This business is such a joke…read more From the very beginning, my friends and I applied to the lofts and I was instantly suspicious. To secure my spot at the lofts, they requested my last months rent, but were not clear how I should pay for it. I decided to send them a preauthorized debit since I have to submit one anyway. After telling me that was sufficient enough, my lease was then terminated because I "did not pay". So, after many emails and phone tag, they finally sent me another lease, which was the wrong price. So I had to play some more phone tag and spend months trying to get my newest lease signed AFTER I already sent in my last months rent. Kinda sketchy if you ask me. Then comes April when we were supposed to get our roommate assignments. I had a hunch that there would be an issue and me and my 3 friends (who requested to live together) weren't going to be roommates. Sure enough, within 12 days of our leases starting, they sent out the list of roommates and my friends and I were all split up. This is after being promised over the phone and in person from management that we would be together. After many phone calls from myself and my friends, they still could not place us together, after they "tried everything". This company is an absolute joke and should not be up and running because it is an atrocious mess.

I rent a room at this complex from 2017-2021 so this gives me enough time to explain everything…read moreabout this horrible business. I usually tend to suggest a business in the end but I have to say this here: DO NOT EVEN USE THIS PLACE'S PUBLIC PARKING, LET ALONE RENTING A ROOM. Starting with a horrible and unsafe location, being far from the McMaster University and other colleges, lack of proper access to public transportation (that is never on-time, unless you want to miss your test or class). Then go inside, they say they have renovated the lobby. However, they have painted the walls and moved couple of stuff around. The elevators are still slow, dirty, and smelly! This place is the first place in my entire life that I would take the stairs instead of the elevators. Then you get to the amenities that are never open, except for the time they show you the building. After you walk by the garbage chute that disgusts you because their maintenance never do their job properly (they are good at charging you tho). I swear sometimes you feel like you are in the garbage dump, not the garbage chute when you go there. And then you get to your room, it's either too hot or too cold as they never care to fix the air conditioning. Moreover, the living room design is absolutely unpleasant. The material used in this complex are probably the worst ever, everything tends to break so fast. And do not ever go to washroom, even if you currently living there. The toilets are unsanitary and good luck if you can even flush. Now it's time for the room. Good luck opening the windos, they are tiny and never fully open as if you are in a jail. And the rooms have the worst lighting ever, always depressing. Now let's get to the pricing: Get ready to pay an overpriced fee for your room (you can literally find a proper room Almost ANYWHERE ELSE!). You pay almost 800$ for a 4-room unit, you can even get a place with that money in downtown Toronto! Now there are so many hidden fees here too, the security deposit, move in and move out, and other weird costs for them to rip you off. And their public parkings if you curious charges you as if you get a valet. But No! You have to park your car in an outdoor parking and anyone has access to it. Now you might ask why did you stay for 4 years? I wanted to move out but they are smart when they design their contracts. They put a hidden article that if you want to move out you have to be at least a year ahead. And this makes it extremely difficult for you to move out like any other place in Ontario. Unless you want to pay much, experience the worst, being treated horribly by their rude staff, STAY AWAY FROM THIS PLACE!

I've lived here for three years, and I will give my honest feedback listing both the positives and…read morethe negatives. POSITIVES - They are really thoughtful and provide small treats and breakfast sometimes. There's a small gym in this building, along with some study rooms and game area. In addition, there are free Yoga classes once a week - you just have to bring your mat over to the right floor and you get a free class! Maintenance is awesome, all you have to do is request the issue in the building and maintenance will fix it usually within a day. NEGATIVES - There was one year when the internet literally kept cutting off, but it has improved this year. There a couple rooms that leak in the ceilings. In the previous years, there used to be maids that would come in to clean up each suite space, but that is no longer the case now, although rent prices have decreased. It really bothered me that they did not have any discounts for people living here for many years such as myself. Although it was a discount from what I had paid, I was a little angry to find out that other people who just moved in were paying the same price. As it is University Housing, it is run by students, who don't extremely care too much about your complaints. Of course, when parents are involved, management show a bit more concern. This isn't the case to every individual - some student managers are good in the job that they do, though there are others that do need a bit more improvement.

