I felt fortunate to find my two bedroom apartment with Soard, and was satisfied in every way. Everything in working order, spacious, and freshly painted. Convenience was TOPS! This is a college town, and I was surrounded by young people who for the most part, were quiet, and hard working. OK, I remember one night, somebody was celebrating something, but I remembered that some of them were away from home for the first time. Parking was ample, and I never worried about by car. The Lady in the office was very rude to me when I was trying to help my sister resolve an issue she is having in her apartment. We are on the phone, and the lady wouldn't let me ask my sister a question. She stated you can ask when you get off the phone and my sister clearly told her you have permission to talk for me. I have had a mother and several other family members rent from them over the years. The ladies in the office are rude and arrogant. Their apartments have a lot of issues such as bedbugs and roaches. Remnants live there for years and they do nothing to the apartments until people move out because they do not care about their renters. read more

If I could give this property zero stars, I would. The office management is the most unprofessional staff I have ever dealt with. When I called to help a family member resolve a bill that had been sent directly to collections -- with no itemization or explanation of charges provided -- the representative I spoke with refused to supply any documentation. She insisted that the debt collector was responsible for providing that information, which they never did. To make matters worse, she was combative when I pushed back, and confidently stated incorrect information as fact. Unfortunately, those ladies in the office are the owners and they lie, cheat, and steal from people they already know are having a hard time or they wouldn't be renting from them to begin with. They will not fix anything and will find every way possible to make you responsible for past damages even if they have been noted. Their lease says dogs acceptable and I have seen them allow small dogs. They pick and choose who they let have them and who they throw out on the streets for them. Highly recommend getting a camera if you choose them because they will illegally come in on you using their own key. I also believe karma will get them and they will die miserable and alone. Me and my boyfriend went to apply yesterday and we spent a good amount of time trying to make sure the applications were perfect before handing them in. We hand them in and get denied INSTANTLY no credit check no background check nothing. The mean old lady at the front desk claimed me and him had to make 3x the rent EACH. if we were making that kind of money we wouldn't be at soard. I know for a fact that we don't need that because i have a friend who lives in one of their apartments and makes the same as me and so does her boyfriend. After talking to her we realized it wasn't that they couldn't rent to us it was that they didn't want to. Let me preface that my boyfriend is black i am white. Every time we have been in there to look at apartments other people have been in there. The nasty lady at the front was always kind and professional with the other people in the building but as soon as me and my boyfriend walk in she has a snarky tone and an evil look on her face. We ask for a list of properties and she looks both me and my boyfriend up and down then doesn't say anything and walks away. I truly believe she doesn't want to rent to a black person. This "company" if you even want to call it that, denied my application due to no fault of my own. I passed the background check, credit check, income, etc. But was then told over the phone (they refused to send it to me in writing) that I was being declined due to my familial status. My cousin rented from them a couple years prior and left on bad terms. Luckily, when I went back in person to get the deposit check I'd already given them, I did manage to get on recording that they were discriminating due to familial status. Immediately after this in-person encounter took place, they called my other family member who applied and revoked her application after already approving it, accepting her deposit, and giving her a move in date that is in 2 weeks. She is now without a home because she had not renewed her lease due to getting an apartment with Soard. When she went in to get her deposit check, they cussed her out and told her I was a b****. I have reported them to the U.S. Department of Housing and Urban Development, as well as a couple of other government/state agencies that enforce the Fair Housing acts in place. I am also looking into taking legal action. Please believe every negative review you see regarding this rental company. read more

