I've been here almost a week, and honestly, this place is giving "we tried... kind of?" energy. They claim the bathrooms are cleaned twice a day, but one morning I went to shower and the building was closed from 8-9 a.m. for "cleaning." I walked all the way back, waited, went in... and there was hair all over the sinks. If it takes an entire hour to clean a bathroom and you still miss the most obvious thing in the room, I have questions. The showers have a tiny bench but no hooks and no shelves, so you basically have to choose between putting your stuff on the wet floor or juggling it like a circus act. And the laundry room? Supposed to open at 8 a.m. I hauled all my laundry down there, only to find it locked at almost 8:30. Nothing like standing outside with a basket of dirty clothes. Nothing like starting your day hauling dirty laundry back and forth several times. Calling the office doesn't help much either. You get prompts that don't lead to a real person. They call you back though. Not sure when. I missed that call. There are also several abandoned campers and full‑time residents with garbage scattered around their sites, which really adds to the ambiance. Overall, I liked it at first but the bathroom/laundry times are quite a pain. So unless you enjoy mystery cleaning routines, unreliable laundry access, and a scavenger‑hunt‑style approach to basic amenities I don't recommend it. Update. I was able to get into laundry room at 9am. Stopped into the bathroom before the walk back because it just reopened from being cleaned for an hour. Took pictures this time. Also I forgot to mention the bathrooms are locked with keypads during the day but propped open at night with video surveillance signs. I don't know what happens in the bathrooms and laundry they need surveillance and have to close the laundry at night but it can't be good. read more

Not sure about the RV side, but the palm side, where there are mobile homes and more permanent residents, it's a mess. Homes with junk, people staying that aren't on the lease, there is illegal dumping by the railroad tracks, it's not southern palms property, so I get they can't do anything about it, but the person who did it was staying with a resident without permission. Now he's in a tent camping and no one does anything. Felons live here, it's truly become a trailer park. when my business lease is up, we are moving. If I can't sell my place, I'm having it taken apart and hauled off. Not paying lot rent on something that's going to be hard to sell because who wants to buy into a park where management doesn't even enforce their own rules. No longer a MHP, it's a trailer park. Drug users and addicts and the police have been in my neighborhood so many times. I am a low key chilled out person, so for me to be pissed, it takes a lot. I am at my wits end with this place. It could be so nice if they would only ENFORCE their own rules. read more

