I rented from Southern Classic for a year and would have stayed in the rental except I moved to family property and rent was cheaper. The office staff were always helpful, kind and willing to help me whenever I had questions. The house I rented was in a good location for my needs and very clean and roomy. I was renting from this company for 5 years until they decided to terminate my lease after I paid my rent for no reason I was a faithful tenant paid my rent before the due date two weeks before due date. Never gave them no problem I was 32 weeks with twins 4 days after I paid my rent I received an email about my lease being terminated . These people do not care about your well being just want your money. I cleaned that house spotless clean at 32 weeks pregnant even polished them floors and they still took my deposit and made it seems like it took 2 people to clean a 1 bedroom apt to get my full deposit. read more

They are notoriously difficult, rude, and condescending. I rented a house from them in 2016 and it was the worst renting experience I have ever had. I actually don't know a single person in Milledgeville who have had a positive experience with this company. Hundreds of dollars was taken from my deposit because of actions made by their maintenance team. There was rotting wood on one side of the carport that maintenance removed. Lied to me and my roomate to get us to send $100 money order and $45 signing fee. Told us no one else had toured the apartment we wanted and no one else was trying to rent it. The next day we were contacted saying they were giving the apartment to someone else. Now will not give us the $45 back after 2 months of asking. The staff have been very rude and in no way try to help the situation. It may not seem a lot but coming from a college student with little money this is very upsetting. read more

They have maintenace fix issues 3-4 months at a time after request sometimes. Sometimes, maintenance can seem not to want to cooperate with tenant when tenant wants to have someone at the house when maintenance shows up every time. Maintenance has still had a key to come in when has been told someone will be home. They always want tenants to park in the parking lot even though there are times when a tenant needs to just park to the side of the property to get something that was forgotten and be on their way. Tenants that live on their property have to park fully in the designated parking spot or they will get their cars plastered with a sticky sticker that only a professional can take off, luckily the professional didn't charge me, or their car can be towed. Maintenace vehilces, utility vehicles, etc. are able to park on the side of the property but not the tenants who pay to live there... The office staff did send an email a month earlier that trash cans need to be put to the side or back of the apartments at a certain date or a fee would be charged. I missed the email. I didn't see it until I got the email that I would be charged $50 because I didn't put my trash can back on the same day that the trash man ran by 7pm. It was put back the next day mid morning. A picture was taken of the trash can and everything. I still think that was too much. The trash cans are a city thing and who tenants pay to so, I don't even know how this company has been the one to reinforce the trash cans with a fee. They have never contacted me before about a trash can or the trash can being an issue. I've been living here for years.... A text, a phone call, or even a slip of paper stating that this was going to be reinforced with a fee when rent was paid a month earlier besides the quiet 1 email sent or something would have been better than how this was done. Also, when maintenance comes in sometimes they can be invasive. They can just be opening doors not knowing where they going. All they have to do is ask the tenant where is the area located that the issue is. Also, maintenance have showed up with no masks on during COVID...I had my family put on masks in our home that we pay rent for because they showed up without any on...This is just a few of the issues I've had with them over the years that I have been a tenant... read more

They are the absolute worst. They are condescending and will always meet you with an attitude whenever you bring about a concern. If you call them on the phone, April is VERY passive aggressive and rude. I cannot emphasize this enough: pay VERY close attention to stuff you get charged for because they will continuously attempt to scam you if you don't call them out. We had to do this on numerous occasions. They will say "Oops!"and fix it, but they know exactly what they're doing. They will never accept responsibility. My roommates and I were overcharged on numerous occasions and were always met with attitudes in their email responses. After moving out, they charged us for small "inconveniences" (NOT damages) to the house which they claimed maintenance would have to spend hours fixing; in reality, the inconveniences at hand were a small mark on the wall that was wiped off and the smoke detector needing to be placed back on the wall. Overall, they are rude, unprofessional, and scammers masked by older ladies who appear to be "sweet." DON'T FALL FOR IT! If I could give zero stars, I would. STAY AWAY!! read more
