Please review my prior reviews. I've done many reviews in the past 10 years and this is the first 1 Star. DO NOT BUY a home from Southeastern Building Corporation. Once you sign they will argue with you as experts that every problem is perfectly normal. Meg Womack will make claims that are completely false to not honor their warranty. The city has come out and said the grading is completely wrong and needs to be corrected with 4-5 dump trucks of fill in the back yard. The latest is the plumbing under the house is running over 225 PSI. The director of operations for the utility district claims that it needs to be corrected. Meg claims that it is perfectly normal. If your pull the engineering data on PEX 165 is where it burst. You will possibly like one of their homes, but it will cost you a fortune to correct the problems. read more

Southeastern Builders of Gallatin Tn - 2 story 3200sqft home, $700k. I wish I could give negative stars for Southeastern Building Corporation. They practically own Sumner County and the city politicians. We bought a home in 2/2022, which we hoped would be our dream home. It's been an absolute nightmare. Bottom line is that our home was not built according to state codes, but Gallatin Codes dept approved everything. We had OSB shims in the crawl space supporting our home. Electric GFCI outlet outside melted and didn't trip anything. Called the State Codes and was informed that Gallatin City leaders voted to exempt Gallatin from state oversight, they just get a drive along audit every 3-5 yrs. The State can do an "electrical safety" inspection - which my home failed, but was passed by the City codes. Nail pops all over the house and cracks over 2 ft long, just a 2ft x2ft section in the house had over 20 nail pops - SEB said its cosmetic, not covered under warranty. Lack of support framing under the house (not up to codes) caused a section to sag almost 2in inside. Mold under the house bc of bad roofing and sealing. Rafters had 4-6in gaps from the ridge rafters where they cut to short and were not connected. 3 windows cracked by the superintendent to put into a home they needed to close sooner, took over 6 months to replace. Stain all over the floors, paint on carpet where they painted the trim. Part of the ballast wasn't even stained to match the other side but was sealed. Tub was cracked. Cabinets not screwed to the walls. Everyone of my floor vents I could see the crawl space dirt from inside. Front door had such a gap that when the wind blew mulch would come in. Yard drainage issue with ponding.Double garage door fell out of the track almost on to the car because of wrong install and framing. Not a single bit of quality went into the homes, the bare minimum; MDF trim, doors that are paper thin and only cost $58ea (had to replace one - cardboard and Styrofoam), LVP flooring, sticking doors, crooked sinks, holes and gaps in the brick mortar everywhere (allows water to the framing), deck not built to codes (needed more supports), electric wires laying exposed on the floor in the attic (trip and shock hazard), I-joists top and bottom plates cut through for plumbing and electric (weakened support). Even the front awning over the garage window in the front of house was 14in off center. Floors snaps crackles and pops because they pieced together the subflooring without adequate frame support underneath. The list just goes on and on. The city covers it up, the state can't do anything because it's not there jurisdiction, home inspectors can't really check in depth only what they can visually see, can't touch to move things to inspect. I had to hire a structural engineer and an inspector out of the county to actually verify all the issues bc SEB has the city and county pretty close. Hopefully you will take heed to the warning - none of their homes, apartments, condos, townhouses are safe to buy unless you hire your own people to rebuild and repair what you bought from Southeastern Builders. 4 Facebook accounts have been shutdown bc of all the complaints and bad reviews. It has taken me a year and countless hours and research to see how corrupt the system and Southeastern is. I've talked to many city officials for help, but it's like they have gag orders. Requested a meeting with the city Mayor and was denied. The only chance you have is to never ever buy from them new! Even their finance incentives and broker were shaddy, which is why we chose USBank, which beat all of their incentives and interest rate (which is where their preferred lender tried to get over on us). If this saves 1 person from the nightmare we've had, then this review was well worth the time to post. Good Luck! read more

Please avoid, Everything is great until you purchase a home.. once that happened it is all immediately down hill. For any needed repairs or ask, the team is extremely short and not helpful. Ghertner and the management team are even worse. HOA at Kennesaw farms has been a nightmare. We purchased a new build in Kennesaw, half of the items needing repaired have never been touched, and if you request help you are met with extreme push back. our new home came with new "sod" and our yard has been almost entirely dead since day 1.... SE and the Kennesaw farms HOA, Ghertner, have been the opposite of helpful. Please spend your hard earned money elsewhere. I have friends in Durham Farms, I would look there. read more

