Do not pass go under any circumstances. They will attempt to charge you for not just damage you didn't do, but also imperfect repairs done BEFORE you moved in. Not to mention the fact they'll try and charge you as much as they can on top of that. Maintenance requests are a nightmare, I've had techs not solve the problem, proceed to mark the ticket as resolved and leave without a word. The house wasn't fully cleaned upon our move in, cabinets were sticky and had flour inside etc. That's just the beginning of all the things that suck about this company, but plenty to explain the review. I've been renting/living in one of smartland homes for 6 years. It was all great at first, but things started to go wrong inside the house that needed fixed. Called for maintenance request, they came out 2 to 4 times when I first moved in and never came back. I repeatedly called and tried to make online requests for maintenance but never could get in touch with anyone, and if you do talk to someone, they are not the nicest people to speak with. So i eventually gave up and started looking for somewhere else to live and i let the house crumble. Smartland seemed to not care why should I. The ceilings and walls are starting to leak and crack with mold. Some of the windows are old and make for cold winters, had to put plastic wrap to keep it from getting cold. The ceiling fan stopped working properly. Kitchen drawers are broken/ loose and smartland want me to pay $150 for drawers lol. The furnace makes annoying noises. They even want $40 for the bathroom window film, that i put on...! And they want $120 for small hole in closet door, that price is ridiculous. Take a look at the picture at bottom. And that's not the end of it. Last year I tried to get in touch with smartland to resign the lease and couldn't get in touch with anyone till 3 months later saying I owe them $300 for each month that has past for not resigning. So that caused me to be late with rent for months. I feel like that was done on purpose to take my money because I tried repeatedly to get in touch with smartland even drove my car to the company in Willoughby just to talk to someone to clear things up. And their secretary doesn't know shit, so you're left clueless as to what to do! This company doesn't care about its tenants! All they care about is the rent money...! After all of that I finally moved out of the house in February and I had to break the lease because of the timing of my new home was in a rush, so i broke the lease before April. I was so ready to move I didn't care that they kept the security deposit. So after moving out, they emailed me pictures of things inside the house that was wrong and a $8000 bill. I instantly started laughing because I tried to get them to come out for years to fix these things. Seems as if smartland was waiting till the day i moved, so i would have to pay for all the problems that i already put maintenance requests on over the years. That is so wrong! Why would yall do that to me!? The world we live in is cruel and mean... and yes the wall needs cleaned and painted, that's what happens after 6 years of living anywhere, that's to be expected! but dont expect me to pay $2000 for walls to be cleaned & painted when you guys never came by to check on my concerns with the house. Why should I care or pay for the walls to be painted. When you guys didn't care about the house till the day I moved out. Make that make since!!! They even want $400 for the garbage I left on the side of the garage, that I did not intend to leave there because garbage day was a week away, so I definitely went back to sit the garbage out a week later. The definition of SLUM LORD! They will keep your deposit and make up charges. They will charge you at the time of your move out for things that maintenance request were made for and not repaired. They will charge you for normal wear & tear like repainting the home. Luckily I have photos of the home as I left it along with emails and screenshots of all maintenance request that were closed without addressing or employees coming out and saying they can not repair the issue and I will be taking them to court! We rented from them for 2 yrs. and it takes them forever to fix things you put a maintenance request for, and when you call them about it they get extremely smart with you. They do not show up at the times you requested and don't care. They didn't fix a leak and flood in our living room every time it rained for 2 years after sending person after person over. I wish I could give this company negative stars. The lack of communication is crazy. My husband and I rented for 2 years. About three months before resigning time, we were told we would need to put down a new security deposit. my husband and I decided to move elsewhere and let smartland know the appropriate amount of time listed in our lease. The charge for the new security deposit continued to be kept on our portal. We called multiple times to get it taken off because we were moving and when we actually got ahold of someone, the deposit issue was never actually taken care of. We left at the end of the month. But then still got charged for the following two months? Then got a cleaning charge for over 4,000 dollars. Luckily we have photo evidence along with phone