Its difficult to assess if someone will be a good fit for you just from reading their website and testimonies. I was worried about cherry picked stories and getting into a bad relationship that would be awkward to get out of. I didn't want to work with someone that would only care about making a sale. I needed someone that would be understanding of my concerns and be able to work on a pretty concise timeline, and be able to work around my special needs child's schedule. I went to the darkest place on the internet that I know of to read reviews, Yelp. The thing to look for isn't the good reviews, its the bad reviews and how the company/person responds to these reviews. This is where I found The Daniels Team. Every bad review was met with respect and backed by fact checking. We decided to go with Alan because of this and came in with some very specific requests. We had a lender in place and several properties we were interested in. He met with us and got straight to work. He laid out the entire process for us and went over the details of our initial list. We vetted the listed down to three properties that met our needs and our loan requirements. We were able to make an offer on our top pick the same day that we viewed it. Alan communicates very well, he is on top of paperwork and scheduling, he is available whenever you need him, and he has an amazing eye for detail. His team plans ahead and is able get ahead of any problems that might arise. Any hiccups we had we were prepared for and had plans B and C discussed and decided on before A wasn't any option anymore. We were able to get into our home 40 days from the day we put in an offer. When we approached Alan with our timeline of July 1st he said he could make it happen, and he did it with time to spare! Alan and his team worked well with our lender, the seller's agent, and continue to reach out to offer a helping hand as we move into our home. Buying your first home can be scary. I feel completely at ease in the purchase because of the time and detail that went into curating and structuring it. Take your business some where else.  I had Melissa Miller list a piece of vacant land for me late…read morein 2021.  My land was actually in the same ranch where she lives.  Over the course of the transaction she demonstrated a lack of experience and knowledge of the market.  (She tried to get me to underprice my property for a quick sell)  She also did not pay attention to detail, which is crucial in real estate transactions.  When she made a mistake she couldn't even admit she was wrong or apologize for it.  She did however, show her greed and a lack of gratitude for her client.  I never have had a realtor who didn't at the very least,  say thank you for your business.  I nearly backed out of the contract that I had.  When I expressed my concerns to Melissa and mentioned that I may back out of the contract, both Melissa and Jessica attacked, bullied and harassed me.  They will both state that they were just advising me of possible legal action that the seller could take against me for backing out.  however, if you advise someone it is only necessary to advise them once.  It's harassing when it's multiple phone calls, text messages and emails.  I would never recommend Melissa.  In my opinion your hard earned equity is better spent elsewhere with a realtor who will work for you and look out for your best interests.

He helped us buy an amazing house using a creative strategy; we got the house before anyone else saw it for less than it would've been if they had opened it up to be shown. This was when the market was a crazy insane seller's market; houses were selling in one-two days for $30-$80 over ask. .......If there is a creative way to approach your situation, he knows it and will help you execute it. 2) He is very good at negotiating. He helped us navigate a tricky situation as a buyer's agent, getting us as much $$ as possible for our own house. 3) He is honest, a man of integrity. 4) He is generous. He doesn't skimp on anything when it comes to doing what is best to help you buy a house or sell your house. 5) Very personable and professional. 6) Firmly assertive in business - in the nicest, most professional way. 7) Always available and easy to access. He had a surgery right before our house hit the market. He was always available, kept working for us the whole time, except for when he was in surgery. 8) He is very successful and does a high volume of business, and understandably has a team to help him, but is very accessible himself. I had 5 supposed buyers; all of which dropped their 'offers' at the last minute, with no explanation. I had to take Joyce to court to prove her unethical tactics. None of the 'buyers' were ever legitimate. I later found that the offers were indeed fake, fabricated to try to get me to settle for a much lower price. Watch your back!! Having purchased homes before, it leaves you hesitant for the experience ahead. There is absolutely no exaggeration when I say that they both go way above and beyond what they should have to. The whole experience they hold your hand and walk you through everything. There for you in every step of the process. Have incredible communication with you. In a super tough buying market we expected to put in tons of offers before one getting accepted and more so expected that we were going to have to settle for something we didn't want. Mike hustled non stop finding listings, at first they both sat down with us to see what really mattered most. They build a check list and go to work. The first weekend we didn't find much, and Mike has your best interest in mind when looking at houses. He is basically a home inspector and helps you find the good and bad, protecting your from making a bad decision. The second weekend we were anxious to get into a house. Mike had a house up his sleeve that he wanted to show us. Knocked it out of the park. Checked off all of our boxes and was well under what we expected to spend. A beautiful house that we didn't think was going to be possible in this market. So he coached us as to what offer we should put in. He didn't let us be too aggressive in case we have to move in 3 years but at the same time he makes sure that it's going to be a offer that will be considered. We got the house! Although at this point we expected him to ride off into the sunset as he sold us a house, he didn't. He was there by our side for every inspection, walk through, paperwork, etc. He's been in Colorado Springs long enough as well that he knew everyone that we needed for inspections, etc. And they were all equally as great and trustworthy. We were never left with a question that wasn't answered immediately. Additionally our 3 year old went with us to every showing. She can be shy but took to Mike like she knew him her whole life. Requesting he hold and play with her. Often she would ask where her friend Mike was and that she wanted to go to work with him as she knew this was his job. That's the exceptional experience these guys offer. I can't imagine having another experience buying a house that was this great!
