No one is going to read all this, but... I recommend Tim every chance I get... I even know how to spell his last name if you can believe that! There is a little bit of smoke and mirrors with most mortgage companies, but apples to apples, Tim has always been the best rate I get with the highest integrity and competence. Tim took the time to give me different rates w/ us buying the rate down, or the bank buying the rate up... and buyer be warned... just because you see a good rate or closing credit elsewhere, doesn't mean you're getting a good deal elsewhere. A family member of mine was recently so excited about the bank shelling out $4K toward their closing costs that they weren't even going to rate shop, but I could tell that they were getting an absolutely horrendous rate... based on the average rate for their type of loan it was only about 2 years before the bank would have recouped that $4k... not a very good deal when the average buyer is in a home about 13 years ($22K in the bank's favor... ouch!). They still had their eyes glazed over on those deceiving closing costs, but when I almost insisted that they call Tim, he gave them a better rate, and even so he was offering them about $8K towards closing rather than $4K... when Tim brought the rate even worse to match the bank's rate, I think it was something like $12K towards closing costs, or about $8K cheaper apples to apples, but the par rate (Approximately $0 towards closing costs) is usually the best thing for the buyer, so don't be fooled by a ring in a pig's snout! The few times I have shopped rates, Tim has always been cheaper, and here's the bottom line with Tim... Tim's default rate doesn't appear to be the one that is best for him, or the one that is best for the bank, and it isn't always going to be the rate that lures inexperienced buyers in with high closing costs w/ an unbeatable rate in big bold letters, or high closing credits with an awful rate in small font... his default rate is usually the one he would chose if he were in your shoes and even though he could charge more for his services, he seems to enjoy saving people money, and because he is so competent and efficient, he is able to do very high volume, which keeps what he deems a fair cut exceptionally low... or that's my perception at least. I didn't know about Tim when I bought my first house, and my first mortgage was a nightmare despite good credit and the constant chore of providing everything they didn't seem to know they needed from me (inexperience). With that mortgage, I just googled rates and picked some company about 100 miles away that showed the best rate online w/ a relatively low finance fee... well... long story short is that after about $1000 in extensions and about 2 extra months past our scheduled close date, the loan finally closed on the very last day that HUD would allow before the property would have gone back on the market unclaimed. Which ultimately would have cost me over $100,000... that would have sucked. Also, I'm confident Tim's rate would have been lower. So, let's contrast that prior experience to working with Tim... I have closed with Tim twice, and both times it has been easier than expected and happened when he said it would happen. Forms were predated to save time at signing, his schedule was always flexible, and nothing got missed anywhere for either close. If I was delaying the process somewhere, he'd remind me what he needed from me, but he seemed to know everything he'd need from me before the bank would ask him for it, so most of the required docs were done upfront in one sitting w/ very minimal digging through file cabinets. My first close with him was a refinance to drop PMI and lower our rate. I remember calling him after someone had highly recommended him, and I gave him all the standard info he needed and I didn't do anything else that I can remember... I don't even think 3 weeks had passed when he called us to schedule signing. We just walked in, signed our name for about 30 minutes, and walked out with a month off paying a mortgage, a check for about $1,000 from the bank, and yes, our mortgage payment even went from about $1,300 in 2007ish down to less than $1,100 in 2010ish... it was a worthy 30 minutes. My second close with Tim was less than 2 months ago (Mid-June 2016). This is a different market with some different regulations for close dates, so what seemed like about 2 weeks last time probably isn't a legal time frame anymore. Tim had something like 28 loans going at the time, but still he closed our conventional loan at a great rate in plenty of time which I think was in the ballpark of 40 days, but I don't really remember all the details. He closed us on the day he first gave when I first called him, so no surprises there. Tim seems to be crazy busy with nothing but referrals driving the ship... that should also tell you something. Tim Chiangpradit did a fantastic job, and my loan was a difficult case. I've been trying to refinance my mortgage for a few years now but always hit a snag. Other banks just gave up but Tim kept on working at it and suggested options I could pursue until it finally got approved. Troubles I had with other banks: I own a house in WA but I live in Japan. This is apparently a big problem for most banks. Next, my job pays me in Japanese Yen, so my US tax returns show I exclude that income. A couple bankers told me this means my income could not be used to qualify. I could go on but suffice it to say where other banks give up when anything "unusual" comes along, Tim will stay with you until the deal is done. I highly recommend him. read more
