    I have nothing good to say about this dump. Roaches, rodents, dog urine and feces every where. Elevators always broken. Constant changing of concierge staff. Garage gate always broken and our bike was stolen TWICE from the parking garage! I ended up breaking my lease and paid thousands to then receive a collections notice telling me I never paid! I then reach out to Kathy Smiley who tells me my payment was applied to another former residents account in error! Totally unacceptable. Do NOT move here. Much nicer newer buildings in the area at a price point of 3600 for a 2 bedroom!

    Holy crap! DONT MOVE IN HERE! Disgusting! Disgusting! Terrible! The Projects! "Luxury" projects is just the worst! Where to start... 1. The garage elevator, and the elevators in the building are always broken I mean 80% of the time! And it's so bad you have to wait in a line for 10-20 mins at times. 2. The amount of roaches and rats in this building is DISGUSTING even dead rats sometimes 3. you have homeless people hang around the building and they even steal stuff out your car, they sleep and shot up in the park right across the street from the building 4. safety? Ha! Concierge is always sleeping, on their phones, it's a new person every week it's no consistency but why would it be it's a new property manager every month! 5. ITS DOG SH*T all over the main entrance and even pee sometimes in the building This is the worst building ever! The only thing they have thats okay is the gym on the top floor the view is nice but everything else is just shambles and not to mention the rent the minute your late on rent it's a legal notice on your door

    Been living here 13 years have never seen this building in the current state it's an absolute disaster. The leasing office is horrible you have to wait a half hour for an elevator they are all broken. The building is infested with roaches and mice. There is no upkeep it's very sad this is what has happened this used to be a wonderful building. Do not move here I cannot stress this enough you can contact me personally for info if needed! God forbid you pay your rent 1 day late they send you to legal but it's ok for us to wait for elevators and have roaches all over! Absolutely deplorable!! I would like to update this review...we have a new assistant property manager her name is Marta Correll and she is amazing it's about time we finally have someone we can finally communicate with. She's attentive and responds to residents immediately and does whatever she can to help! I really wish she was the property manager and not the assistant manager! Also I want to say again how amazing the maintenance team is Khalid the manager and his team are number one!

    Read this before you do yourself the disservice of moving into Skyline New Rochelle. Note that all their good reviews are from people touring the building, not people who have actually lived there. Skyline New Rochelle is the most vile building I have ever lived in. They do not care about your living conditions, they do not care about your safety - they care about placing a tenant and that's it. My car was hit by the person who was assigned to park next to me on the second day I moved in (they actually did a hit and run but it's pretty obvious when their paint is on your bumper) and I had to go through 3 different people in the office because one of the women with her wretched attitude refused to move me for my safety. There were cockroaches everywhere, the apartment, the hallways, the laundry room and it took WEEKS of repeated requests to get them to even attempt to do anything about it, it then persisted for MONTHS. There were 6 elevators and yet 4-5 of the were broken almost the whole time I lived their and long before I moved in - there was no access to the stairwell from the lobby so the wait was down the hallway sometimes 30 minutes. One elevator for 500 apartments is asinine. When you tried make a complaint they simply passed the responsibility onto the elevator company but unfortunately when you agree to run an apartment building you are responsible for the people and contractors you employ and years of malfunctioning elevators is utterly unacceptable and dangerous. People would get stuck in them for hours, they would randomly shut them off without notifying anyone, and there were city violations for months and still were when I moved out. There is a continuous presence of SWAT, police, and firefighters WEEKLY because they will let any criminal move into the place. The whole complex reeked of cigarette smoke and weed. The window in my apartment was leaking to the point that when it rained, it rained in my living room and when it was windy, it blew my blinds around - and instead of fixing it properly they decided to wait me out for 20 days at the end of my lease in 14 degree weather. To top that off the heat was out for weeks. Mice and rats would run through the lobby. The entrance reeked of dog pee and feces. The dog run was covered in feces because they would randomly stop refilling the poop bags. The pool was rarely cleaned. Harbor Group Management is a disgustingly unethical management group with absolutely no care for their "luxury property" - they will reply with their boilerplate line about how they wish they could've done better or how they did their best to address my concerns but they did absolutely nothing after my numerous complaints to absolutely no resolution. I know and have talked with numerous tenants who wholeheartedly agree with these sentiments so suggest if you are a current tenant you file for a rent reduction due to their CONSTANT breaching of your warranty of habitability. The local utility rep even told me every single person she's talked to has said Skyline is a nightmare - that's coming from a third party who has absolutely no connection to the building. They also have the highest utility fees I've ever seen I was paying around $350 a month for a studio for water, electric, and sewage. The sewage fee is an absolute scam - go to any other luxury building in the area I promise you Skyline will be the biggest regret of your life and the net rent will end up being the same with Skyline's outlandish utility fees.

