My wife and I were introduced to Max by a friend who had worked with him a few years ago and initially we had cold feet about moving and looking to buy/sell in the crazy Eastside market (just before things flattened out a bit in late 2018). We weren't really wanting to move but thought "if a good opportunity presents itself, we would see what happens". We agreed to work with Max and here is our story:
It's obvious when you first meet Max that he has a presence about him, he is high profile, he dresses very nice and looks like sells a lot of multi-million dollar homes. He is friendly but he's also direct and focused on accomplishing a goal. As we were looking for a nice home but not necessarily a multi million dollar home, this felt a little unnatural or questionable in our decision making process. We didn't want to be oversold, misguided or pushed off to an associate who would do all of the hard work and never hear from our actual realtor. We decided to shrug this off and take a chance as we were "just looking". The truth is that Max is far and above the best realtor we ever could've imagined and after working with him on both the purchase of a new home and the sale of our first home, I want to share the 3 distinct reasons that make Max the best. Apart from my reasons, he is literally in the top 5 realtors in Washington state by transaction $ amount and this is not by accident, this guy is an absolute pro.
Reason #1 - Hustle
I kid you not, Max will be texting, calling, stopping by and literally bothering you to do the things you need to do at all hours of the day (in a good way, always positive). If you're looking for houses, Max will immediately send you listings that fit your outlined needs, he will knock on doors, he will find things off market (although rare), if you're trying to sell he will make sure all of your ducks are in a row and remind you of what you need to do giving clear timelines, expectations, etc.. If people are too slow for Max, he will hound them. He is NOT a realtor who you will be sending listings saying "can we see this one", or "we saw this on Redfin last night, can you get us a viewing", you will already have an appointment to view the house. Do not use your cousin, do not use your co-worker's brother, do not get your real estate license yourself just for a single transaction... trust someone who will literally work his ass off for you every step of the way and has a proven history of doing so in strong markets and weak markets.
Reason #2 - Network
One of the items that I didn't realize that makes an excellent realtor is how connected they are - specifically with vendors. Not only does Max know every realtor who sells more than 2 houses a year, he has a running log of vendors who can literally solve any problem you have. Paint, flooring, repairs, landscaping, staging, photos - you name it, it's done. Also his vendors are budget friendly, but fantastic at what they do, everyone he introduced us to delivered way beyond expectations. The reason for this is Max sends them a lot of business, so they treat his referrals VERY well. This saves you money and keeps you from having a house that stays on the market forever or keeps you from moving in early.
Reason #3 - Negotiation/ Pricing strategy
When push comes to shove, you are selling or buying to get the best deal possible - the most money you can keep in your pocket, the better. Simple in theory (Buy low, sell high), but much more difficult when emotion kicks in and multiple parties are involved. Max knows the exact amount to offer most homes, how to position that offer to make it super attractive and pull on the heart strings of a seller. Max knows how to price a home you are trying to sell so you get a frenzy going and either a bidding war or several strong offers within the first weekend. He knows how to squeeze the buyer for the maximum amount they are willing to spend. These things aren't always clockwork and a lot depends on unique situations but the most important thing to remember here is that Max does this ALL. THE. TIME. meaning he practices, he's seen every scenario and he knows what to expect, and he learns from every deal. Do you want a realtor who learns from 2-6 deals a year or from 30?
All in all, Max is the ONLY realtor I would refer to someone looking to buy or sell on the Eastside. He's a great, genuine guy and will always have your best interest in mind.
