Do NOT use this company. They don't give you an itemized list of all materials needed in the estimate. Had work done in 2020 and it was not repaired correctly. They know you can't crawl under the house after the fact. Beams were not installed and not enough jacks. In 2020 they created one estimate to have work done - then bait and switch with another estimate. A total $16,000.00 2023 Annual termite inspection found rotten wood under the house and beams were not replaced in 2020.They tried again to charge us $6500.00 in 2023. This company needs to be held accountable and shut down immediately. They are irresponsible and don't have a clue in foundation repair. Need to stop annoying advertising on television as well. read more

In July of 2021 a crew came out treated mold and fixed the joist. Took about 3 days and they left all of their products in the yard, left for the weekend. Tried to cook that night the stove didn't work. Ordered a new stove because I thought mine was broken.Monday the crew never showed up. I had to call the office to find out one member was sick and was asked if we got an electrician for the wire that was cut. No we were not told that and we bought a new stove!!!!! A new crew was sent about a 3 days later. to find out the mold repair was never done. There were no jacks placed under the house, and they were about to seal everything off and call it finished. Next crew treated the mold, replace the floor joists put in the jacks. Burt waterline. However, the company did reimbursed for the stores for a plumber for the best waterline. We were satisfied until I was six months inspection and found places that were still uneven and was told they could do nothing about that. And the company they sent out a supervisor, he came and said he would fix it. This was scheduled. They canceled and said they were canal to reschedule. They never called after two weeks. I called them. They could not come until today as scheduled today. I was called a week before and wanted to know if they could reschedule. No this is unacceptable. o'clock this morning the crew was not here when I called the office they told me they had something else to do. They would be here later. That is unacceptable. Have been putting off this correction for almost 3 months now that's from the time that I had to call and complain. At 1:45 today I've called the office there's no supervisors ever speak with nobody is there to help they can't come until after 3 o'clock and it will be dark gonna go under crawlspace and fix their errors. Southeast Foundation completely ignored wood rot that was CLEARLY visible at the site of the "support jack" that they installed and that their representative supposedly "inspected". When we discovered this later, the company refused to respond to these facts. The "support jack" that this company SOLD to us, and convinced us was "the answer" to a saggy floor, would not be necessary if the rot had been addressed, and does not solve the rot problem. Gee, it's funny how they didn't mention that wood rot in any conversation with us. Repairing the wood rot would have been far less expensive than that "support jack", and likely generate a lower profit margin for them. Perhaps they assume homeowners can't go into small crawlspaces to look for themselves. How many other homeowners are being misled by this company? This company signed a contract to level and repair the foundation, create a moisture barrier, and clean out the crawl space at my moms house. The agreed amount of $7059.26. The contract was signed by both parties and paid in full. The crew showed up 45 minutes early, checked out the area, and said they would need an additional $2000.00 to remove the duct system before they could start. My mom is 84 years old. She didn't understand why. Their company rep. checked everything out weeks ago, wrote the original proposal, then later reduced the price that we accepted and paid. This was by far the worst experience I have ever had with a service company. I have never been so blatantly ripped off by anyone until I dealt with this company. I had a crown in my living room floor that was elevated about 1 inch and a couple sections of sagging floor throughout the house but my main concern was fixing the crown in the living room. Not knowing much about crawlspace repair work "which now after all this I feel like Im an expert from all the research I've done" I relied on the knowledge and good reviews of Southeastern Foundation. They sent out a SALESMAN because that is what he is, not a crawlspace expert and he sold me and my wife almost $8,000.00 worth of repair plans that we did not need. For us $8,000.00 is a huge hit to our household that knocked out my savings especially during the hard times of 2020. We trusted them and they gave us this BS reason of why our floors were jacked up. So they sent out a crew of Spanish guys that only one of them could speak some English and within an hour and a half they were done and charged me that huge bill. The floors were not fixed I could hardly even tell they did anything and the crown in my living room was now a 1 and a half inch elevation. It was WORSE after they worked on it. At this point I told there crew leader my concern and he told me that the issues under the house were caused by completely different reasons than the salesman told us. I was told that it was a moisture issue and not a sinking issue. So I hired Crawlspace Medic from Wilmington nc to come out and within 30 min they diagnosed the actual issues that were not from sinking or from moisture and they also took me under the house to show me. Almost the entire system I was sold from SOUTHEASTERN was USELESS! I contacted Southeastern and they sent out one of there inspectors and after he came out from under the house he told me and I quote " I don't know what those boys were thinking but we will come back out and I will personally fix these issues and make it right". Well they did come back out and the inspector never showed up. It was the same crew as before and they were again an hour late with no notification. They went under and adjusted there Jack system that leveled out one small spot in my kitchen but couldn't fix anything else because what they sold me did not and could not address the actual issues that I had under my home. So I contacted SOUTHEASTERN again and demanded that I get refunded my money and for them to take out there Jack systems because they served zero purpose being under my home. They refused and told me that I bought the Jack's and material so I know own them. I contacted 3 different attorneys that were familiar with this company from previous inquiries from other distraught customers and I was told that it was a losing battle because the attorney fees and time wouldn't be worth the cost. So my family is out of $8000 and it will take us a very long time to recover from that ripoff. Also on top of that our house still has to be fixed and now even more damage has to be fixed from pressure placed on our house because of those Jack's they placed under there. Update: Crawlspace Medic came out and fixed our issues we had under our house. Our floors are level and my living room floor now has zero crown and is perfectly level once again. They fixed everything that Southeastern Foundating was supposed to fix in 3 hours and charged me $580.00. This company was on time, spoke to me respectfully, explained in detail and shown me in person exactly what needed to be fixed and in the end charged me a tiny fraction of what Southeastern charged my family. PLEASE PLEASE Do some research and get a second opinion before writing a check to Southeastern Foundation. Or just don't even fool with Southeastern Foundation. I highly highly HIGHLY recommend Crawlspace Medic from Wilmington NC. never hire southeast foundation in clinton. absolutely the worst save your money. no support had salesman come and tell me they can fix the sunken floor. two supervisors came later to make sure salesman did it right, they said they could fix it. installer said could fix it. after job was done no differance. i shared my concern with the project manager ..not there anymore.. i have 2 main beams they put all the jacks on one beam. another installer came crawled under house came right back. said he needed to get supervisor. 2 weeks later lee comes out crawls under the house said it was not done right. 2 weeks later lee and clinton comes out said they could fix it and make it right. 3 weeks later 6 workers come out lee, clinton, supervisor, bruce the installer, and two other guys i have never seen before, go under the house and tell me i need to replace the whole floor from underneath. i have pissed away 15 thousand dollars and still no change in the floor at all. i guess all those commercials cost alot of money. ...please do not use larry janesky's southeast foundation repair... for larry read this i had my own business if i treated my customer like your guys have i would not have a business. read more