    Elevators are never working which means you will never get to work on time if you live here. in the mornings it can take an extra 20-30 minutes just to get downstairs. Just as proof: they even got notices from the city. It's absurd to give one star just because of the elevators (plus other unsaid factors) but it genuinely makes living here crippling.

    Infestation Infestation of roaches and other pests. I have been reaching out to Management since July for pests and critters. Not only are they taking over my apartment but the lobby, as well as the basement where staff consume their lunch. I believe they are treating the staff as less than, due to them being from other countries. But the discrimination and abuse that they do to their employees is an entirely different story. The department of buildings inspected my apartment and declared an infestation, as well as issued a citation. The infestation has caused my infant to have severe asthma attacks and toddler to have ear infections. Roach eggs all over my children's clothes in their closet, behind our paintings, and so on. It took 12 hours to have someone deep clean an entire closet and kitchen, rewashing and folding clothes. For none of this to work. $240 for the cleaning alone. I purchased several roach guard items, and preventive items, but it was too late. Management failed to tell me the apartments near me were having issues, so I asked and pleaded for preventative measures. I asked to be on the extermination list over and over. Requested to hire my own exterminator, request denied Was placed in a smaller apartment temporarily, just so my child could breathe. The apartment had black water, roach traps and it was filthy. I asked prior to moving in if there was a pest problem, and explained the severity of my son's condition.I explained If there was a pest problem, I would need to move immediately. I was assured there was no issue. This was a lie and I signed a contract under false pretences. Broken Elevator / Not Handicap Accessible I have two small children, one that is unable to walk. My parking spot was on the 6th floor near an elevator. I was stuck in my home for weeks because I could not get to my vehicle without walking around and around or up six flights of stairs with 2 children and a carseat. I had a major surgery that prevented me from being able to do that while carrying children. Building offered me a long term spot on the 2nd floor for about $50 more a month. Why was I punished for the broken elevators? Someone parked in my spot 40% of the time, yet management did nothing. They would send an email and tell the person they had 30 minutes to get out of my spot. 30 minutes. I am an engineer, a mother, a business owner and a wife, I do not have an extra 360 minutes a month to wait for someone who snuck into the parking lot to move their car. Family Discrimination My husband is a collegiate football coach and we strongly believe in being fit and healthy. My son has taken several yoga classes, yet I received a threatening email saying " Your child was left unattended and you are in violation of your lease" The level of shock was unmatched. I then asked when my child was left unattended. The response was, your kids are not allowed in the open yoga room. However, during my tour I specifically asked if they could exercise in the yoga room. Again, I was given incorrect information and signed a contract under false pretences. This is simply illegal. To threaten to kick me out because my child was practicing yoga with an adult present. Drugs There is an excessive amount of drug use happening inside of this building. I have complained since July, when I initially asked to break my lease ( July 7th) about the consistent weed smell that penetrated my apartment. Also causing my son to have asthma flare ups. The response was, there is nothing we can do. I moved out and put my family's health first. I have contacted the Regional Director, Ashleigh. several others at the corporate level, leaving dozens of voicemails, only hearing back from 1 person. For the first time in weeks, AFTER I had moved out Ashleigh called me. I have contacted Kathy, who has still not reached out to me about canceling my lease in July. I have reached out to Alicia Farrison, who has been trying her best to assist. I have submitted Reasonable Accommodation requests that have been denied. Now skyline is refusing to return my deposit.

