Oh boy. To be fair, the actual apartments are very nice. They are spacious and have great storage room. The community area is pretty and feels like you can walk around with ease. Now to the stuff they wont show or tell you in the leasing office. The rules here are strict, the amenities are constantly being turned off and back on (might as well flip a coin on whether the hot tub will work at any given time), and the staff express very little care. They will make it seem like they do- think President Snow from the Hunger Games smelling like roses but only to really cover the extent of his sickness. Pretty much any concern I brought in was met with the basic premise of, in the words of Gigi Goode, "I understand your concern but I do not share the same concern." For example they gave notice of road work and because I did not move my car in time it got towed to another part of the lot. Fine, I get it. They stated in the email a specific price for it (happy to pay). Later, they changed the price in a different email with no explanation. I had to fight to understand why it was changed. When I went to the office and pointed out the contradiction and email exchanges about differing statements of cost they said, and im not exaggerating, "You wouldnt be having this problem if you didnt get towed." Okay?? I didnt mind paying the initial COST (not estimate) given but why cant the change in cost be acknowledged as misleading? I recently moved out and after leaving we were given the final estimate costs. Oof. We are being charged $410 dollars for repairs/ cleaning. I had to call twice and my roommate once before they finally sent an email with pictures. Listen, I dont mind paying for some damages- you put something up here and there and chip paint. Normal. We were charged $175 for paint alone and told, "As for the paint charge we had to paint nearly every wall in the apartment." I was literally squinting at the pictures they sent to understand what damages they were talking about. I will attach photos they sent to me so dust off your reading glasses to see for yourselves. Again, I dont mind paying for damages- there really are some things that were put up that require a little painting. But $175 is ridiculous and I was greeted with this lovely retort when asking about the paint costs: "If we were to have hired a professional to come paint your apartment it would have been nearly $600." Anyway, nice rooms and spacious living but clutch your purses and dont touch the walls if you decide to live here. read more

As far as apartment living goes this is definitely one of the better experiences I've had, but here are some things I wish I had known and been able to consider before moving in: In the walk-through where they show you a model apartment so you can get a feel for it, they make sure to hammer in just how sound-proof the apartments are, going so far as to show a probably bogus techy science demonstration about the type of insulation they use and how it's sooooo quiet. I would agree that that applies to neighbors for the most part. Have had only a few issues with hearing neighbors. However, MAKE SURE to ask and check out WHICH apartment you will be signing a contract for, bc they did not show us our exact apartment. If they had, we would have seen that it is RIGHT next to both a dog park and an elementary school. I assure you, I can hear them both very clearly all day. I just think it's a little manipulative and dishonest to really make a point about how quiet the apartments are and how you can't hear anything, only for them to not tell you about some really big noise making factors in the vicinity. They also do 6+ hours of lawn maintenance (6 continuous hours of lawn mowing, leaf blowing, etc) every single week on Mondays, sometimes starting as early as 7am. When I asked if that length of time was really necessary, they said it was. You also get to practice what it feels like having a HOA without actually owning a home. They are pretty strict about what decorations you can and can't have and will fine you if you don't clean up your halloween decorations in time, for example. To be fair, this is something we knew about and considered before signing the contract, some of it is reasonable, but some of it feels pretty ridiculous. The apartments themselves are nice, the gym is good, and the hot tub and pool are greatly appreciated amenities. And I will say they are quick to respond about maintenance issues. Just be sure to take into account all the little things that they're not upselling you on. read more

I've lived here over 2 years and have enjoyed it. The front office and maintenance staff go above and beyond, are always timely and friendly. I love having the ability to lock my door or manage my lights and doorbell cam from my phone. The kids at the school near my building can get rambunctious some nights, otherwise its quiet living. I've moved around a lot and found this to be the best atmosphere, and bang for your buck. I highly recommend living here! read more

My boyfriend and I have lived here for a little over a year now, we absolutely love living here! We actually just renewed our lease and they brought us over cookie mix, ice cream scooper, and a spatula with a note saying thank you for renewing. How cute! The maintenance team is amazing too, we were having issues with our washer machine and they came to look at it for a few days and then just replaced it with a brand new one. Then we told the maintenance guy we had a wasp issue in our car, he got us a wasp killer spray and told us we could have it for upcoming years. Then even helped my boyfriend with the wasps. They have a food truck every Thursday and send daily updates and upcoming events. This apartment complex is so amazing and worth it. We have lived in many apartments and I would say this is by far our favorite one! read more