When we asked them to encapsulate the lowers crawlspace of our home, the offer was cheaper than Ram Jack and I feel they did a better job. We recently purchased a house that needed a beam replaced and a number joists sisters Along with an area of subfloor support added. I did my research and this company was the most professional with the best price. Our project manager, Jeremy, was absolutely the best. Excellent communication and came to our house several times to ensure everything was going as planned. The only reason I am not giving five stars is that they did not tell us it was common to have interior cracks appear in the walls and ceilings as a result of this type of foundation work. You can imagine the panic we felt when we saw these starting to appear. The team assured us that it was normal. Luckily it was only about $200 in cosmetic repairs that were needed. Interior damage caused by foundation work is not covered by any of these companies so that is definitely something to be prepared for. Mislead about warranty. We had our crawl space encapsulated and a dehumidifier put in. We were told we would NEVER have water under our house. WRONG! We did. We called for a service tech. Had to wait over a week. When we chose this company, we were told if we had any problems at ALL, just give them a call and they would come right out and fix anything free of charge. Water=Call for service tech=$75 charge. Tech said seams were not sealed properly by installation crew. HMMMMM Sounds like that should be covered by warranty guarantee. NOPE. Service tech said he was 99% sure he fixed everything but if we had any more problems just give them a call and for $75 someone else would come out and try to fix the problem. We were very happy with our purchase until the problems started cropping up. That's when you find out how well they take care of their customers. After handing them almost $10,000, I expect them to honor their guarantee. read more

It would take too long to describe all of the nonsense that went on before the job was completed satisfactorily.