    I really wish I was able to give NO STARS! I've been living here for 12yrs & have never experienced the unprofessionalism that I have with this new management company. Harbor Group Management is THE WORST & we've been through about 3-4 owners & management companies. They are nice to you while going through the process to rent but once you sign those papers that's it! After about a month of renting, good luck trying to get in contact with them. You can email them & more than half the time, no one responds & don't even get me started on trying to get someone on the phone. It either rings out or the person you need to speak with is always unavailable. The property mgr is constantly changing here & there's times we won't have one for weeks/months. The regional Mgr Ashleigh Dunaway helps with NOTHING so I guess the staff here follows her lead. 1. The building is not kept clean. I've had two of my visitors tell me the building stinks. Can you imagine how embarrassed I was? 2. Elevators are ALWAYS down. There's 6 in the building & 9/10 they have 3 out. Making us have to wait on line for about 10-20 min to get one. 3. The staff in the leasing office is EXTREMELY unprofessional & seem like they just lack basic knowledge. The concierge are very rude as well & don't take their job seriously. I've had my pkgs given to other apartments & some even stolen & management wouldn't do anything about it as they said they have nothing to do with pkgs or any of the amenities & I'd have to deal with the concierge yet the concierge says there's nothing they could do & I have to deal with mgmt. Till this day, my issues have never been rectified. I've even reached out to regional Mgr, Ashleigh for help & she NEVER responded to my calls or emails. 4. There's always dog poop & urine all throughout the building. Elevators, lobby, parking garage, especially outside in front of the building. After hours when there's urine or poop in the elevators, concierge will not even get their lazy butts up to clean it. A few times there's even been blood on Libby floors & elevators. 5. There's roaches of all sizes all over the place. As well as mice/rats, ants, etc. 6. Appliances are cheap & all around CRAP! 7. Water pressure is HORRIBLE & sometimes comes out brown. 8. Garage doors break down often leaving your car susceptible to being broken in to. & know that it's happened a few times. 9. They've implemented new rules for the building. Now you have to make reservations for certain things like the pool & you're only allowed to use it for 2hrs & can only bring 2 guests with you. The resident lounge is no longer 24hrs & they'll come kick you out if you're still in there when it's time to close. It was never like this before. PLEASE, DO NOT CONSIDER MOVING HERE. It'll seem nice when you come for your tour but I promise you, you'll be stressed shortly after & realize you've made a big mistake by moving here. Many residents & I mean MANY RESIDENTS are moving out & that's why they have all these move-in specials. i.e no deposit down or first month free, etc. DON'T FALL FOR ANY OF THIS!

    We were told "pack your bags" and threatened with a lawsuit as a result of our original Yelp review…read more(see attached screenshot below) Not feeling comfortable living under such an unprofessional landlord we mutually agreed to move out 3 months prior to our lease expiring. As of this writing our $2,825 security deposit is being held hostage until we sign documentation acknowledging water damage to the unit below Our unit was inspected the day after the incident and no concrete proof of us causing this damage was found only allegations by the landlord claiming we acknowledged flooding our bathroom to his mother and employee (which is not true). We are competent and responsible enough as a couple to not flood the very place we live in.     We found The Hammel by doing a simple Google search for luxury apartments when we were looking for…read moresomewhere to live in Westchester, and I am so glad that we did. We looked at every 'nice' building in New Rochelle, and this was hands-down the best one. When we came to see it for the first time, not only did Tony show us three different apartments in the two buildings, he also showed us all of the restaurants, bars, etc. plus the metro north station (4 minute walk) on a map, further encouraging us to live in the area. We have been living in the Hammel a year now, and it has been a dream. We've rented at multiple buildings over the past ten years, and this has definitely been our best experience thus far (moving in and living). The lobby is absolutely beautiful and always pristine. Marie is always putting out cookies for tenants, watering flowers, and running around making sure the place is perfect. She even brings our packages right to our doorstep (never a lost/stolen package in a rental building is a first for us!) There is a very nice little gym on the first floor with 2 treadmills, an elliptical, and a bunch of weights machines. Plus a giant CLEAN garbage room, covered/secure garage parking, and a dog walk. It is super easy to get into / let friends and delivery men into the building - they have instituted a system where when your door bell rings, you can hook it up to answer the door on your cell phone - how cool is that!! They have a HOLIDAY PARTY every year at a local Italian restaurant with a buffet and an open bar. Such a nice way to celebrate the end of the year and meet the neighbors. We made great friends in the building at that party. Our apartment is so spacious, always quiet, and OMG the closet space. Washer/dryer, giant sound proof windows, personal hot water heater, crown moldings, gorgeous hardware, and a chandelier in the middle of the kitchen! The elevator and hallways are also giant and well-lit. Moving in last year was a cinch, and walking in and out every day is a great experience. This building is pet friendly, but you'd never know it. It's kept SO CLEAN. When we adopted our kitten Poe, he was welcomed into the Hammel with open arms. I can't possibly recommend this building / management company enough. They are doing great things for the community. Please don't hesitate to reach out if you have any questions about the building and/or neighborhood!!

