Buying a TIC in San Francisco typically leads you to Sirkin. They had somewhat of a monopoly on the subject for quite a few years. When we first layed out our TIC agreement we received poor response from the office. It took a long time to hear back from the associates and I felt like our questions were not answered with much thought. Five years later and we have just finished with our final CC&R's for the completion of condo conversion. We ended up using Sirkin again. Very Helpful - We bought a condo about 3 years ago and the CC&Rs had been prepared by Sirkin & Associates prior to us purchasing the unit. We're now doing paperwork for a re-fi and needed some additional documentation related to condo CC&Rs / Bylaws. I contacted the office and explained the situation and within less than a day, got an email from Andy explaining what options we had. One option was that he would write a follow-up letter to our bank explaining the situation, and that all the information the bank needed was included in the previously prepared CC&Rs. Andy prepared the letter in a timely manner and did not charge us a penny since his office had prepared the original CC&Rs. The letter satisfied the bank's need. I considered this to be exceptional service since I was not his original customer and since the "file" was over three years old. read more

The worst service from a professional firm I have ever received in my life, and considering I work in professional services as a financial consultant, I've seen a lot. The lawyers in the office were rude, hard to reach and, wrong on the specifics which they are suppose to be experts and, worst of all, almost prohibited us from closing on our new home by witholding documents that we legally own. This is the only 1 star review I've ever written on Yelp and the only one I've written in about a year, but this was so aggregious, our own lawyer is considering taking the company to the California State Bar for breach of professional conduct. I have 3 lawyers in my family all of which confirmed their behavior and claims against "owning" our documents were ludicrious, against precedence and against case law. They are the "low budget" TIC option which our seller selected to draft the TIC agreement. NOTE TO ALL PARITES - when making one of the biggest investments of your life - DO NOT GO LOW BUDGET and DO NOT USE SIRKIN. read more

I was pretty shocked to read the poor review of Sirkin Paul Associates, as Andy Sirkin and Lyssa Paul have been incredibly helpful with our TIC and with educating us about the ins and outs of TIC ownership. They do a great job of explaining each partner's rights and obligations while always doing their best to maintain good and equal relationships between those partners. They also offer tons of free information on their website, which is invaluable if people just take the time to read it and inform themselves. I think many of the gripes of TIC partners are due to a general lack of understanding the business relationship of the TIC, which can be confusing if you don't read the agreement in the first place! My phone calls to Sirkin Paul are always returned promptly, and my questions always answered. TICs are delicate business relationships, and we've received relationship-saving counsel from these guys. There's a reason their name is ubiquitous in San Francisco--it's because they're the authors of so much TIC information and so many legal agreements, and it's because they do their job well and get referred for it. read more