Great place to live - quiet and safe. The neighbors tend to keep to themselves but are friendly if you do happen to pass by. I love being able to have a vivint system already set up - I can easily lock/unlock my door, lights, etc from my phone and if I have a delivery, I can see who is at the door. Management is super nice and friendly and are always willing to help! I recently was trying to change out a lightbulb and it shattered in my hand. I asked maintenance if they could just help me get it out so I didn't cut myself. Not only did they come quickly, and take out the light, but they also changed all my lights in my vanity (where the light bulb broke) Thanks team! read more

This is a great complex to live in. Parking is great, tons of spots. It's very quiet and we are lucky to have a great view right from our balcony. The apartment itself is perfect. It has smart home features built right into it and we are very happy to call it our home. It is very clean and the facilities like the pool and hot tub are cleanly kept. The staff at the location is very very very helpful, quick to respond and never make us feel like we are a burden on them. Even for small things. I highly recommend this complex, it is in a great location right off the freeway but far enough away to where you cant hear anything. The apartments are nice enough, but wow does this place milk you for money. Lots of required packages and fees on top of base rent. Right after our lease ended they sent an email that they were both raising rent and adding a $150 month to month charge, which felt exorbitant. COVID hit right as we moved in so most of the amenities were closed or severely limited, but we still had to pay for them for almost an entire year. The management was nice enough but not very responsive, the one big issue we had was the stairs in our building (no elevator) starting falling apart and rather than respond to my maintenance requests they sent someone to spray paint them red as a warning. Only when multiple steps had actually fallen did they rope it off. A week later they replaced them, but it was super inconvenient and there was no communication on the matter. As said in other reviews, be prepared to pay through the nose when moving out, as there are lots of fees. They tried to charge us a pet cleaning fee for the carpet even though we never had a pet. When I asked why they showed pictures of urine stains on the carpet and said it was our fault. Since I didn't have a pet and the stains were underneath where we had placed our dresser, bed, etc, it was obvious that the stains had been there since before we moved in. So much for "pristine" apartments. I've been trying to reach them for several days to finally pay off the move out statement and they haven't picked up the phone once. I've left multiple messages and called several times a day but nothing. While this is not the most extreme offense, it is extremely frustrating to deal with and is a reflection on the management as a whole. Would not live here again or recommend it to people even though the apartments are nice. I just want to be done with this place. read more

If there was a way to give ZERO stars I would.... Get yourself comfortable because this is going to be a LONG one. I really like how they are a dog friendly complex. However, be prepared to pay a HUGE pet deposit of $499 and only $200 of it is refundable upon move out! Now, I DO NOT like that at the dog park there is no hose or water source for the dogs to drink and or cool down.... The fence is broken so your dog can literally run out and get away. They have a busted pipe or something because its always muddy at the far East part of the enclosure. There is a "Pet Spa" next to the pool. It's literally just a dog shower. I didn't know that having a shower made something a "Spa" I am all about wanting to sound innovative and luxurious but, even this feels like you are going to pull a muscle from reaching. I HONESTLY thought that this apartment complex was going to be amazing for my brother and I when we first moved in. The staff seemed great, the leasing office was spiffy, and the complex itself was very open and spacious..... 1. MONEY - Be prepared to have an extra $300 added onto whatever they say your rent is going to be. There is a mandatory "media" package that you cannot get out of because the buildings are already "wired" (DirecTV is the WORST) We don't even have the stupid cable box or whatever so I'm just dumping $110 down the toilet every. single. month. You get charged $50 if you have a garage but then in the lease it says you cannot use your garage as a place to store your items.. OKAY?? Let's not forget about the utilities you have to pay for the clubhouse and grounds (mine goes up $30 every month BTW) and you get charged the fee x 1.6 if you have two people living in the complex. THAT is a scam. My base rent is $1579 after all the hidden fees and the fact that my rent keeps jumping up by $50 every month, I paid $1945 for August. 2. STAFF-I can smell the greed of the owners so it's no wonder that their staff is so apathetic. There is absolutely no customer service! The turnover rate is so high with them that you are going to get a different answer every time you call. Complaints are handled by sending out a mass email/text that DOES NOTHING to fix the problem. Ask the staff to spray for spiders because the entire complex is overrun by them and expect ZERO resolution. Which is insane because I've seen Hobo Spiders inside the units. Cool I definitely want to get bitten by a poisonous spider. 3.QUALITY-I have ABSOLUTELY no problem paying top dollar for something if its HIGH QUALITY and has VIP CUSTOMER SERVICE. Unfortunately, this place has NEITHER! The apartments come with a wash and dryer. The Dryer literally takes FIVE dry cycles before anything is actually dry. It is a JOKE! The "hard wood" floors are just a low quality linoleum that everything sticks to. I bought a steamer thinking that would do the trick (because that's what steamers are for..) The dishwasher SUCKS! You have to run it about 5 times to get your dishes clean.. I ended up washing everything by hand. 4. MOVE OUT - Be prepared to sell a kidney because they are going to SCREW YOU!!! While they say that they are a pet friendly community they neglect to tell you that the majority of the time when you move out they will replace the pad and the carpet which is about $1200+. So, this means that my $1779 deposit I paid at the beginning is down to about $200+ refund. WOW! gee thanks! The fact that they use one company to clean the carpets and that their success rate is 75% they can remove "staining" is a JOKE!!!! And that if they have to replace the carpet in one room they replace it in all the rooms no matter what... There is no way this can be legal... SERIOUSLY! I will NEVER recommend ANYONE to live in this community. a) Paint Touch Up $70 b) Carpet Cleaning $55+ per room c) MANDATORY Apartment Cleaning $85 read more

