Don't let the negative reviews scare you off--I almost did, and I'm so glad I didn't! Thanks to my amazing leasing consultants, Olivia & Ben, I found my perfect home in this beautiful community. The team here is constantly improving the property--they recently power-washed all the sidewalks (something I've never seen at other apartments!), and they host fun social events at least once a month. The upgrades in the units are thoughtful and add real value, making the space feel luxurious. Yes, there are fees for not following community rules, but they're just in place to keep everything clean and well-maintained--no issue if you're a responsible adult! Maintenance is outstanding. Since I work in Decatur, my aunt sometimes stops by to walk my dogs if they need access to my unit. The team always communicates with her to schedule a convenient time instead of leaving her waiting around--such a considerate touch! Between the top-notch care, fantastic amenities, and genuine effort to make this place feel like home, I couldn't be happier with my decision. Highly recommend! read more

This apartment complex is one of the worst places I've ever lived. Management will nickel-and-dime you with ridiculous extra fees while doing the bare minimum to maintain the property. When something breaks, don't expect accountability -- expect excuses, blame, and attitude instead. They actually accused us of intentionally breaking the sink pipes instead of admitting their plumbing was flawed. This was after 8+ maintenance requests to address the flooding issue caused by the sink pipes literally falling apart while the water was running. Most of the staff is rude, dismissive, and completely unprofessional. Amenities are a joke and rarely work properly, just like the gates that are somehow constantly broken. For the amount of money they charge, you'd think basic maintenance and security wouldn't be impossible. One of the most disturbing experiences I had here involved a neighbor filing noise complaints about my dogs. Management immediately threatened eviction and even told me I may need to rehome my dogs instead of actually investigating the situation fairly. I did everything in my power to figure out why my dogs were barking so much, only to discover that the neighbor was literally standing outside my window recording and provoking them. When I brought this creepy and inappropriate behavior to management's attention, they did absolutely nothing about it. Nothing is ever management's fault. They refuse to take responsibility for anything and treat residents like inconveniences instead of paying tenants. Save yourself the stress, money, and frustration and live literally anywhere else. I am extremely disappointed with how my move-out charges were handled. I was charged $450 for issues that were NEVER MENTIONED DURING THE FINAL WALKTHROUGH. The staff member who conducted the walkthrough with me did not note any problems at that time. Specifically, I was later charged for an "excessive odor" in the apartment. However, during the walkthrough, the staff member did not detect or mention any odor concerns. If there had truly been an issue, it should have been clearly communicated to me at that time so I could address it. CHARGING ME AFTER THE FACT for something that was neither documented nor discussed during the walkthrough feels unfair and unprofessional. I respectfully request a detailed explanation and proper documentation supporting these charges. read more

Before you read my review, read all the responses from SAM management. Just excuse after excuse. They never take responsibility. Is that what you want from the place you live? Let's start with the absolute violation of privacy that happened when a maintenance worker entered my daughter's bedroom while we were gone. The air conditioning unit broke (again, no surprise--theirs are outdated), and when we came back, I found out that the maintenance guy had been in my daughter's room for no reason. What if she was home alone? When I went to the office to ask about it, they gaslit me into thinking it never happened. They literally tried to convince me I was crazy. I'll never get over that. They'll nickel and dime you for everything: Leave your trash can out after 9 AM? $35. Put out more than two trash bags? $35. Break a tab on your blinds (through normal wear and tear)? They'll charge you at least $50--but sometimes up to $300. The $500 fine for not picking up after your dog. But I missed ONE small piece, and they hit me with that outrageous fine. Oh, and the fun part is that they'll make you pay to DNA test your dog to prove it's theirs. Guess what? There are plenty of dogs that don't get DNA tested. If you're lucky enough to hide your dog's poop from them, more power to you. But if they find one tiny piece? Brace yourself for that $500 fine, no warning. When my daughter and I moved in, they didn't have all these crazy dog rules. We didn't have a dog then, but I was told it would be fine to have one visit, and that fostering a dog was totally okay, just let them know if it became long-term. I got excited because fostering has always been a dream of mine. I ended up fostering a three-legged dog, and when I told them, they immediately slapped me with a $300 deposit or threatened to take the dog away. Then, after that experience, I ended up adopting a dog, but the poor girl got terribly sick from the pound. She was literally near death, so I didn't make the payment right away. And guess what? I got another warning, threatening to take the dog unless I paid the deposit. My daughter was devastated thinking they'd take her dog away. AC broke again (see a pattern?), maintenance fixed it, and then the next day, I got a notice on my door saying my apartment was "filthy". I called the office and they couldn't give me a clear explanation. I was given two weeks to clean up something that I still don't know was ever a real problem. For two weeks, I didn't really clean anything, because I wanted to see what they would say. When they came to check, they said I had "cleaned it up." When I told them I hadn't even cleaned anything, they said they'd talk to the maintenance guy and never followed up. The story changed again when I asked Olivia about it--first it was about filth, then it was about a smell that no one could detect. No one could prove it was dirty, no one could show me any evidence. It was all just a convenient excuse to threaten me with fines. Honestly, I can't even explain how much stress and anger this place caused me. The residents were great--every single person was kind and respectful, but the office? They are horrible. They only care about squeezing every last penny out of you. Once you've signed the lease, they'll treat you like garbage. Their only priority is money, money, money. If there's ever a choice to be made, they make the choice that a jerk would make. TL;DR: Don't even think about moving here. This place is a nightmare. If you value your privacy, your sanity, and your wallet, just go somewhere else. I got kicked out of my apartment for "noise violations" then after they made me and my family leave (when I was 8 months pregnant) they charged us $3k for "breaking the lease". I tried to dispute the noise violations before getting kicked out of my home, but they had already sided with my downstairs neighbor. They say they had a video, but refused to show it. Do not rent here, and if you do, I suggest finding another place before they do the same to you . They will charge you for anything! If you leave a bag of trash beside the dumpster instead of in the dumpster they will charge you $100/bag. I have emails for proof! I am not the type of person to post bad reviews but I would hate for this to happen to anyone else. We always paid our rent on time, and tried to be the best tenants we could be. read more