I'm am camping at the Encore Southern Palms RV park in Eustis Fl. I arrived on 9/13/25. I was glad to hear that they had recently renovated their bath houses. And I must say they are nicely done. Compared to most bathhouses in RV parks these were on a 4 star level. So I awoke the following morning, looking forward to a nice quality shower. I entered at 7 am and immediately turned on the hot water in the shower as I prepare my towels and drop the shower bag, etc. I entered the shower. I found the water was cold after running it for a while, so I checked another shower. It was cold so I went back to my RV got in my little shower and took a nice hot shower. Disappointed but understand that with renovations there are often bugs that need to be worked out. Later that morning I see a maintenance man driving by in his golf cart. So I approached him wanting to report the hot water issue. I wanted management to know since the office was closed. And this was his response. "There is hot water! I was just over there! I saw a guy coming out of the bathhouse and I asked him if there was hot water and he said yes. My response, sir did you check the temperature yourself? No he said there is hot water. My response: so you simply took his word for it, and you yell at me for reporting it. It gets better. As I'm leaving he's yelling at me. I'm like whatever I'm not here to argue with the maintenance people. I later see him enter the bathhouse so I enter as well, he says there is No hot water. I said I know, I've been trying to tell you. So later I see a plumber truck parked outside. He leaves a short while after. So as I'm going to the laundry facility to drop a load. I entered the bath house to check the water temperature and it was cold. Later I see another maintenance man, a bit older with a British accent. I mentioned that I was aware that they have been having hot water issues, and he interrupted me (which I didn't mind ) and said that they do now have hot water. I said, sir there is no hot water and he snapped at me again saying I interrupted him and said that he was going to report me, and I said for what? Reporting a problem? This is going on your record he said. Unbelievable, I've never encountered a ruder staff in all of my travels. So if you go to Southern Palms RV Park in Eustis Fl. Don't report a problem, unless of course you enjoy having your head ripped off. Update, I had the opportunity to meet with management on Monday 9/15/25, regarding this issue. In addition I met the new maintenance manager, he and the GM were extremely professional and polite. The expressed empathy for my experience. By doing so, they have restored confidence in Southern Palms. I understand during renovations there are issues to work out, however customer service should always be top priority. Southern Palms is a wonderful RV Resort. We arrived on Friday evening. We were advised to call Mike on his cell phone (since it was after office hours) Mike greeted us with a warm friendly hello. He wore his mask the whole time he was with us. Mike took his golf cart and led us to our camp ground. He was very patient with helping us get backed in, in the dark. The park was very clean and well maintained. Our neighbors, Rick and his mother, were super nice. They do not have WiFi and the cable TV had poor reception. You can pick up most of the local stations with an antenna. Also, the bugs are really nasty at night and will fill you RV. This place is just moments to Mount Dora and easy to find. There are several restaurants and gas stations close by the resort. We look forward to going back to Southern Palms when we can spend more than 2 nights there. For a short stay or a stop-over Southern Palms is adequate. Generally speaking, there are no trash bins interspersed in the dog-walking areas & no complimentary dog evacuation bags, which may be why so many guests fail to pickup after their pets. We stayed in the Pines section for a 4-week period. The pond was filled with algae & dead tree debris that was very stinky. We had a hard rain one night that cleaned things up a bit but in past stays there seemed to be an employee cleaning up around the pond once every 1-2 weeks. Pines Hall has a pleasant recreational room with pool table, a self-serve book borrowing library, a tiny (child-sized) ping pong table & usually other activities like walk-fit that are run by residents. There has been some 'upgrading' of cable, water & electrical utilities but every single tree was taken down. Also, the sites are not level, but not as bad as in other Thousand Trail locations. There are Happy Hour guest nights on Wednesdays 5-6 pm when the guests are treated to snacks of a sort & a red or a white. Nothing more to say on that note. The lunches & dinners are average. The site size in our area was very comfortable. We've come here for 3 years in a row. The noise from the street is very disturbing. Some commuters blast their Mexican music, which I happen to like, or other musical entertainment, at deafening levels at any hour day or night. Then, you'll deal with the police & fire truck sirens day/night. The reason we have chosen to stay only a 4-week period is that in late February or some weekend in March there is a 1-day fair of some sort across the street at the fairground that was absolutely horrible! Neither the local police nor the SP office personnel were able or willing to contact the fair to adjust the level of noise. The noise did not cease until 1-2 AM. read more

The campground appears to be professionally run, lots of help to get into your space. The staff that I have worked with have been very nice, pleasant and helpful. Im not sure if I like the fact that the place is 95% full or not. The other RVers that I have met here have been very friendly and helpful. Doesnt appear to be any issues with that. I did learn something today that if youre with THOUSAND TRAILS, they only guarantee a 30 amp however, I was able to get a FHU with 50 Amp. One other thing on the side of the campground that we are in there is no pool you have to cross the highway. I would stay here again for sure. read more

Lost my paperwork and deposit. it seems to be undergoing new management, however, I'm not sure there is anyone in charge. never once return my calls and when I stopped by, I was always told to come back my paperwork hasn't been reviewed yet. Laundry and bathroom were clean and excellent. People at the front desk were friendly and helpful. They pack you in like sardines and sites were very cramped. The pool was small for such a big park. They do have a lot of activities. I gave them 4 stars on the activity's and clean sites and restrooms. Very quiet and peaceful. We will return. read more

Advertisement says it has a dog park it does not. If you dig needs to "run" there is no place here to do it. My dog is on an arthritis medication that requires aggressive activity after medicating. No refund if you have to leave read more