Do not recommend for anyone who wants decent apartment maintenance and office persons for your service. Me and my girlfriend have had problems with the air conditioning on several occasions after living in these apartments. They do not come to your distress unless it's a fire or flood (which should be handled by fire department or city water and plumbing services). But do not for any reason call after 2pm because they will not come until the next day even if it's Friday at 2pm exact time, because you will be waiting until Monday at an inconvenient time that they see fit. I've lived in low income housing before but this is ridiculous. Will be buying or renting a house asap good luck to any future resident who wants to live at the workers convenience and not your own. On another occasion our oven wouldn't turn off and would have me wondering if my apartment and belongings would be on the news for burning down... they didn't come out until several days to look at it. So if you like your stuff don't want it set on fire, like to sit comfortably in your house without sweating, and like decent people to deal with when having a problem with you apartment? After looking at the apartment it became clear to me that the apartment was not clean or freshly painted as shown in the photos below. We went to look at properties they had available and the were extremely rude not helpful whatsoever and when asked if they had pet friendly properties (their website says they do) they responded "no, we are evicting people with pets." I would not recommend renting here. read more

All of the ratings were right, the woman at the front desk was very rude to us and did not seem every accepting of pronouns, when telling her we had a service dog she said it didn't matter what she did she was still a dog. We tried to ignore the reviews in hopes they were wrong but they were right, she seemed like she didn't even want to give us the time of day and made a snide remark about how all the other students had already gotten housing for the semester. They might be cheap but they don't seem like nice people, we'll be taking our business elsewhere. read more

The lesson I learned with Soard Properties is that every review I read was true. The front desk lady is very mean and unprofessional and denies housing to anyone in need of a service or emotional support animal. My roommate and I put down a half deposit for them to reserve the apartment we were getting until we could move in. I live an hour and a half away, so two weeks later when I had the time to drive up there I gave them an esa letter. The woman at the front desk immediately accused me of writing a false letter and threatened legal action. She put my roommate and my application into pending and told me if her lawyers could verify it with my doctor we would get it back. They lied about getting their lawyers involved and called my roommate telling her they couldn't get my letter verified by my doctor. I called my doctor and it turns out they never got in contact with my doctor. I got my doctor to call them back and they told me they have already gave the apartment we wanted away to someone else. They don't have a manager, it's ran by two women who hate their job, and they put nothing down on paper or give their names because they know they are breaking the law. This is a terribly ran business. read more

This business does not even deserve a rating. My boyfriend and I recently moved out and were charged for damages THAT WE DID DO. SOME OF THEM. However, the charges we should've gotten should have not been anymore than 1,000-1,500$. This business ended up charging us close to 4,000 dollars in cost that we HAD NOTHING TO DO WITH. 1. The deck on the complex we were in had a board that was about to fall off and they charged us for that. They charged us for cutting open our window screen during the blistering summer hit when it took them 2 MONTHS to fix our air during that time, they cut open our screen and stuck a unit in until they finally found someone who could just replace the unit entirely. They charged us for something they replaced in the sink that had nothing to do with us and was a problem before WE moved in. They also had the audacity to change the locks on us while we were STILL moving out (we had not officially told them what day we would be out by), and threw away many of our things THEN PROCEEDED TO CHARGE US FOR THE CLEAN UP OF OUR THINGS AND THROWING THEM OUT WHEN WE WERE VERY CAPABLE OF DOING THAT OURSELVES. To top it all off, because they changed the locks on us they also charged us an extra 1,500$ in "unpaid rent" because we hadn't given them a 60 day notice on when we're going to be out, even tho over our texts we made it clear to them we were leaving, just not the exact date of when we were going to be out. We only got about 3 and a half weeks maybe a month of time to get our stuff out before they went and changed the locks. Over all, NEVER rent from these slum lords who don't care about their customers. Just their money. They never have been known to be good renters, just cheap and now my boyfriend and I know personally why they can rent so low. Because they will f*** you in the end. Don't expect a deposit back, even if you leave your apartment in pristine condition. They'll find an excuse to keep it. Once again, we are taking responsibility for the damages we caused which should've been 1,5000, NOT 4 grand. I don't think they'll be in business too long though, I've heard karma is a b*tch. read more

Talk about not caring about their renters. We had our HVAC system fail and it took them nearly the summer to fix the problem plus when our lease was out. We left the place in cleaner condition than we received it and they charge us a "cleaning fee". This after the HVAC issue bothered me enough to speak with an attorney about the matter. Turns out it is not legal to charge a "cleaning fee". Talk about unethical. Avoid these crappy dilapidated old apartments.
