    Do not rent from here!!! We rented their largest townhome from October 2018-November 2019. We were…read moreunable to view it prior to moving in so we viewed the model. Upon moving in we discovered it had been smoked in and there was a build up of tar. Originally I felt Copper Springs Mgmt handled things the best they could (besides obviously not disclosing in the first place). They rented an ozone machine to help deal with smell and cleaned our air ducts, which they did to several units because another tenant had complained about air quality and offered to try it on our as well. The owner Josh and the property manager Kathy were both nice and I think truly felt bad as I had a baby and toddler in the home. It was a situation we were unfortunately stuck with however because we showed up with movers and found out that day it had been smoked in. It took 6 months for us to stop noticing the smell but visitors who weren't used to it were noticing at the 10 month mark. There was a constant problem with a millipede infestation that I learned many tenants dealt with. One of the biggest reasons we moved was for the playground that we were told would be there early Spring 2019. We moved Fall of 2019 and still no playground. We were told multiple new dates throughout the time we were there that never came into fruition. The icing on the cake was that we only received half of our deposit back. In a unit that was smoked in. We were told bathtubs and stoves weren't clean as well as a few other things that don't amount in any way to half of the deposit. My husband has asked for an itemized list.The manager's response to my husband was that he'd spent 1000s of dollars trying to help us get the smell out and "accommodate us." In 2019 most people don't like to live in smoke infested apartments. Especially ones they are paying $1250 a month for. They also explained that they didn't charge us the additional month to month price. Which was nice, but again the apartment that cost $1250 was previously smoked in, large amount of the grounds weren't down, and their were bugs. Had we got our deposit back I probably wouldn't have posted but I'm just disappointed in their bad business. I honestly couldn't sleep at night if I would've put a family in the situation they put mine in when we moved in.

From the very beginning there were issues that should have been handled long before we arrived. First, the security system situation was honestly unacceptable. I was told in writing that there was no alarm system installed. I still have those messages. Then on move in day, when I walked in with my new keys, the alarm immediately went off. I was never given a security code, no instructions, nothing. They also never communicated to me that the security system code was the same code as the house code. The alarm was blaring and warning that police would be alerted, and I had to literally guess that the house code might disarm it. Thankfully it worked, but being told the system didn't exist and then not receiving a code made for a very stressful and unnecessary situation. Next, basic maintenance in the home was not taken care of. Every smoke detector was low battery on move in and I had to pay out of pocket to replace them. Both HVAC air filters were extremely dirty. They eventually mailed a filter, but that does not fix the fact that this should have been handled before we moved in. We also did not have any bathtub plugs, which they sent after I requested them. The fridge water was turned off, so my father in law had to pull the fridge out to get it working. The fridge light bulb was out, and while they offered to reimburse it, again this is something that should have been ready on move in. With our thermostat, it would have been helpful to be informed of the make and model ahead of time so I could at least look up how to use it. This particular smart thermostat was not nearly as simple to figure out as it might seem, especially with no instructions provided, and the battery in it was dead as well. Having to troubleshoot and research all of this on move in day added even more unnecessary stress. There was also confusion about key pickup. I was originally told to pick them up at their office. When I reached out closer to move in, they forgot they told me that and instead said to use a lockbox at the property. This would have been more convenient, but I only found out because I asked. If I hadn't reached out right before move in to remind them about the key pickup, I might have driven all the way to their office in Clarksville only to find out the keys were actually at the property. This is something that should have been communicated clearly without me having to chase the information down. On top of that, the alarm system was still under the previous resident's account. Again, nothing was communicated about this and I had to figure it out myself when the system would not set up correctly. The biggest and most stressful issue has been our HVAC. Since early November we have had constant problems with our heat. It has gone out five different times. We have had to rely on space heaters just to sleep and stay comfortable, and this has been incredibly concerning especially with my wife being pregnant. We have put in multiple maintenance requests and yet we still have not had consistent heat for the entire month and a half we have lived here. As I am writing this review, the heat has gone out again. This has made us extremely uncomfortable in a home we are paying full rent for. To be fair, they offered to reimburse the fridge light bulb, sent bathtub plugs, mailed an air filter after I asked, and they have been communicating with me throughout this process to try and resolve these issues. That effort is the reason this is not a zero star review. Still, none of that changes the fact that nearly every issue I listed should have been handled before move in, and it does not undo the stress we have been under because of the HVAC problem. If you plan on moving into a home in Nashville with Marshall Reddick, I strongly recommend doing a very thorough inspection before committing. Check all batteries, confirm every system, make sure you are given the correct codes, and definitely verify the HVAC is working properly. I hope no one else has to experience the level of inconvenience and discomfort we have gone through.

And now that we've lived it, we feel like it's our responsibility to warn others: rent from them only if you have absolutely NO other choice. Here's what we experienced: * We were given only one working key at move in. The others left for us (that they left in our mailbox and didnt bother to tell us about btw) didn't even work, which is both a security risk and a basic failure of preparation. * Our front door DOESNT EVEN SHUT, weve been trying to get it fixed for the month and 2 weeks weve been here, the fix they DID do was half assed, and on the 4th the door stopped closing AGAIN and that night one of our kitties escaped and we havent seenn her since. You can literally see chunks of light through the gaps and when it rains, water pools inside the duplex. * The apartment reeked of wet dog due to uncleaned carpets, something we raised concern about multiple times before signing the lease and signed only under terms of the carpett being odor free. We were promised it would be addressed. It wasn't. Even after move in, we followed up again and they did nothing. The office ghosted us, ignored work orders, and took zero accountability. We have full documentation and photos of everything. This wasn't just miscommunication,this was neglect. I didnt even MENTION the roaches!!! If you're even thinking about renting from Steven's Realty, please know: You'd be better off doing week to week at a motel than signing a lease with these people. We do not recommend them under any circumstance. Unless you're absolutely out of options. We're sharing this to save someone else the stress, the health risks, and the total lack of support we are going through. You deserve better than this.