I don't typically write reviews,…read morebut in this case I wanted others to have a clearer picture into what you have to look forward to if you're looking at this poorly managed "luxury" building. I've lived at 3 Thirty 3 Luxury Apartments, a Cushman and Wakefield property, in New Rochelle since it opened 2 years ago and at 1st it was fantastic, but a year in I could see the change and the decline. I can confidently say it has been anything but a "luxury" experience over the last year. The building management is horrendous, and they consistently fail to address ongoing issues that severely impact the quality of life for residents. - There are loud, disruptive parties on the roof deck that go on at all hours. Residents would wheel speakers out onto the roof deck and play music into the early morning- these are not isolated issues either. - The roof deck is often filled with marijuana smoke, and there have even been fireworks set off up there hitting residents windows. - The common areas are filthy, with pets relieving themselves in the elevators, lobby, and even spilling things without letting the concierge team know. - The lobby constantly smells like trash from the loading dock. - Fist fights in the lobby. - Consistent violations by tenants in an already challenging parking situation, 1 tenant with 3 cars (a violation on its own) one of which stays covered and takes up multiple spaces. Despite numerous complaints about the roof deck for months now, management has done absolutely nothing to fix these problems except send a few mass emails and tell me they will look into it. Brian, the building manger said he would implement quiet hours and has done absolutely nothing to that note, and when I followed up with him on another late night violation his response was, "did you call the concierge?" It's beyond frustrating to live in such conditions when the building is marketed and priced as "luxury." To make matters worse, when I asked to be released from my lease just two weeks early due to these intolerable conditions, management refused and instead reminded me that I'd have to pay thousands of dollars for breaking my lease early. I wasn't asking for much--just two weeks as a make-good for all the unresolved issues--but they clearly don't care about their tenants' grievances, only their bottom line. If you value peace of mind and professional, responsive management, do yourself a favor and stay far away from 3 Thirty 3. This building is a poorly managed, overpriced nightmare, and I would never recommend it to anyone looking for a true luxury living experience. The below pictures are not just random fun parties that happen around decent hours, all of the below have been past the midnight hour and into the early morning. I'm unable to load the videos where I'm laying in bed, windows closed, and the music sounds as if I'm on the ground level with the party-goers and I pan over to my bedside clock to show the time. This has been a ridiculously stressful process and the management team has done absolutely nothing to be accommodating or address the issue. The one thing they are consistent with is reminding me of what my contractual obligation is if I exit the lease 2-weeks ahead of my lease ending, yes, 2-weeks. This is why I wanted to leave a review letting you know what type of management this building is under. The apartments are lovely, maintenance, concierge, and the facilities team are all A++! Tenisha, Terrence, Cliff, and David are all rockstars- the rest is a huge question mark! PROCEED WITH EXTREME CAUTION there are better options than 3 Thirty 3 and if you're contemplating their sister building next door, be warned!

To make matters worse, I was denied immediately after applying however they debited $520 from my account and said it would take 30-45 days to get my $500 deposit back. Why charge me for an apartment deposit if I was immediately denied? A deposit should not be made if I am not approved for the apartment. On top of this, they are sending my $500 back via check instead of back on my card. When I asked what address they'll send my check to, they started to ignore me. Very unprofessional and scammy. I will call my credit card company and report them.

    The experience living at this place was mixed. Management and staff are top notch; very friendly,…read moreprofessional and they are very keen on making your living experience a good one. Maintenance staff is very good; they are very prompt to any request and quite accessible for any follow-up needed. The place itself, while not luxurious, is quite decent. The skyline view from the top floors are exceptional and you won't have it much better anywhere else. The main issue with this place is the valet parking; it is just horrible. Just getting your vehicle on time is a pain, almost throughout our stay there, which was just over a year. Having to pay over $200 monthly for this type of service is horrendous. There is little accountability when they are late in getting your vehicle; they always chalk it up to staff shortage and being very busy with multiple requests for vehicles. The number of times I have been late to get to work because of their negligence is countless. Good luck to anyone who has to get to work on time every morning. I have spoken to people who were on the verge of leaving just because of issues with the valet parking. The worst part of this is....good luck getting any reimbursement for damages to your vehicle. During my stay, my vehicle was dented 3 separate times by their staff, twice my vehicle lights were left on overnight and my battery was dead, 1 time they blew my tire on a piece of metal when trying to park my vehicle. They reimbursed me to get new tire; however, all other previous times, there was no accountability, there were denials, excuses upon excuses and I was eventually left to bear the liability of things they caused. During my stay there, I have seen quite a number of incidences where tenant's vehicles have been damaged....it was a fairly regular occurrence. The other issue is, although tenants are told not to smoke in their units, this is obviously disobeyed, as the smell of marijuana and other narcotics is prevalent at various places across the building. The aforementioned issues were not the reasons we left; we really left because we bought a home in another State. Other than the issues we encountered, our overall experience was just okay, but certainly not a luxurious experience, far from it.

