All communication including paying rent was done through their app. If any repairs were needed they had someone out as quickly as possible to resolve the issue. Our family relocated so we did not renew our lease, and the move out process couldn't have been easier. We left the house in the exact same shape as when we moved in and our deposit was returned within 30 days. They give very clear instructions on what they expect to be done before move out which makes no room for question. Can't recommend them enough.

Collect receipts in writing via email/text. And do not SIGN the lease unless the agreed terms and conditions are listed! My husband and I have rented a property with them. Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.

It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there.
