I know people move everyday and I am blessed to have housing. I had to be the one to move out after my almost 8 year relationship. Scott Properties appeared to be very communicative when responding to all of the apts that I wanted to view. They seemed like a good company and I really liked their slogan "trust, integrity, and ethics". Sadly, these 3 tenants have been lacking ever since I moved in. Repairs of the tub and patchwork in the bathroom were supposed to be completed before I moved in. The lease reports that when you move out, you must pay to have the apartment professionally cleaned. General cleaning was done, but the kitchen and bathroom cabinets were replete with dirt, grime, and hair. All of the blinds were filthy and so were the ceiling fans, light fixtures and thermostat. I was not able to use my bathroom for 3 days and was never given an answer about getting my rent prorated. I asked if that money could be used toward getting my apartment cleaned to make things easier and no one was ever sent to clean my apartment. The worst part is that the carport ceiling fell on my car causing almost 7k in damage and the building supervisor has not reached back as to what the plan is to get me my money back. I reached out several times and asked if I can just get reimbursed for the body work (I already paid 3,800 for that) but just get a rental credit for the remaining work on the car which is to fix the windshield. I also asked about mediation because my lease states that I have to try to go through mediation. But due to lack of response, I now have the right to go through small claims court and waste even more money on filing and having someone serve the paperwork. Sadly there are no "trust, integrity, and ethics with Scott Properties and I cannot wait until my lease is up because it does not feel right to be pushed around and disrespected like this. Just like others reviewing here, I too have move out of a property May 10th 2025 Newberry Lofts and not only did not receive my deposit yet, as of July 17. (property was left clean and with investments of flooring, lighting, shelving and a stage raising the value, never once paid late on rent) After many emails and messages left to the building supervisor, the company phone number, I've not heard a peep. They've essentially stolen my money and refuse to acknowledge it. In addition, I was forced to close my business due to a mold infestation. When the issue was not resolved over 2 months, one which I paid for, I was told "I would absolutely receive that credit back" by both manager and supervisor Karen Tishkoff. . When I put in my notice the Karen even said she had spoken to the owners and asked me to reconsider and stay. She was certainly willing to answer my calls then while they tried to keep me on the hook. I couldn't continue there under the conditions. The mold smell had made me sick for months. I didnt ask for anything extra, no compensation for lost wages, no moving exoenses for needing to vacate due to mold, no health compensation. Just the rent I paid for the month of a unit that was in remediation for mold, and my security deposit. Now I am out the month of rent, and my deposit, and they refuse to reply by phone, email or text. I've never encountered something like this. In such a hard time having to close my business, I counted on getting the money I was rightfully owed. Scott Property management and their staff are two-faced. I wish I had known. They let maintenance requests go by with no communication for weeks/months. Getting them on the phone or to respond to an email is impossible. Let's talk about Scott Properties Group. They took over for our previous property management company, Mcintire Management, and they've not done any improvements to our property. When dealing with a neighbor's dog who's barking incessantly during the day for hours there response was "Call Animal Services that's not our responsibility". Meanwhile, the other areas of the property are falling apart so much so they had multiple property violations in accordance with local Los Angeles laws. Horrible Move-In Experience at 10750 Palms Blvd I had a terrible experience moving into 10750 Palms Blvd. The apartment was not cleaned, had a horrible smell, and required major repairs. Despite bringing these issues to management and the owner's attention, they refused to take responsibility or make the necessary repairs. I had to call the Los Angeles housing board inspector just to get some of the repairs done. For the amount of rent I'm paying, I expected an apartment in impeccable condition. I would not recommend this place to anyone--beware before signing a lease here. read more

Ive been here almost 4 years now and the new management of Scott Properties is "cleaning up" a lot of the situations that were being avoided by prior property management. This especially involves the new manager Chris. So much has been handed to him and he's gone above and beyond. It's a "breath of fresh air" to finally see true effort and passion to make this beautiful villa building the best, secure and safest within and without. Mind you, this is incredibly difficult to take on with all of the unfortunate homelessness, mental illness and drug use in this specific Hollywood area where this gorgeous building with so much potential exists. Chris is raising that potential and he deserves vital recognition. Giovani, is also on point. I appreciate both of you and it's awesome to see true effort, action, high tenant attentiveness, serious progress and work/outlook by these gentlemen. I hope they stay for as long as possible with Scott and here at 1460 N Mansfield Ave location as it's a beautiful feeling to finally have that manager like support we all hope for and even above. This beautiful building will prosper more and it's finally a good feeling after over 3 years of not having that here until now.