recordings to take to our lawyer. Funny the cleaning charge adds up to the charge for 2 months of rent and the security deposit for the lease we didn't sign. Smartland will be seeing us in claims court. He show me the apartment I live and put my notice in at my first department to come to find out he will not answer his phone or respond to any text message so I put in another application as a new potential. They call me right back for the application fee. Met with him ask him do he remember me he said oh yeah I told you you was a prude as a year I had to re-apply to get in front of you. He told me once again I was approved I said OK because I signed my exit with my other lease. I moved into one family Smartland property in Euclid OH. First day there I couldn't use the water. It was shut off because the main shutoff valve had a very bad leak. It was not fixed until several days later. The following week, it rained and the sewer backed up in the basement, high flooding, damaging all of our basement furniture and many other items, causing us to file a renter's insurance claim, which didn't cover the majority of our damage property. We had to clean up the mess ourselves. Then we had many work orders for other fixes needed that went unanswered or tickets simply just closed out and labeled completely without anyone contacting us, fixing the order. I would resubmit the requests and attempt to call and email, with no response or luck. After the basement backup issue, we noticed that every time it rained, water seeped from the foundation of the basement walls and the chimney area. A ticket was put in, but was never responded to. I moved in Feb 1st 2023, tickets were put in that month including minor issues like the exhaust over the Stove, for instance, this did not get fixed until October 2023. The basement wall leaking never was fixed. Due to lack of communication and maintenance issues never resolved I decided to purchase a house. I had a 2 yr lease and spoke will Paul Fuller after attempting for a month of unanswered calls, text and portal requests to vacate my lease, he stated that I can leave so they can get the place rerented. I left the place Nov 4th, paid for November. Place was left spotless, no damages and I took pictures and videos and sent to Mr Fuller. I even had potential resident requests for the property that went unanswered via phone, text, portal and email. They billed me for December, took my security deposit and 1800 more for excessive damages that didn't exist.. no pictures or proof of this so called damage and cleaning. All made up, as I has pictures and video that I sent to Mr Fuller. I called, texted, emailed and put in portal of my dispute, which all were unanswered. So I paid the balance and sucked it up as a loss. Fast forward to December (mind you that December was paid by me) they didn't put the house out for rent until right before January 2024. They upped the rent from $1300 to $1425, $50 app fee, 1st month's rent + $1425 security deposit. Pay all utilities including water/sewer, must make 3x amount of rent and a eligible credit score or co-signer. After paying them the remaining balance after they took my deposit and Dec rent, I believed all was settled. Then I received a random email from a Valerie Couch, stating that they still have not rented out the place and that if not rented by this month, I would have to pay for Jan and Feb. ARE YOU FREAKING KIDDING ME!!!! This can't be happening. I have other bills and a mortgage to pay, kids etc. I can't keep paying them each month.. Adding onto what I had to deal with and during my living there and them ripping me off of my deposit, etc. I believe it's time to take my evidence to an attorney. I found reviews of the same issues of them keeping deposits for the exact false reasons and maintenance issues. What I also liked is that the tenant is already living in the property before we close the deal, so right away our property is cash flowing. Just an update* I was contacted by one of the managers in the Cleveland area for Smartland about taking my review down in exchange for "some of my deposit back". At this point (a year later) I had completely forgotten about this company but wanted to report that they contact those that leave negative reviews and try to throw money at them to take honest reviews down. I honestly wondered since there were almost no negative reviews at the time of the original post if I was just dealing with a few inexperienced/ unhappy staff, but this is not infact the case. I tried to explained the reasoning behind my review, and instead of offering an apology for his employees behavior he condoned it, stating that "these men are rough round the edges and may not have the best way with people" what? I manage several staff and have for years and would be horrified to hear this about my staff. This is clearly not a single event. I have had a horrible experience with a rental property from Smartland. I have lived in several states and never experienced such unprofessionalism and underhandedness. My rent was initially 1600, and increased to 1650 when I renewed my lease in 2021. I will not be renewing my lease, but if I was, the rent is increasing to 1750. I have had plumbing issues the ENTIRE time I have been renting the property. EACH