Daphne Cockwell Complex - DCC 8th Floor Cooking Eating Laundry Area

    Daphne Cockwell Complex

    Ryerson, Downtown Core

My review is mainly about public parking at Daphne Cockwell Complex (DCC). However, I'll branch out…read morea bit about it being a residence and the woman after whom this building is named. Perhaps over a decade ago, I attended many concerts at Massey Hall. At one stage, I'd remember going to all four Jann Arden shows in a week when she was at this venue. My parking lot of choice was on the northwest side of Church Street and Dundas Street East. It was an open lot where you bought a ticket from the machine and left the ticket on your car's dash. It was safe, cheap parking. This parking lot went away when Ryerson (now Toronto Metropolitan) University (TMU) bought this parking lot's land to expand its campus domination. For years, I have been trying to find a parking lot to call my go-to for concerts and shows in the downtown core. I have a few that I frequent in rotation, but not one that I truly love. Last Friday night, I came down to see a concert at Massey Hall. I got here earlier than usual because I wanted to grab a quick bite and look around before the show. I noticed a small sign on Church Street as I was driving westbound on Dundas Street East. There was public parking in an alleyway where the old parking lot that I loved was. Really? I went around the block to check it out. Sure enough, there is public parking under DCC. The rates were clearly displayed before you embarked down the ramp. I looked at $9 as a flat rate when you enter at 5 pm and leave a minute before midnight. That's me! Perfect! I descended and got to the gate. You wave your hand in front of the machine to get a paper ticket. When you are ready to head to your car, you pay at the kiosks that are located by the elevator on each floor. You then wave your ticket at the gate and leave. I parked on P1, close to the elevator. This floor was brightly lit and each parking spot was roomy. I backed into a spot and headed to the elevators. You want the main floor to exit. You end up on Church Street, facing east, just north of Dundas. I loved it. I spent almost six hours in this area. After the concert, I headed back to fetch my car. The complex is locked. There is a parking intercom where you press a button and the door is supposed to unlock. I heard the door click a couple of times. I went to tug on it and it didn't open. I actually had to talk to the security guard. The speaker volume was extremely faint. I'd like to think that I have decent hearing, but I felt like an eighty-year-old woman who had hearing issues. I had a nice chat with the security guard, who came over to let me in. Apparently, this system needs fixing to get the door to automatically open after he unlocks it. There's still a parts issue. I wished him a good evening and headed to the elevator. I felt safe here. I had no problem paying at the kiosk. I didn't need to insert my ticket. I had it scanned. I then tapped with a credit card. I got a receipt and headed to my car. When I exited, I scanned my ticket. The gate went up and I left. Easy peasy! DCC is an interesting building. It is a student dormitory for TMU. The DCC residence front desk and main floor are on the eighth floor. Those who reside here are given a room key, similar to being at a hotel. There are 332 guest rooms. Each room is single occupancy. Rooms are opened up to the public during the summertime. The residence floors operate like a hotel. I took a look online and there are no rooms available this summer. My guess is that first dibs go to TMU current students and alumni before it opens up to the world. The building is multipurpose. It's split into these areas by floors, from the top floors down: - 10 to 28 - residences - 8 - residence lobby - 7 - university administration - 3 to 6 - schools, shared spaces, and research labs - 1 to 2 - classrooms - B1 - Ddgital fabrication zone - B4 to B2 - Parking The main floor has an area with colourful, comfy chairs. I saw a woman sitting in one when I returned to fetch my car. Four schools that are in DCC are the following: - Nursing - Midwifery - Nutrition - Occupational and Public Health This building is named after Daphne Cockwell, who was a nurse and trained in South Africa during the 1930's. She dedicated her life helping others, including working as a volunteer with returning veterans from World War II. It's a stunning building. It is aptly named after an amazing, accomplished woman. I have a go-to parking lot again. Parking rates are decent. It's a clean, safe parking lot. (198)

Auden Buffalo - "PET WASTE ONLY" CANISTERS WITH DEGRADING BAGS OF FECES CHANGED ONCE EVERY 3-4 WEEKS. PET WASTE NOT ALLOWED ANYWHERE ELSE