I loved this Resort from the very first moment! There was a settling quietness, a feeling of safety, and a feeling of belonging and community from the get go. There is also a feeling of competence - from the very efficient and competent desk/office management to the staff who are always engaged and busy with maintenance and improvements. Wonderful hard working knowledgeable people like these are a true blessing - and after a personal power-out, I found them to be available and cheerfully helpful, day and late night. The lots are spacious, generous and well appointed. The entire complex is nicely mowed and well kept. Best are the residents, full time and temporary. They are handled nicely by the helpful staff on arrival. There is a friendly settledness and a feeling of neighborliness every where. Dog lovers in abundance with leashed pets lending to a friendly greeting as they pass by. Sports are available- Bocci and Shuffleboard in my area- they have the cleanest and best courts that I've seen anywhere! Card bingo on Saturday's, music and dances, three clubhouses, pool, taco Tuesday and Movies are just some of the activities! Mostly I just love the feeling of being around nice people and feeling at home! read more

I'm not even sure where to start with this campground honestly. It was awful! To start off, this resort should be a 55+ campground because everything here is directed towards 55+ anyways. The staff are beyond rude and the older members who stay here aren't any better. They all complain about the younger crowd and kids who come here and trust me, there are very few of us. Not to mention, no one is friendly at all. Some people seem friendly but you can tell it's very forced and fake. Like please, don't be fake to me. It's rude. There's nothing to do here besides bocce ball, shuffle board, the pool, and a hot tub. All the events - bingo, lunch, dinner, etc all cost literally an arm and a leg (and you don't even know it's not free until you're already there and told it costs because nothing in the flyers, calendars, etc indicates there's a cost), younger people are blatantly made to feel unwelcome and are treated badly, etc. It's awful. Don't even get me started on trying to use the community fire pit. Some staff says yeah, anyone can use it! It's for the community! Then the owner comes out and says no. No one can use it unless you have 10 to 15 people and it's been an approved activity event. Fire must be out by 9pm. The staff in the office says something entirely different. And I mean, whose paying for the wood for this community event that I have to hold just to have a fire because this campground doesn't have fire pits on any of the lots. Since all the other community events cost an arm and a leg, can I charge everyone who attends my fire for it too? No. I'm sure you can't. Completely stupid. Continuing to the pool, it's in need of repairs. The hot tub is under filled so there's not enough water in it for the catch filter to even get water. So the hot tub is filthy. It's filled with what looks like dissolved oatmeal that just floats on the surface of the water. It's absolutely disgusting. We also learned 4 days into our stay that you're required to have some sort of wristband for the pool. We were never given one with our check in stuff and apparently we were supposed to have gotten one and it was never mentioned, etc. It just adds to the disorganization of this place. Moving on to the general look of the park. There are a LOT of full timers here who live her on a permanent basis or at least leave their park model homes here permanently. The rules say that RV and lots should be kept neatly, etc but most of the park models that are here are absolutely dilapidated. One had a tarp on its roof, another had not one but 2 mattresses and a couch sitting outside of it, many are filthy, covered in overgrowth, and just looked like run down or abandoned he'll holes. It's got a real trailer park feel. A lot of the lots are torn up and muddy. When we arrived (after hours) we were not given a map, list of rules, or the bathroom lock codes. Even though several staff members had to come out and help us no one informed us that the bathrooms were passcode locked and that we needed a code. When I said something the following morning when we FINALLY got the code, the staff made it seem like it was OUR FAULT we weren't given the code and that because they don't do tent camping they figured we'd just use the bathroom in our RV. I wasn't aware that all RV's had bathrooms. I know that some pop-up campers most certainly don't and with how many people use the bathroom for showers and bathrooms daily, apparently a lot of people need these facilities. So to assume I didn't because (allegedly) all campers have full bathrooms is ignorant. Then to make a fight and debate over how they weren't wrong in not making sure we had this info was even more rude and inappropriate. It wasn't a debate. We should have been given this info RIGHT AWAY regardless if we were in a tent, RV, cabin, or whatever else! This should have been immediately provided. The men's bathroom has a urinal that's out of order and this is indicated by a cardboard box placed in front of it. This urinal has obviously been out of order for quite some time as it's COVERED in filth and dead bugs. The men's bathroom is filthy and grimy. The women's restroom has a major leak behind the first two stalls causing a constant flooding on the floor in the first two stalls. The third stall is out of order. To my final point going back to why we had several workers out after hours when we arrived. The first was to help us find our lot. The next was to inform us that someone would be checking into our lot in the morning and we could move now or tomorrow. At that point we chose to move that night at which point we were given the options of lots 87-89, none appeared to have power boxes. 88 and 89 were in the front yard of someone's park model trailer and the homeowners parked on 89. So we demanded different lots. We eventually settled onto 91, which had power but we did have to buy an adaptor just to get power because it was 30 amp only. read more