time, the bathtub holds water, toilet won't flush, and the sink holds water as well. This is a sanitary issue/ health hazard. The most recent time this occurred was June 21, 2022. I completed a maintenance request online and was informed it was received. I contacted Smartland on June 29 after not hearing anything.i spoke with Maintenance for approximately 4 minutes and he stated he would send someone out. I left for vacation on July 6....no one still had not come out or contacted me. Due to this, I withheld rent ( which I have now learned the process to take since speaking to an attorney). I received several emails and texts while on vacation in reference to rent....but nothing about my maintenance request. My camera system alerted me to someone being in the residence on July 12 and 13, which turned out to be the maintenanceworkers. I returned after midnight on July 14. A 3 day notice to vacate was on my door, dated for July 11. Additionally, my bathroom was left filthy (pics included) I spoke with an employee after noon that day and was unable to come to a resolution due to them not requesting $1800 ($1650 rent, $100 late fee, and $50 administrative fee for notice). A few days later I was contacted by the same employee, who was very rude and unprofessional. She stated an unfulfilled maintenance request does not 'beget' me paying rent, they are short staffed and my request wasn't priority. She was very condescending and attempted to use her loud voice to over talk me throughout the conversation. I advised her I had tenant rights and plumbing/sewer is not a minute issue and can create health issues. Still no resolution. I spoke with a friend a few days later, who encouraged me to pay the rent. I paid the rent (1650) minus the other fees. I was contacted later via text by the collections department who advised she understood my issue and credited my account $100, leaving $50 balance. (pics included). Fast forward to August and September, rent was paid on time. When logging in to pay for September, it stated rent was $1550 and fees from August were $150, totaling $1700....what fees though? (Pic included). I paid $1650, which left a $50. While preparing to leave for vacation on September 12, I received an email from Smartland....a 3 day noticeto vacate for nonpayment of rent. So in essence they are changing the rent, adding fees to past months, and adding late fees to the $50 administrative fee and saying it's nonpayment of rent to force me to leave the property. Long story short they gave me 30 day notice aft I paid my rent no reason just owners wants us to move but I couldn't just up and leave I was buying me a house and the deal hadn't went through I stayed 2 more months paid them rent money. So I move out cleaned the place and I get a itemize statement from Valerie saying I owe them money? for blinds at $55 per blind (smh what!?) door painted at $65 ?! what are you kidding me and the list goes on. My experience with the company has been the most horrible experience of my life. Right now I am dealing with rotents taking over my apartment. The leasing agent has stopped returning any emails (only 3-4 have been sent) or phone messages and neglected to tell me the maintenance manager I included in emails was no longer with the company. The exterminator was called again today to come out a 2nd time because I am still seeing rotents a week later. I'm a clean tenant, I'm quiet and always pay my rent ONTIME! and this is what I get. I am being forced to live in an apartment with rotents!!! I am being forced to involve the city which they have given me instruction on what to do...I've asked to be relocated to another apartment just to be told there is nothing available. I did my due diligence with a witness by myside and physically went to several of their properties to find out there are available apartments. This company shows no empathy for their tenants....no one should have to live in these conditions. It's so bad I'm too embarrassed to have guest over. There is so much poison placed throughout my apartment I won't allow anyone with small children in. I'm currently staying with a family member until this situation is under control or I am released from my lease with no penalty or liability. Smartland, LLC is erroneously billing me $840.30 for issues that were in the home when I moved in and normal for rental properties. Please take note that all positive reviews for Smartland, LLC are for people looking to rent or current renters (I know because I was one of them). After I submitted my vacate notice on October 7, 2020 to move out at the end of my 6 month lease renewal and go on holdover effective December 1, 2020, Smartland started billing me for water when they had not done it for the 16 months I lived in the house. I called in when I received the bill and left a message for Dan. He did not return my call. He emailed me February 26, 2021 and I explained that I had been told by the rental agent that I wouldn't have to pay water when I asked her before signing the lease (which is why I was not billed for water for 15 months). I was ignored and the water bill was added to my account. When I moved out, Smartland charged me for things that were issues when I moved in based on a move in inspection report I never saw or signed.