I was charged a PET FEE $350 for my dog to move in plus $15 per month for 15 months just to have the lease office charge $300 out of my SECURITY DEPOSIT for pet odor in the carpet. DO NOT STAY HERE! I paid gated community money and the gates barely worked or stayed open at night. I lived next to the gate and had to worry about some one coming in the gate.. After living here for months, I was FORCED to pay $50 to have my dogs mouth swabbed in case of an event we didn't pickup his poop. They would get the poop and send it to a lab and see if it matches with my dog. Issues after issues and the tenants are the ones at fault. Safe yourself the headache and move somewhere that takes care of you. read more

I have lived here nearly 7 years and love it! It is quiet and peaceful and they keep the property beautifully maintained. The office staff is wonderful; they all are friendly and eager to help residents in any way possible in order to make living here pleasant. Maintenance is done promptly. If you dont leave your trash a certain way? FEE, if you leave your mail in the mailbox to long? It was a complete nightmare, do not sign a lease or you will regret it! The staff could careless about the residents, and they are all about greed. The jumbo jets that fly right over the top of the apartments at 4:30am and up till 10pm or later is deafening and super stressful, this was not dislcosed or mentioned during my tour or at any time during the lease signing. After I moved out and paid rent for another month and a half, they send me a utility bill and damaged shade bill for $50 and the shade only cost $6.75, talk about price gouging and greed, the shade had a 2 inch cheap piece of plastic missing, ask them for the photo, and they billed me $50. No, they never did a final walkthrough as they were always gone or not available to help. Worst apartment complex I have ever lived in, it is pretty on the outside, until the Jumbo Jets starting landing every 2-3 mins. P.S. I was moving out and found that termites had eaten up the floor under my kids bunk beds. They looked at it and deemed it pet damage. (I don't have a pet. He drowned in their pond last winter) they are charging me for termite damage?! Not my responsibility. I'm in the process of filing a small claims case. read more

It is extremely loud due to all the commerical jet airplanes sounding like they are going to land right on top of us every 1-2 mins. Very stressful and this was never disclosed before we moved in. Be warned! Lots of dogs barking day and night inside and outside of the apartments. I love dogs but would not own one that would constantly bark and disturb all the other residents. More stress and less sleep. The manager could careless about anything other than your money, and that is all you are to them, a $$$$$ sign and revenue. Very cold and robotic, just reality, we were treated the same way at our last apartment complex Hawthorne at Lily FLagg, I guess it's the new normal. Downstairs neighbors smoke outside on their balcony and it all rises right up to our apartment chocking us out, so "NO" we can't open our windows or doors for fresh air. Somerset at Madison may be a little pricey, but for all the wonderful benefits you receive, it instantly pays for itself. You have the security of a gated community, luxury of a beautiful pool with grilling areas, and the addition of a 24/7 gym! Not to mention the friendly staff, convenient dog park, and door step trash pick-up service. The counters and kitchen space are beautiful with a wine rack incorporated into the cabinets. My only small complaints in the 6 months I have lived there would be our carpet did not match what was shown in the model apartment we looked at and we were not given two garden tubs like the model either. Also teenagers like to hang around the pavilion area at night, but the "security" officer is pretty good at responding quickly and breaking them up when they are causing trouble. READ THE CONTRACT CLOSELY. I've never been an apartment renter until recently due to a job relocation. Somerset is a nice enough apartment complex but make sure you read and understand the contract you make with them. The contract is written to completely cover the corporation for cost plus. I was transferred again by my company after being there for five months and had to leave the apartment empty. After reading over the contracts fees, etc. for early termination, it was cheaper to just pay out the last seven months. Now, I've discovered the sixty day notice paragraph thirty days too late. They've tacked an extra month onto the lease AT COST PLUS an additional fee for month-to-month rent. I'm certain that this kind of shady ethical practice is industry standard across the board so I will now go back to the realm of home ownership; the rental world is a horrible place to be and I'm pleased to be settled enough to buy again. read more