We put our home under contract in February 2021 and closed end of July 2021. We had no issues with Southeastern and what needed to be taken care of from final walk through has been addressed. There were a couple of things that because of supply chain issues took a little longer but they were completed to our satisfaction. We thoroughly enjoy our home in Watermill subdivision and our experience has been a positive one. read more

If you are looking for a builder that installs backsplashes and laundry tile, 3 times before it's right and leaves your yard with the following issues and refuses to take responsibility, this it the builder for you. Look elsewhere. - unevennes and unlevelness in the front right quadrant - gravel all in the yard in the front right quadrant - the one foot hole surrounding the utility lines in the front right quadrant - water meter boxes not being level with surrounding dirt - the ledge I have in my front yard from improper grading - leftover tire marks from when Southeastern attempted to regrade - gatorade bottles on the surface level of my yard - multiple 2x4s on the surface of my yard that I showed you - plastic tarp sticking out of my yard - wires sticking out of my yard near the fence - sloppy concrete on the side of the driveway ditch leftover - sloppy concrete on the side of the driveway near the house leftover - two holes from large tire marks not filled in at the end of the driveway read more

The review below about canceling a contract so they can make more money is true and happened in Watermill. This is a builder with no quality checks in place for their subcontractors who perform all of the work on your new house. Here are a few of the issues impacting owners in Watermill: - Waste water plumbing leading to STEP septic system put in backwards going around house at 90 degree angles, leading to sewage backing up into sinks, shower, baths, and toilets. Rather than inspect and have plumber correct, Southeastern waited until sewage was spewing out of shower drains to act. - Roof and flashing installed incorrectly resulting in water damage to several rooms. This has occurred in multiple houses. Southeastern still has not corrected all the damage at multiple houses. - Floor tile glued to fireplace surround only to fall off when the heat from the fireplace was running. - Propane connection placed under a window next to crawl space. This is a code violation and owner had to pay to resolve it. - Waterfront owners are responsible for dredging their newly installed docks when Southeastern knows the water levels will neither support a boat nor a lift. They've owned the land for 20 years so they know the water is low on this side of Barton's Creek. Don't buy waterfront unless your contract specifically documents the requirement that Southeastern ensure water depths during normal and low water periods. - Southeastern sends in their cleaning crew after buyers do their green dot inspection of flaws that need correction. The cleaning crew removes all the green dots of work to be performed, then Southeastern claims that they did all the work. This requires you as the buyer to document everything in order to have Southeastern fix it in the months after you close. - There is all around poor communication from Southeastern unless they are owed something from you as a buyer or owner. If you want to understand how Southeastern manages the building of your house, just drive through the neighborhood and look at the garbage on their job sites and empty lots. This is a builder that takes no pride in their homes and actively works against owners. There are many other good builders in this area. Do yourself a favor and look elsewhere before you spend $750k on a poorly built house. read more

Left one star because zero is not an option. Most unethical builder we have ever experienced. Started our build in October of 2020 in Watermill in Lebanon. The house next to us was built on spec and supposed to list for about $650K they ended up listing it and selling it for $999,999 plus some upgrades. Our home was smaller with no dock, but with the market going crazy, they decided to "exercise their right to cancel our contract" per a clause allowing them to do so with no questions asked. So on April 1st 2021 Southeastern Building Corporation terminated the contract with us 29 days before closing. With our home sold and our valuables in Pods we were left to scramble to extend our temporary housing and look for a new home or build at an unprecedented time. They will undoubtedly sell this home (the one we planned on spending the rest of our lives in) for considerably more than we contracted for and we are left holding the bag with no where to go. It is probably for the best in the end considering many of the neighbors in Watermill have unresolved problems with their homes that Southeastern ignores. While our home was being built we noticed tons of issues. For instance the roof was left open at the ridge in one area despite sheetrock and insulation being in place inside. Huge rainstorm came and water poured in. The list goes on. Stay far away. They had a good reputation years ago from what I understand, but they could care less about quality or doing the right thing today. read more

Warranty department fails at lack of communication, attentiveness, and is horrible at taking responsibility for the company's product; often blaming subcontractors for shoddy work or untimely deliverables. We have been waiting months after closing for repairs. Southeastern, this is YOUR product, and YOUR customer! Take pride in YOUR product and do RIGHT by your customers. If the issue is the subcontractor, find new ones, and complete the jobs promised at closing! For a 500k home, I would go elsewhere. read more