    Auden Buffalo

DO NOT SIGN AT AUDEN BUFFALO BIOHAZARD CONDITIONS, UNSAFE,…read moreIRRESPONSIBLE MANAGEMENT i've been a resident at Auden Buffalo for 2 years and currently stuck in a renewal pros: 1. it WAS affordable cons 1. EXTREMELY UNSANITARY floors would go uncleaned for weeks at a time. when they are mopped, they are not efficiently dried leaving mold streaks down the halls. garbage rooms overflow, doors unable to shut with trash bags out in the hall, on all floors of the building. the stench would be nauseating passing the trash rooms, even airing out the front doors would not relieve the smell. it would reek of garbage in the parking lots. 2. NOT PET FRIENDLY "pet waste only" canisters are located on the furthest ends of the lot, each about a 3 minute walk away from the front entrance. these canisters are changed every 3-4+ weeks and people fill them with trash leaving BIOHAZARDOUS DEGRADING FECES BAGS on the sidewalk. - pet waste bags are not allowed in any of the other trash cans within the complex including within the gated patio area and they would charge a fee if pet bags are discarded anywhere else. although they told me used condoms, vomit, and dirty underwear are okay inside of the trash cans. 3. UNSAFE ENVIRONMENT UNSALTED PARKING LOTS AND SIDEWALKS considering the buffalo snow storms, parking lots DO get plowed eventually but never salted. only the front entrance was shoveled and salted, sidewalks into the building were made of icy footsteps, never shoveled which led to slips and falls. slips occurred frequently when driving in the narrow parking lot making it around corners or into the garage extremely unsafe NO HOT WATER for 2+ months this past winter there was NO hot water. showers were barely lukewarm and uncomfortable. Auden Buffalo had received a fine from the State of Health for this violation. - to this day, showers are hit or miss. some days i'll get a hot shower that is JUST satisfactory on the maximum heat setting, or i'll have a lukewarm shower again. POWER OUTAGE after a windstorm, power was cut from the apartment leaving residents with no hot water, heat, electricity or wifi for 24 hours when we were promised a generator. they did offer to shuttle us to air buffalo if we wanted pizza as a warm meal 4. IRRESPONSIBLE MANAGEMENT the management have no control over how many pets somebody can own or how behaved they are. I WAS ATTACKED BY 4 SMALL DOGS which left me limping to sit down and permanent scars on my legs. the dogs were in the patio off of their leashes and i wanted to go outside and the dogs immediately bolted towards me and started barking aggressively and jumping on me, tearing down my pants and leaving me bleeding and bruised. - they told me to contact animal control if i wanted something to be done but they could only tell the owners to behave the dogs 5. MANAGEMENT IS NOT THERE WHEN YOU NEED THEM. there used to be at least out of office hours for the phone and if you needed help someone could assist you. now, if the office is closed you need to leave a message. this is very dangerous because if there is an emergency out of office hours, there is nobody to contact. out of office, the main lobby is unkept with packages and trash laying out. 6. PATHETIC? the amount of complaints Auden Buffalo was receiving this winter had management sending an AUDEN TO AIR BUFFALO DEAL if you wanted out asap, just to trap you in another lease. grow up.

The management does not care. They claim they are waiting on parts to fix the broken air conditioning system and it's been over a year. The only thing they are quick to do is add additional fees. moved into 897 College St, Toronto Canada and while the building itself is a good place, the rooms…read morerented and supervised by Harrington Housing were terrible. First of all, they have illegally cut up a two bedroom suite into four bedrooms by placing some plastic boards in-between one of the rooms and then strap a curtain and called it a "door". Furthermore, my experience was abysmal to say the least. My experience with Harrington Housing was deeply disappointing, riddled with unprofessional behavior, poor communication, and negligence. It all began before my move-in date when I was told the day before that my key wasn't ready, forcing me to delay my move. On September 3rd, the representative, Lilly, who was supposed to meet us at 1 PM, didn't arrive until 4:30 PM and still didn't have my fob. The room shown to me wasn't the one advertised, and when I raised concerns about its condition, Lilly responded unprofessionally. Only after asking to terminate my lease was I shown another room, which I reluctantly agreed to take, paying the difference via e-transfer. The maintenance was equally frustrating. On September 4th, I discovered my room's door hinge was falling off. I filed a support request on September 6th and followed up multiple times (September 26th, October 2nd, October 15th) without resolution. Lilly eventually took a photo of the hinge but failed to act on it. It wasn't until mid-October that someone came to fix it, arriving hours later than scheduled. A separate ticket for a broken kitchen sink filed on November 6th also went unanswered. Financial matters were handled even worse. A rent discrepancy in November led to a series of automated emails threatening legal action, even though my father had reached out on November 6th to resolve the issue. It took until November 26th--two days after the rent deadline--for the team to respond. When I spoke to Olga about it, her unprofessional behavior only added to my stress. She accused me of negligence and deflected responsibility, even though the issue stemmed from Harrington's poor communication and record-keeping. After countless follow-ups, I finally learned the discrepancy was due to an extra week in November because of their weekly billing structure--a detail that could have been clarified weeks earlier. The lack of transparency, delayed responses, and unprofessionalism from staff like Lilly and Olga made this an incredibly stressful and disappointing experience. I would not recommend Harrington Housing to anyone seeking reliable and professional housing. One star is too much to give for the folks that handled my building.

Uba has great attention to detail, handling everything from tenant communication to maintenance requests, which made managing the property so much easier for me. The team was professional and responsive whenever issues arose, ensuring that things were addressed quickly. The tenant placement service was also solid which helped me minimize vacancy time, haven't seen any other tenant on-boarding like theirs. My only reason for giving 4 stars instead of 5 is that there were occasional minor delays in communication, but nothing that significantly impacted the quality of their service. Overall, they're very reliable and effective and I'd would definitely recommend for property owners looking for solid, hands-off approach