Okay I'm finally going to give my honest review. Prepare for a long one. My fiancé and I looked at a ton of apartments before deciding to go with this one. This is our first apartment so we were scared to get stuck into a lease and we were super picky. Honestly not please anywhere else. As soon as we went to our tour Emma helped us out a lot. She is awesome and super friendly. I go to Emma whenever we have an issue and she responds very quickly! We looked into a lot of the one bedroom floor plans and the one we decided to go with is perfect! We have a 1 bedroom with garages below us. No one on top of us and everyone in our building is super friendly and quiet! We barely ever hear noises. We had a problem with our garage key not working and maintenance literally came right after to fix that. The gym has enough equipment for me as I am a runner and I love that no one is ever in there so we get privacy! Parking is great! We don't pay for a car port and it's great because there is always parking spots open. It's very peaceful, everyone is friendly and it's not crowded at all. The only down side was that we were informed about some extra fees that we had to ask about. We asked a ton of questions and finally got the correct answers. I would just recommend you ask about all the fees and you come in with a list of questions because that helped us a lot. It is rent on top of the media package and a garage or car port (whichever your unit comes with) and you have the two utilities gas and electricity which is through another party. But you also have to pay for water, sewage and garbage and that is through the apartment. We were not informed that so we had to ask! And also every other apartment we looked at had fees as well and some were even higher priced! Just make sure you get the details. Other than that it has been a great place to call home! read more

Moving in they were super helpful and nice. They are very good at making you feel comfortable. That's how they get you. Please note how so many people have nightmare stories about moving out. If possible I would give zero stars as well. I would strongly encourage anyone who is looking to lease here to trust these 1 star reviews over the 5 stars or at least be very cautious because these stories are 100% true. Many people we knew that lived there around the same time as us have gone through very similar situations so it could easily happen to anyone and everyone who decides to move in. My roommate and I moved in back in early 2018. We were excited, it had everything we needed for just the two of us. It was close to the university I was attending and had a pool and gym. Due to personal reasons I ended up moving out after being there only a few months. It was a hassle to get anyone in the office to talk with me about getting my name removed and after what felt like forever they told me I had to go in to sign a paper, when I arrived they told me they could have done it over the phone. I was very annoyed because I was taking 12 college credits and working 40 hours. After I moved out I was still receiving emails and calls that I should not have as I DID NOT LIVE there anymore and should have not been my concern/business anymore as I thought they had removed my name off the lease. I should've noticed then that they didn't take my name off but I naively thought they were decent people, but no. They never removed it as I just found out over 2 years later! They are super greedy and incredibly shady! When my roommate left after one year of living there they hit her with many hidden fees as well, they said the carpet in my room had to be replaced. I was only ever home enough to shower and sleep other than that I was at school or work and after I moved out my roommate never really used it as she was hardly ever home due to her work and she didn't have need of that room so the carpet was still in pristine condition and had no need at all to be replaced. After she left and paid the fees they were upfront about even the ones that were completely false like the carpet. She called multiple times to the office to ask about any other balances that might be owed and they never told her any useful information other than occasionally that they would take her to collections if not paid, but never told her the amount or where to pay or any useful details other than the threat to go to collections. My roommate has more details that I hope she will detail in her own review as I thought my name was taken off the lease and I did not concern myself with that hellhole anymore. As we often spent time together being friends she would still tell me details of how incompetent the leasing office was and other problems that were happening from the time I moved out to when she moved out. 2 years after I left and 1 year for my roommate they are now hassling us with no previous communication until today. If they had been upfront and HONEST from the beginning well they could've saved themselves all these 1 star reviews as people respect honesty and integrity and people despise deceitfulness and underhanded tactics. So please save yourself the discomfort of this place and find somewhere else! Also, management please don't leave your number as I've dealt with you before, my roommate has dealt with you, and our friends/acquaintances made there have dealt with and you're completely unreliable and useless. You only want to safe face for potential renters but you won't actually change. You will continue to take advantage and screw your renters out of as much money as you can all while pretending to be a great place for them to live. read more