I have lived in this complex for two years and overall it is a good place to live. There are a few cons though. You are "required" to pay for valet trash service, even if you did not elect to have it. There is not an adequate amount of parking near each unit. (It's hard to find 1 spot). It is difficult to EVER find a manager on duty if you need something handled. They will always have to get back with you. Lastly, when you first sign your lease, they will likely give you a consession, however when your lease comes up for renewal, DO NOT expect to keep that consession. Rent will go up!!! read more

DO NOT GO THERE! I am tired of this place. First if you are looking for a GATED community, this is the wrong place. The gate never works! It is always wide open or stuck. The remote controls for the gate are also an issue because you can push the button 1000 times, the door will open once out of 1000 times!! This is extremely annoying. I did not pay attention to these details, ready to try to live happy there.... well, if you have dogs, run away from Somerset unless you want to step in poop when you walk your dog. POOP is EVERYWHERE and the dog park is GROSS. I had to complain a few time because it was unsanitary. I had to pick up the poop before my dogs could run. I got tired of it. but they do not care. When you see that the manager never puts her dog in the dog park, this is very suspicious. It is a poop park!! Then do not count on competent staff (apart from one person). They are not able to give you the right information. I agreed on a price for a monthly rent, the staff told me it is $100 more by month and when i went to pay my rent online, they actually increased my rent from $200. I asked the staff member to repeat me several times the amount of my monthly rent, all included, and he was SURE it was going to be $100 more. He even wrote it down. Now I am stuck here, there is NO WAY I am goign to pay $200 more by month for a monthly rent when i was told it was $100. Of course I called, told them they made a mistake but they do not care. It is $200 more, period! Well I said I was not going to pay that, they said "i will be evicted" This is how they take care of their customers... I am furious, they are liars. And i am known for accepting a lot of things, I hate to complain but I hate to be played like that!! I definitely DO NOT recommend this place. Don't ask about their police call-out ratio, they get VERY TESTY which told me EXACTLY what I wanted to know. The rental agent talked to me like I was a child - BTW, I am old enough to be her mother. The units are tee-tiny and the floor plans are ATROCIOUS. Not meant for livability but to cram as many "units" onto overpriced real-estate as possible. Thanks, but I'll pass. They don't even PRETEND to want your business. Sounds like competition is what N. Alabama is lacking. $99 deposit but wait not really ($200 administration fee - what the heck is that?, $50 app fee for a $20.00 credit check, $12.00 renters insurance - NOW THATS a good deal! My private policy is $50.00 which means the $12.00 covers CRAP!, $15.00/month for my pet to live with me and $300 for her deposit - $45.00 to make a call to HU to turn the water - Really?) $925 per month. $645 not including first months rent! My wife and I moved here with my job at Remington. Heather was very accommodating and helped us with our transition to Madison, Alabama. Ben I believe is his name was also great help. We love the business center with the Starbucks. The only downfall with it so far is the grill at the pool was kinda crowded during the summer. Which we noticed the new grilling area is almost done so that'll be nice for the fall. Maintenance is pretty quick to respond to any service request. The commute is nice. Traffic on county line road is not great but it's a nice area. Oh! We love the pet park too. Rocco, our dog, loves it as well. And the free treats in the office. Definitely will refer people here. The WORST management I've ever tried to deal with in my life. The apartments are over priced and dealing with the office staff is a nightmare. This company is out for money and they will get if from you by lying and manipulating you any way they can. It seems like they make the rules up as they go. Please do not rent from this company. The community itself, is really nice. It's clean and no bug problems at all. The apartments are spacious and really nice inside. The cabinets are built poorly though, with cheap materials. I have had 3 drawers fall apart on me just by me pulling them open. Amenities are nice although they really cater more to adults and animals since they really don't have anything for children, such as a playground. They have a bark park for dogs and spend quite a bit of money on gazebos, etc, so adults can entertain themselves outside. Now when it comes to management, I will have to say they are AWFUL. Ben is the only nice one. The property manager, "H", who I'd rather refer to as the wicked witch of the south, is very rude, lacks compassion, and is unethical. God forbid you lose your job or fall into an unforeseen financial crisis, because they will let late fees accumulate, and will promptly evict you without sympathy. With that being said, if you do fall into an eviction process, do know your rights and NEVER negotiate anything with their lawyers UNLESS you know your rights. I am now having to hire an attorney and sue them because my husband went to court without me, and signed something he was clueless about. Actually, they tricked him and had him thinking he was signing something that he was not. He basically signed away his rights to continue living here, which now impacts me and my children ( we have 5). Now I will come out of pocket for attorney fees as well as deal with this headache because I'm a person of principle and demand that they make things right because I'd hate for someone else to fall victim to these unethical practices.I do not recommend EVER moving here unless your job is extremely stable and you are in good health, because if you lose your job or come down with a sudden sever illness, they will ONLY worry about their business.