This is our first visit of what will become part of our routine, the park is well kept and the staff is friendly and accommodating. They send assistance to get you situated in your site which is nice. They have lots of activities and plenty of on site amenities for recreation. Would be nice if they had more trees for shade but otherwise it's been a nice visit. read more

The RV sites are very small, the electrical was iffy at best, there is no playground for kids at all, the pool and spa close wayyyyy to early, but by far the worst part about this campground was the staff they are some of the rudest people I have ever met. All in all it's ok to park there but there isn't much to do at this campground unless you like to overpay for bad food or watch TV in your camper. The annual camper section is disgusting and full of drunks constantly fighting and arguing, saw CPS/ social services show up there a few times. Some poor guests bought a semi a semi annuals stay there, got put in the dump of a annual section and then park refused to refund they're money or enforce the rules and talk with the other annuals, the workers in fact showed up later talking and making fun of the poor lady that was complaining to the people she was complaining about. Oh and the street traffic is right there running through the center of the two campground sections, it's loud and obnoxious all night. read more

When my parents moved to Southern Palms 20 years ago, it was quite nice. However over the years, management has let the park go to seed. The crumbling pool and patio area went unrepaired and now weeds are growing up everywhere. It has not been functional in many, many years. Most folks who truly care about living in a nice neighborhood and can afford it, are moving out. No amount of questions and complaints get answered. It's really sad. Do not move there unless you check it out in person first. You will look elsewhere quickly. read more

2nd season here as snowbirds from Canada and absolutely love it here! The office staff, maintenance staff and cooks are all amazing & so many activities. Weekly breakfast, lunch & dinner, Taco Tuesday, Happy Hour Wednesday and a WEEKLY Saturday night dance with live bands. Not to mention bocce ball, shuffleboard, various card games and Bingo! Heated swimming pool and hot tub here in the Sun section. We have been snowbirds since 2014 and this is the most fun and BEST VALUE for our money! read more

We got a premium site on the other side of the road. 825. It is all grass. No concrete pad. The sites are about 24 feet wide and 60 feet deep. The water pressure fluctuates big time! Bring a regulator! No picnic tables either, they are only for snow birds, so be sure to bring one. There is no pool on this loop either. You have to cross a very busy highway with a crosswalk in order to get to the main loops with the pool. Remember the game Frogger? Don't let your kids cross alone. There are no flashing lights for the crosswalk and trust me, people DO NOT stop for you if you are in the crosswalk. The hot tub smelled terrible and the bubble jets didn't work. The maintenance guy said that the pump overheats. OK, so get a new pump!!! There are a lot of over 55 people here and most are annoyed with kids. This isn't the parks fault, this is just the type of people this place draws. And the photo on the brochure? Ya, very misleading!!! That scene is nowhere to be found! They have a little mosquito infested, baby alligator fountain like pond. There are NO bike paths or sidewalks to ride your bikes into town. We will NOT be visiting this park again. read more

We have stayed here 2x now and both times have been awesome. The staff is super friendly and accommodating. The only down fall is if your site is across the road from the main office. The sites themselves are wonderfully spacious there but say a prayer before you cross the road. My husband was nearly run over by a white van while he was in the crosswalk and then the driver had the nerve to flip him off. Lots of fast moving traffic on the road dividing the parks. read more

Walked and in spoke with some residents on in office, they were all happy and i met Gerri the activity manager and she is beyond amazing. I was invited to line dance every M W F and Gerri spent so much time with me and answered all of my questions. A few days after I hosted an event in Eustis with my work and I ran into many residents that just raved about how wonderful the place they lived was. They all were wearing some sort of Southern Palms apparel. I look forward to spending time with all the residents. I also met other locals that were ready to move in after I talked with them!! I am just in love with this place and all the people!! read more
