They outsourced management to a piece of crap company Evolution Management. The board and off-site management company just take turns blaming each other for problems, and NOTHING gets done. The concrete stairs of several buildings have been broken (half of it crumbled away) for months, the pool opened 2 weeks late for the summer and now a month later, the doors to the pool still don't work to get in. The hot tub has been "under construction" for 2 YEARS with no visible progress. The final straw for me is that we just got locked out of the ONE door that still worked for us to use the pool. I'm very pissed. Before you even consider moving here, find out if they still use Evolution management, and ask neighbors if there are still problems like this going on. This place has a lot of units, they really need a full-time on-site manager like they did up until a couple years ago. I honestly wonder if the board is stealing from the dues, since they are Invisalign not going to maintenance.

I moved in December 8th 2019 and extended a month to month lease by September 2020. Along the way Covid-19 hit and I requested for a rent deferral in April. They made it so difficult to process the request, despite that the entire country is under a pandemic crisis. I was unemployed for about 3 months with no income coming in. All they did for me was break up the rent payments in two parts for only 1 month. They didn't care, all they wanted was payment and nevermind that the landlord was getting mortgage relief from the goverment for the Covid releif package. When I gave them my 30 days notice that I will be moving out on October 31, 2020. Now mind you I was not late on any of my rent, paid it on time every single month. On September 30th 2020 they posted a "Notice to Vacate" on my front door! As if I was being evicted! My neighbor was concerned thinking I was being evicted. Asked me if I was and if I'm ok, I said no and this is rather disturbing! I called the office asking why do they do that and their answer to me was it is in the contract. I scoured the contract for this language and no where did it say about posting a notice to vacate premises! This is disturbing that I have never experienced before as a renter of any property management run company. It sends a bad message to the tenants that they are being eviced when in truth they are not. It sends an emrassing message to my neighbors. It sends a message to compromised my privacy and perhaps an intruder that the place will be vacate and an invitation to rob. I feel this is a very bad practice by this company and I never wish for anyone to encounter this experience that I have experienced. I ended up moving out on October 4th 2020 and left the place empty and just paid my October payment. Cleaned out this place so much cleaner then when I moved in! I did my walked through with some employee and we signed off. He even stated of how clean it is. This company only cares on making money along with the owner as well. I hope this unit stays empty for at least 12 months or longer so that the owner as well as the property management company feel my pain that they inflict on me on how horrible the way they practice thier business. When she moved in the apartment was disgusting. We had to clean everything! Mold, dirty cabinets, left overs kitchen items from two previous tenants we were told, bathroom with old menstruation pads in a bag on shelf, horrible living situation.

Now to the stuff they wont show or tell you in the leasing office. The rules here are strict, the amenities are constantly being turned off and back on (might as well flip a coin on whether the hot tub will work at any given time), and the staff express very little care. They will make it seem like they do- think President Snow from the Hunger Games smelling like roses but only to really cover the extent of his sickness. Pretty much any concern I brought in was met with the basic premise of, in the words of Gigi Goode, "I understand your concern but I do not share the same concern." For example they gave notice of road work and because I did not move my car in time it got towed to another part of the lot. Fine, I get it. They stated in the email a specific price for it (happy to pay). Later, they changed the price in a different email with no explanation. I had to fight to understand why it was changed. When I went to the office and pointed out the contradiction and email exchanges about differing statements of cost they said, and im not exaggerating, "You wouldnt be having this problem if you didnt get towed." Okay?? I didnt mind paying the initial COST (not estimate) given but why cant the change in cost be acknowledged as misleading? I recently moved out and after leaving we were given the final estimate costs. Oof. We are being charged $410 dollars for repairs/ cleaning. I had to call twice and my roommate once before they finally sent an email with pictures. Listen, I dont mind paying for some damages- you put something up here and there and chip paint. Normal. We were charged $175 for paint alone and told, "As for the paint charge we had to paint nearly every wall in the apartment." I was literally squinting at the pictures they sent to understand what damages they were talking about. I will attach photos they sent to me so dust off your reading glasses to see for yourselves. Again, I dont mind paying for damages- there really are some things that were put up that require a little painting. But $175 is ridiculous and I was greeted with this lovely retort when asking about the paint costs: "If we were to have hired a professional to come paint your apartment it would have been nearly $600." Anyway, nice rooms and spacious living but clutch your purses and dont touch the walls if you decide to live here.

We now in September are receiving charges for the common area from "JULY" after we had already paid for all moving out fees and they even sent us a final statement with a partial deposit return? Why did they even send that if they were just going to charge us? Also to note. Nothing in the common area ever works. Bowling lanes are always down. The hot tubs break often (they aren't even very hot to begin with). Sprinklers are busted. Parking is hell. Dogs are always off leash. Trash is littered everywhere. Communal grills don't work, and the pool is closed a lot of the time. Charging around $150 a month for these common uses is insane to me when we can't even use them. And to think every resident pays that. How is this real? Also this does not include all their media packages and ring door bells that they make you pay for. CHECK EVERY LEDGER. Also don't trust them with your packages. Delivery drivers just leave packages anywhere in the room for anyone to take and staff does nothing. No one is ever at the front desk when you need assistance and they aren't very professional or fast (there's also a new person there each time. it's like they keep quitting or something). They even had maintenance and staff enter my apartment WITHOUT notice. I was in the restroom and cried (thankfully I wasn't naked). The physical crew there blamed me initially. Once I showed them the notice they gave me for entering was a different date all I received was an insincere sorry after they finished their work. When emailing the office of this occurrence, they said they accidentally gave me the wrong notice. Ok? So what are you going to do to rectify this situation? Absolutely Nothing is what they did. What a joke of a complex. They take no responsibility and frankly don't care. We found a way cheaper spot for more space in Lehi. Trust me, don't move here. Anywhere else is better.