Update to the review, out of my entire deposit I got a whopping total of $42 back. Why you ask? Because I got charged for not leaving the unit properly. I'm talking being charged for EACH INDIVIDUAL nail hole in the walls from not being patched and painted, paint being touched up, not getting the carpets professionally cleaned, more bullshit, etc etc. Ironically I am still yet to receive my thank you for allowing them to let the new tenants move in per their mistake. read more

Overall we really enjoyed our time here, however moving out was a nightmare. If you do move here, prepare to get billed excessive move out fees. We left our apartment very clean and in a very similar condition to which it was upon move in, however were billed nearly $600 in additional unexpected fees after paying our final month of rent and utilities. We moved out a month before our lease ended (and still paid of course), however Mayfield claimed that the utility company charged them $50 since we turned off our utilities prior to our lease with Mayfield ending. We had a $0 balance with our utility companies and Mayfield was unable to present said "bill" that they were "charged from the utility company". We also spoke with the utility companies and they claimed that they did not bill the apartment complex, and that they would have billed us if we would have had an additional balance, which they confirmed we did not. read more

I have absolutely loved living here! We looked at upwards of 10 apartment complexes before we moved in, each one about the same price (which currently is kind of expensive) and this one was BY FAR the best! The apartments are spacious and clean with updated fixtures, the staff is so kind and wonderful, any work orders we have put in have been finished within the same day, I can't say enough good things. We enjoyed living here. Location was beautiful and not too crowded. The swimming pool and gym was nice as well. Only downside was the office manager there was highly unresponsive to emails and phone calls and was not friendly. This was the most frustrating part! The front desk staff was nice and helpful though. It is just that when you pay so much every month you would at least expect the manager to be helpful with any questions you might have. It is still under construction, but you can hear the guys at all. Located close to a couple gas stations and the freeway. No smoking inside or on patios, or property whatsoever. I wouldn't recommend living here at all. After nearly 2 yrs of being timely paying residents, Mayfield overcharged us rent and is withholding the funds. Our contract ended May 1st and when I went to the office to obtain a cleaning list, I was told my contract end date was no longer valid because I should've given notice 60 days in advance, instead of 40. I was rudely told I now had to pay 20 days worth of rent even though we we'd be moved across the countrt and not occupying the space. The staff member pulled out my contract, pointed to it and rudely said, "you should've read your contract!" It was SO unprofessional. After moving they sent NO final bill, but on the 5th sent me a text saying to pay my rent or I'd get a late fee. To avoid it, I paid the amount, but noticed it was for the FULL months rent plus almost $200 more than normal!! To make a long story short, I immediately sent an email saying I had paid, but that the amount was innaccurate and they made a mistake. She responded saying she'd send a breakdown of the charges and a whole week later no one sent anything or called. I sent a very direct email with my distaste with screenshots of the messages and promises that weren't fulfilled. I was once again told they would send it, but never did. I received a voicemail in response and was told they could break down the charges-but still no refund or anything in writing sent to me. I reached out AGAIN and was told I should be getting a refund. That was almost 2 MONTHS AGO! No refund, no explanation, no apologies-nothing. It's sad that after being such a good resident for almost 2 years they would be so dishonest, overcharge us, and not respond back. The places are nice, but the staff is not honest or professional. My advice-you don't want to work rent from an unethical staff like this. Don't rent from them. They will overcharge you and keep your money. By far the worst renting experience I've had in 10 years. read more

I relocated from California and spent quite a bit of time finding the right place to live. Looked at no less than 30 places before coming to Utah and visited around 17 places. Mayfield is definitely the best one. The apartment is very roomy, quiet, with an awesome kitchen (which was a big plus because I like cooking), vaulted ceilings and a breathtaking view of the mountains. It has an complete gym open from very early to very late. Great location to go everywhere in the area from Salt Lake City to Provo. Best of all is the Staff. All of them have been very professional and attentive (Kudos to all from management to maintenance) and more so Traci and Sierra. read more

They say there is no HOA but ya its a load of crap extra $120-$150 on top of rent cable and what ever else they want to nickel and dime ya for! Horrible service and our place was horribly dirty moving in hand prints on walls and hardwood floors were gross with grease film. Foot prints everywhere and said they would clean it but we ended up cleaning it our selves. Up on moving out we cleaned the place better then when we moved in but we end up getting charged cleaning deposit and fees for replacing all carpet when the carpet was in excellent condition. They rip you off $1200 almost $1300 in fee after our deposit ya what a joke! Worse place to live and worse service! Can hear threw walls and pool is always dirty! If They are gonna charge as much as they do give that kinda service and experience! Do not recommend this place!!!! Not to mention had to keep nagging at them to give me my special after I moved in and they lied about no more fees.