Highly recommend paying a little more and getting close to train…read moreor avoid NR in general. -Management is unresponsive and clearly do not care about their tenants. -Don't count on your morning caffeine, as the coffee machine is ONLY stocked/working when tours are being conducted. -Dog shit and urine surrounding the area, I cannot count the amount of times I've stepped in dog feces because it was dark. -Broken glass on sidewalks right outside, landlord never cleans right outside. -It's a facade - it's beautiful, but walls are paper thin. We have a neighbor whose dog barks ALL NIGHT long and hear crystal clear. And the construction in non-stop. -Parking is AWFUL - I don't use the garage because it takes about 10-15 mins to get my car anyway, and I usually park about 10 mins away to avoid the $300(ish) monthly fee. -Fire alarms went off quite often in the beginning of 2021, has since resolved for the most part -Both 360 and NR deserve 1 - maybe 2/5 stars, cannot wait to move.

    Grab a drink, you're in for a long one! My partner and I have been living here now for 3 weeks…read more Before writing a review, I wanted to ensure I had a "real" experience. Now, let's start from the beginning... We started to look at this property in July. Getting back to us was a bit delayed. However, after getting into the building we quickly realized that safety was a top priority to this company. So they delayed tours a bit (from our POV). They didn't want any injuries to occur while touring, due to ongoing construction (definitely worth the wait). Shaun and Anissa are a tag team of perfection. They were informative and patient during our tour, they answered all of our questions, and provided us with ample support. After our tour we continued to have "concerns" about the layout of a few different units. Anissa continued to accommodate us and let us tour time and time again. Now the units.....they are amazing!!! Each one is unique, from the layout, to the finishes. Needless to say the finishes are all high end. The building itself is stunning. One of the bigger, and well equipped gyms I have seen. There is an adorable zen garden on the lower level, and the rooftop....the rooftop is perfection. On a clear day you get the most beautiful views of NYC. The pool area isn't opened yet, but it's such a beautifully curated space. Makes you feel like you are at a resort. There is also a pub on the main floor, it houses a pool table, fire place (electronic), and bar tops. It's a comfortable spot to hang with friends, or read a book. The area....so many walkable restaurants in the neighborhood less then 5 mins away. If you want to take a nice 10 min stroll there is a Starbucks. 15 min walk will get you to cross county shopping center (I actually mapped these out haha). For the commuters reading this, the metro north is literally 3 blocks away! Now let's get to the move in process....to sum it up....FLAWLESS. All communication was completed electronically. The management team does a phenomenal job at detailing the cost of everything. The Bozzuto company is also very transparent. There's no guess work or confusion regarding what you are paying for. On move in day Shaun did a walk through of the space with us, and took notes on any concerns we had (literally zero concerns for us). All moved in.....now three weeks later, we are beyond pleased, and we feel right at home. We have met the manager here, his name is Mo, and he is involved, and proactive. He will round with his team. Always inquires if there are any concerns they can improve on. Willing to fix all issues, no matter how small and trivial they may be. Now I know reading this you are probably thinking "it's a new building what issues could there be??" Well let me share some troubles we have had. Our washing machine was giving us an error message and wouldn't work. Mo ensured this was a top priority to fix. At this point we met the maintenance crew, Brian and Frank are AMAZING. They respect your space, clean up as they go, and leave maintenance update cards in your home if you permit them to enter when you aren't there. Our stove wasn't leveled, which made cooking a bit hard, Brian and Frank came right away and fixed this. Now that the building is open and ready to run. 42 Broad has employed a new sales and marketing associate named Janete, and a concierge guru named George. In our opinion, they are seamless fits in this team. Janete is informative and kind, just like everyone else, she is always smiling and willing to help. I see her touring all day and she's always in high spirits doing so. George is one of a kind, he is the perfect start to the day when you come off the elevator, and a nice welcome coming in from work. He is professional, and takes his job very seriously. I know this was long, and I hope you stuck around to read it all! Now come tour and be our neighbor!

    Shaun is the assistant manager over at my new building and he's hands down the best community…read moremanager I've experienced in the last 15yrs of my life pertaining to customer service. He took his time explaining every aspect of the building. I had a few options prior to this particular building but Shaun made me feel at home. Since my move in he has been there anytime I needed help. Thanks for the professional hospitality. New York City Needs more managers like Shaun. thanks.
